Same! Thank God I got out of the rental business years ago. Never again will I become a landlord. I'd rather my properties sit empty than renting it out with the chance of it being damaged and trashed. These bad renters are making it hard for good renters to find a reasonable place to rent.

Once we get a judgement for collection, we will levy your bank, garnish your wage and possess your assets. Oh since you sound stupid, the judgement can be extended every decade. Your credit will be ruined forever. Ordinarily, if it is only a couple of thousands, it is not worth it. Remember I said it is now easier. The jurisdiction for the small claims court has been expanded to allow higher judgment. And the proposal is going through the Congress to enable landlords to go after the deadbeats even more effectively. In many ways, your life will be over unless you negotiate sincerely with your landlord. Don’t game the system. You may be able to ruin your landlord, but it is going to come back to you also. So do the right thing.

Doesn’t matter how many background checks you do. 2/3 renters in my experience are like this. Even if you spend more time and money fighting them in court... these guys have $0 to their name and usually work under the table so wages can’t be garnished. Renting individual houses is horrible

Sounds like a recipe for a future where only slumlords can afford to rent, because it’s too risky for the average person to possibly not get their money back, plus front costs for extensive damage. We treat our landlords very well and care for the place like it’s our own, in hopes of having our own properties someday to rent to someone else who will also want to treat their living space well.

If people are struggling then they are just bad with money. The extra 600 a week for UI, Multiple Stimulus Checks and bill collectors willing to forego payments for months at a time. The only ones getting the short end of it are those who don't qualify for relief or own a business. I see socialism being implemented at a snails pace. Well...landlords and businesses themselves can not report a debt to any of the credit bureaus. They have to hand the debt over to a collections agency first. Collection agencies are the only ones who can do so.

Along with getting a judgment on a renter, renters get a paper that list all the ways to get out of paying. My aunt had several cases and large sums lost trying to collect.

That’s one of the reasons why rentals where I live are rapidly converting into Airbnb businesses. Owners are making lots more money with short term rentals and there are credit cards on file for any damages.

We have a rental home in Vegas. We have had a retired lady in it for probably 10 years now. She keeps the place immaculate and promptly calls with any issues. Yes, she’s a little picky, but she pays the rent on time religiously. We could hike the rent on her, but since she’s been no trouble to us, we figured why bother. It’s a crap shoot, even if you use a broker, as to the quality of the next tenant.

Yes they can. I got about $4000 out of an evicted tenant after I put a lien on his credit. However, it took 10 years since my atty failed to put the lien initially. Otherwise, it would have taken a year or two. The tenant wanted to buy a house and had to pay the $4000 before he could do so. 😆

There needs to be a class action lawsuit against state and federal governments for the moratorium. The government can't tell me the landlord that I must dissolve a contract that I have with my tenant. If the government stepped in and honored my tenants portion of the contract that is one thing, but they have no right to tell me I must take the financial loss with no recourse to get compensation. There are many people who needed the moratorium because they truly couldn't pay rent. I wouldn't evict someone who I knew was struggling during the pandemic. However there are a vast amount of people who abused the moratorium and just refused to pay rent while still spending money frivolously and working.

The judgement is really ugly for the deadbeat tenants. It allows bank levy, wage garnishment and assets possession. And the judgement can be extended indefinitely every decade. It is uglier than 7 years of eviction record. The credit is ruined forever. They can’t buy a car, a house or get any type of loan. If you are stupid, it is pretty tough to live in our world.

I only rented once in my life for like 3 months. When I moved out, I cleaned everything including the fridge, stove, bathroom, toilet, vacuum etc. I even went to Home Depot to buy the sealer to seal up their bathroom. I want every penny or deposit back. I guess some tenants now have different mentality.

I own several rental properties in the valley. Not once in my 20+ years renting properties have I had such issues with tenants. I choose wisely my tenants, and my property manager must check property inside out every 6 months under the cobtract, lastly I ask for 3, 4 months worth of rent as security deposit.

When I moved, I rented my old house. People would pay rent for a few months then live there a few more before they could be evicted. Its become a way of life. They always trashed the place so I had to take time off to go there and fix the damage they did which usually cost more than they paid in rent. Then the next tenants did exactly the same. After five tenants in three years and countless weeks making it nice for the next ones, I just sold cheap and its someone else's problem now.

I worked with a church that offered emergency housing to families in need. One family tried to steal the fridge, couldn't get it through the door, and took the fridge doors instead, so the church would still have to replace the fridge. They cut cords, ripped out fixtures, and filled the toilet bowl, and left a stick of butter on top. They were pigs. They caused over $5,000 of damage and, even though $1,000 dollars of damage to church property is a felony in our state, the cops refused to take a report and called it a civil matter.

Two other pieces of advice. I don't recommend doing air bnb and also, choose decent working tenants from the beginning. You can do this by using websites that will screen the tenants for you. If the tenant has good work history, good credit, and not a bad criminal history, this will help avoid these types of problems as well.

Like she said, these people were non problematic until the government gave them an excuse to not pay their rent. This happened to me with a six year long “non problematic tenant.” He literally quit his job and stopped paying rent for 14 months. When I was able to evict him for other violations, he trashed my apartment before leaving out of pure rebellion.

Our little town hasn't been hit as hard with some of the losses of bigger cities but that hasn't stopped people from milking the system dry here. Our HUD or section 8 housing used to have a six month to a year waiting list now it's two years. It's sad for the people that are disabled or elderly because you have full grown capable adults sitting on their asses sucking up the "free" stuff not even giving a damn the somebody is paying for it, just not them!

Been a residential landlord before, I have to tell you, it's a constant stress. either no payment or house been destroyed or both to the point I felt it is not worth it to invest in the residential houses any more. You can do so much with credit checking and people just changed overnight, sad sad and sad. Good landlords dealing with terrible tenants and good tenants ended up with terrible greedy landlords. I truly do not understand how this world had become. so so lost! Once you are lucky to have a great landlord / tenant relationship, appreciate each other.

You got off easy. I was knee deep in trash. The tenants were urinating on carpet and had caused an explosion of German roaches by leaving rotten food while we were going through the eviction. They were coming and going for 60 days before the sheriff showed up to finalize the eviction giving them ample time to damage the home. I sold it and every time I see a homeless person I think of how badly I was treated and I simply have no heart for them. My tenant was so nice and clean and polite when I rented to her then she turned into a complete wich and destroyed everything. My total loss was 60 k . And the courts in California could care less.

It happened to my family back in 1974 - my Parents rented our home for 17 months. The contract had a start and end date. We had moved out of the state for my Dads job. We knew the dates so to help pay the mortgage. Mom made sure they understood that there would be no renewal of the contract and that we will be back by a certain date and need to move in. They agreed. 15 months out we heard that they didn’t want to leave. Mom sent an eviction notice giving them 60 days. My Aunt who lived near by went to court for my parents to get a court order eviction letter and had cops on stand by. The cops told them they would be there on that date don’t be there anymore. So they took 30 days to move and trashed the home. It was brick on the outside. It was rubble around a house frame when we got home. The lighting fixtures gone, no oven or refrigerator left. They didn’t have renters insurance and our home insurance didn’t cover renters damage. My Dad and Older brother learned how to lay brick.

She needs to make sure her ex-tenant credit gets scar like crazy because no landlord deserves this kind of treatment. Not all landlords are rich and probably struggling more than tenants because they are still responsible to pay bills and maintenance. Whoever her ex-tenant is, shame on you.

The wealthy homeowner claims that it was all so unfair yet she sold the house, pocketed the proceeds and has a nice warm home to go to. The renters were not so lucky. No one knows their side of the struggle and the story that goes along with it. They paid that lady for 5 years and probably lost their job due to the pandemic. Now what? 2 sides to every story..

This is so TRUE! I got no rent for MONTHS and could not evict via court. I ended up having to talk a tougher game then I could actually do to get these folks gone and when they left.... they left with no notice, broken windows, broken down car in the yard, abandoned 2 dogs in the basement and only about 5 blades of grass left in the small yard. Once I got them out I moved back into this home to and fix as I go. I'm not a rich person... Just trying to invest and make the best moves.

Thats why I will never ever rent out anything to anyone, some folks just have no respect.. There's a good reason why some folks just dont have anything is because they just don't give a shit or have made bad choice after bad choice to the point that no one will rent to the folks who do shit like this and end up on a do not rent list (which exists through social media platforms, Lexis Nexis, Transunion's "TLO" and Experian's "bullseye program").. So I hope this woman gets a judgement against them, that will follow them for at least 7 years on their credit reports.

The back rent is a civil matter, and the tenants lived there and paid rent for five years uninterrupted before the moratorium started. It's called "regular wear and tear", and the amount acceptable in civil courts becomes more substantial with every year that the landlord doesn't have to worry about a vacancy and finding a new tenant. That doesn't even look bad for one year of tenancy. It looks like it was pretty much all covered by what a normal landlord would ask for security deposit. It's Vegas. A lot of people who like to party work there as bartenders and stuff, and they were able to afford rent before COVID.

$10,000 in damages? You need to find a "Chuck with a Truck " on Craigslist and he will put you back together for $1500. I have 8 houses in the ghetto and I could only wish that my house had cigarettes in the toilet when a tenant moves out. You need to stop having rental property 1000 miles away where you have no idea what is happening and get a house 20 minutes away so you can keep tabs on it.

The concept of actually selling a property to get a renter out is catching on. Several sales in Colorado that I have knowledge of went smoothly. The freeloaders were out quickly. Then the property sold back to the original owners. It costs surprisingly little.

The hell with the tenants who are abusing those moratoriums. Land-lordship is a business. Not charity for tenants who cant afford to make rent. If you lost your job and cant pay rent, move tf out immediately. Downsize with a friend or some s^%$. Put your s%%# in storage. Dont try to live somewhere rent free or trash someone else's s%%# because your b^%#$ a&^% is facing an at fault eviction
