Hola Brighton. We stayed 3 months in La Paz last winter into Spring and rented at the Condos Salvatierra. 2 blocks back from the Malecon. 2 bedroom 3 bath, huge 4th floor location. Views like crazy. $ 1,100 per month. We paid for electricity. $25 USD for the whole 3 months. There are great options all over town. We love La Paz because of the Locals to Tourist ratio. Never heard an unkind word or had a bad experience. We'll be back in April. Saludos.

For everybody that is thinking about moving to La Paz, take in consideration that WE DON'T HAVE WATER, I live right in downtown La Paz, and we haven't got water for the last 4 months, although for those prices (and those locations) you will never even know that there's a problem, next door I have 2 foreign neighbors that moved permanently here, and we were talking the other day about how bad it was, and it doesn't matter how many phone calls and reports you make, the situation haven't changed, I'm not saying don't come, just beware.

I'm hoping to make a video about the water situation in La Paz. But I haven't found a good expert to interview... I want someone who is knowledgeable but not biased (so clearly not the government or the environmentalists.) Are you saying SAPA hasn't delivered water to your house for 4 months? That's really uncommon. I've heard of water outages that last weeks (with residents needing to buy a tank truck of water to fill their cisterns) but I've never heard of months. Which neighborhood are you in?

Hi Brighton. I dont see the link for the realtors or info. How do I reach the realtor that specializes in El Centenario? We are going to La Paz in 4 weeks to look for rentals. We plan on renting for 6 to 12 months and plan to purchase at some point a pre-contruction so need at least a 6 month rental. We are looking to rent for 1000 to 1500 US. Great Video, La Paz certainly has a lot to offer. How do those beautiful homes and condos in the gated communities deal with the power outages? Do many of them have a generator or backup power supply? Also what do they do about drinking water? Do many of them come with water purification systems or filtration devices, or do they just buy bottled water? I enjoy your work, Fred from Las Vegas.

Fred - sorry for the delay. I've tried finding an answer to your question, but I haven't gotten one. Some have their own water / desalination plants. But I couldn't find anything about backup power. The higher end homes tend to have water purifiers but many of us buy 5 gallon jugs of water for about 75 cents.

@@cardiff1823 La Paz and all of BCS has always been expensive. More expensive than the mainland. It is more expensive to get things. My father fell in love with its pace and at the time (early 70’s), there was a lot of work. My mom’s family loved it as well and stayed from Monterrey.

There’s definitely a section of La Paz that seems like Cabo, but most is still “Mexico.” But everything is more expensive - it’s like living in an island. Shipping adds to the cost of most things.

Just an FYI, I did watch to the end of your Vlog and understand there are much more affordable living arrangements to be had! I love seeing all the high end places, even though I'd never be able to afford those prices, but a girl can sure dream! I'm just sad to see the gentrification happening in so many areas of Mexico. I'd love to see you Vlog about it sometime. What's really sad to see are the locals in Puerto Vallarta and many other tourist/expat areas being priced out of their homes on and close to the beach, and having to move into the slums the tourists never see or even have knowledge of. Many of these neighborhoods (PV for example) have a wall built around them so no one can see in. Just my humble opinion, but the expats who continue to pay the ridiculously high prices really hurts the Mexican Nationals when it comes to acquiring decent housing, food for their family's and living the quality of life they deserve and used to have. Minimum wage did go up by approximately 23% this year in Mexico, but that's still only 173-260 pesos a day, depending on whether they live in the Free Economic Zone of the Northern Border.

I’ve been doing a bit of research on gentrification in Mexico. It’s complicated and much worse in parts of Mexico City. 85% of Mexicans own their homes, so that helps to keep gentrification down. So big cities and tourist towns are hit the most. I just read about how overtopping by gringos is contributing to gentrification. It’s a complex topic, but worth considering for a video

The problem of the high prices, are those who purchase at lower prices compare to US prices, but higher compare to prices in Mexico. Sadly this brings up prices in other areas. Also, once the expats rent their properties, they rent them at higher prices for US residents or Canadiense. All these begins a price hiked on other properties which hurt the normal locals. My hope is that government regulates these ridiculous prices and tax the non locals with an extra taxes.

Awesome Brighton. I'm from Beaverton by the way. Love La Paz and speak Spanish since I lived in Colombia and Venezuela for several years in the 90s. I am in Utah and will drive Baja for a few weeks (camping, etc) Then settle into La Paz some where. Looking for a decent area that is cheaper but with parking. Any thoughts of what part? I don't mind outside of La Paz either since I'll have a SUV.

Brighton I think you are comparing prices to the us west. In the south equivalent properties are not that much even in high season with snowbirds. I have 4 in different areas with great amenities 3 -4 bedrooms homes not close to that price , gated and we include all utilities etc. To clarify mine are single family homes not on top of each other like condos for perspective. Any way I want to move some where near the water or view but avoid hurricane damage. Thanks!!!

True- I live on the US west coast in a "cheap city" which is still move expensive than the SE US. Most people from the US moving to La Paz are from the west coast though. And the properties (especially at the beginning of the video) are on the higher end of the price range. I need to find a way to do a video with rentals that didn't involve an agent/concierge service.

Hurricanes happen in La Paz, just less common than in Florida. And global warming is probably having less impact on hurricanes that hit the west coast (they aren't sitting over really warm seas gaining strength like they do in the Atlantic or Gulf.)

I have never been to the west coast of Mexico but many times have visited the Gulf cities. ( My daughter lived in Mexico for a year, she did spend time in PV and loved Santa Cristobel.She visited friends in eco villages too ( her major in college) She even adopted una gato de calle. Most of the higher end apartments have AC. It would be hot here without AC in at least one room. I think everything shared in this video would require a car. But there are condos downtown that would not require a car and are also pretty nice. Anabelle could probably find something to fit your needs. She said that elevators are common in these nicer places.

@dovygoodguy1296 For me, when I've been here in the summer, it hasn't felt as muggy as when I lived in Atlanta. I was sticky all the time in the ATL. In La Paz, there is usually a breeze in the summer, so that helps. Also, I live on the water so that helps. Downtown is on the water, so that may be a bit cooler. And pools. People definitely enjoy their pools in the summer.

There were areas that got hit hard and areas that were up and running like normal within a few days. Most areas (PV, Bucerias, Sayulita, etc) bounced back really quickly. The big problems I saw were from rains causing flooding in low areas a bit inland.

From what I've seen San Pancho has gotten to be a bit on the pricey side. Have you looked at Barra De Navidad and Melaque? Both are approximately 51-55 kilometers from the Manzanillo airport.

Having owned a property management and real estate company, they will always carry the most expensive units, purchased my foreigners that want to rent out for the short term. That house in no way would be $3000-4000k for a 12 months lease. Typically the price SHOULD drop 30% or more.

Many more people do the groundwork themselves and find something much more local for much less money (like y'all.) And that's why it took me so long to finish this video - I shot all the high end options and I needed some way to show the low end options - but that's a lot more work!

These are the higher end options that come with a management company. I'm working on a video about rentals where people walked the streets and found much better deals working directly with private landlords.$500-1000USD a month is more common in those situations.

Yup - there are much less expensive places available. Just consider whether a place is furnished or not, full year lease or part year, whether it has an ocean view, has a responsive manager who speaks English... and comes with a golf cart. ;-)

I'm assuming you are talking about the beginning of this video. It may be ridiculous for you, but there are clearly a lot of people attracted to this type of living. I'm in the same boat as you though - I wouldn't pay $3500 a month to live in Mexico. The golf cart benefit is nice tho...

That's definitely on the higher end of the market. But these are typically leases for less than one year. And furnished. And with an ocean view. And 4 bedrooms. And with a golf cart in a secure area with an infinity pool. I'd love to hear where I can find something like that in California for $3-4k per month...

Many of these places are higher priced, but there's no way you could touch something similar in the US for the same price - at least not on the west coast. Those aren't my style, but lots of folks want to live a more posh lifestyle than they could afford in the US. But that's why I ended the video with much less expensive options.

Enjoy your videos. I've lived in Mexico for the last 10 years. I am a naturalized citizen. Just sold my Mexican house this week and I'm renting in an area outside Mexico CIty. My rent at the moment is 30,000 pesos. I sold my house for 11 million pesos. So that is roughly the money I have available for housing. I have a car - but would initially fly to La Paz. My wife passed away in 2021 so I am now alone BUT I HAVE THREE INDOOR CATS. Would that be an issue in renting in La Paz ? I would rent 6-12 months while I house hunt (or maybe build). I do not want to live in a crowded area. I do not want to hear weekend cantina music. I would prefer to live a little further outside/away and drive to shop and visit restaurants. Is crime ever an issue ? Do communities off the beaten path have security ? Do they need it ? I would prefer to be able to walk on a beach every morning. I would like to have a view of the bay from my living room in a one story house with a larger foot print (maybe 3 bedrooms). I don't need a pool but a spa might be nice. How is the internet ? Outside the center of town do houses have septic / cisterns ? Will I find what I am looking for in La Paz ? Can anyone throw out some areas / communities I can start to focus on ? Thanks.

I recommend reaching out to Anabelle www.lapazbay.com/ or Bev Durvin at bcshomepool.com/ Bev has houses in El Centenario and Comitan, which may be more what you're looking for. There are not a lot of places on the beach in La Paz. You can get a first floor beach view from the hills, but then it's a bit of a walk to the beach. Comitan has 2nd floor beach views and is walking distance to the beach. And it's pretty quiet. Some communities have security, but it's not common / necessary. Good luck to you in finding your perfect next place!

The “easy to rent” units are more expensive. But if you get an Airbnb for a week or two while you look around, you can get a better deal. Check the end of the video if you didn’t make it that far.

Jesus compare these same houses to ones you can rent in South American countries that look nicer for 1/6 the cost. My family is from mexico and these are clearly gringo priced accomodations. Yes- these are geared towards gringos and wealthy Mexicans. The ones in the beginning of the video aren't may style, but just like it's a lot more work to rent a cheaper place, it's a lot more work to make a video about them ;-)

When looking at a decent retirement area in Florida (Venice to be exact) in 2019 and part of 2020 prices were still somewhat affordable. Not anymore, at least not in my budget range. I finally gave up on that idea. Checkout Mazatlan. Prices have gone up there also, but rents are still quite affordable within walking distance of the beach. Groceries and eating out are also very affordable in Mazatlan, plus there's a plethora of things to do and cultural events to attend. And the fish and seafood is amazing! You can get 2 swordfish steaks at the fish market for 5-6 bucks.

@@AlmostRetiredinMexico, if you take the ferry over to Mazatlan be sure to book the suite for the night if you can, and bring some good eats (the food is less than desirable on the ferry from what I've heard from other KZbin Vloggers). It's a long, almost 13 hour, rough ferry ride from La Paz to Mazatlan. You might also consider picking up some good motion sickness meds at the Farmacia in La Paz before you go, or just take a quick and affordable non-stop flight from La Paz to Mazatlan and back instead. Can't remember the name of the airline but it's a Mexico airline.

"Gringos" is a pejorative. Its kind of funny now and then, but ex pat or Americans, or Canadians is probably a better way to refer to people. It would be like us in the US referring to Mexican nationals as "Mojados" or something else demeaning. I get being self deprecating and all, but repeating that negative name over and over isnt a great thing.

Many people are also opposed to “expat” as it implies superiority, or “American” as it excludes all the other people who live on the American continent. It’s difficult to find a word for people from the US that isn’t al least 6 syllables long…

Could be German ex-pats, Japanese ex-pats, etc. Gringo is often prefaced with the word "pinche" gringo is not a nice name. I love Mexico, and will be buying a place there soon. I'm just opposed to negative labels on any people.

@AlmostRetiredinMexico Amongst the people I know in Mexico, Gringo is not seen as derogatory unless it has "pinche" in front of it. And that is very uncommon. The rental units at the beginning of this video are commonly rented by high wage earning Mexicans (often from Mexico City or Guadalajara) or gringos. But if you watch til the end, I talk about units commonly rented by gringos. Nothing on my channel is geared towards the average Mexican.
