Boy, are you guys young!! At 72, and living in an 84 year old house, glazing compound is my friend. I redid every single window in this house. I have 12 over 12 and 6 over 6 double hung sashes. I stripped every one of them down to bare wood, reglazed them, primed and painted when we bought the house. You apply glazing compound with a slender, metal putty knife. It takes practice to get good at it. It is oil-based and needs to dry before painting. It also helps a lot to coat the rabbet with linseed oil before glazing.

I grew up in an 100 plus year old house in Ireland. I remember removing sash windows to fix broken glass. I’d cutting the glass and use linseed oil putty to hold it in place then wait for it to dry before repainting it. Fun times, I was only around 10 but I got hooked on fixing things and am still at it 40 years later

In UK it’s called Glazing Putty. You press it in between the glass and edge of the window frame. Once it hardens you can paint it. If the glass pane smashes you can remove the putty and reglaze rather than remove wooden beading

You guys are something else. Glass was held in the window sash with glazing points and then sealed with glazing compound. When painted, the paint would overlap the compound onto the glass to seal the compound against water infiltration.

I know!! My Dad showed me how to do that back in the mid 1960’s. He said I did a really good job-for a girl😂. Actually I did so well, I got to help out a couple of my uncles do theirs. My little hands could really work the glazing compound into the corners and I had a good grip on the points.

This project has really made me realize how much more time goes in to accommodating things when renovating. I wonder how much a new build of the same size would cost in comparison?

I would love to see Perkins Brothers give an estimate of like for like from slab or foundation up . . . But include pertinant permit costs, which in my neck of the woods might make this time and material consuming remodel the more cost effective option.

Different country chiming in: if what's built does not fit into the community development plan it may only have a hereditary right to existence. So tearing it down would void any right of it's existence. Renovating it is fair game, but you're not allowed to add or subtract anything to the outside structure. Just my theory of what's going on here as it is surely nonsensical financially to renovate.

Depending on how good the roof and foundation held up, a build like this would take 2-4 times less to build new. If the foundation and roof are still good then it could be about twice the cost to completely gut and remodel. If the foundation and roof are bad then more interior work would need to be done and it could cost 4 times as much to remodel. Remodel is also slower work so the labor goes up. But with a remodel most of the utilities are already in place, plumbing lines dug in and duct work ran. They may need updates but anytime you can avoid digging is good

In this case where the building is so small and in such poor condition the labor cost to correct all the problems is more than the building is worth. I sure the end product will look great but it's still on an old foundation with issues. If you step back and think about it 5 years down the road the extra money to do it all from scratch would have been well worth while, at least in my opinion.

YES GLAZING, I was 10 yrs old in Houston, Texas when I glazed my first window, I would roll the glazing puddy into long cigar shapes then use a putty knife to press the glazing against the glass and frame at 45 degrees.

The glazing process for windows was still being used well into the 70s and 80s. Most houses were also equipped with storm windows with screens. As for fasteners holding the windows in place, dont forget the interior trim also helps with that. We used 3 12 d nails on each side thru the brick moulding on the regular windows with 20” high sash. Window size was determined by glass height and width, not overall sash size. Most lumber yards supplied the windows for builders, and the assembled them in their millwork shop. If you look closely you will find small metal triangular shaped things called ( sprigs ) which were used to hold the glass in place untill the glazing compound was installed with the palm of your hand, and leveled out with a ( putty knife ) not a small trowel.

Linseed oil putty was used to hold the glass into the timber sash and form a paintable seal. It dries out and falls out eventually.

I've put glass into frames using putty, until double glazed units became more widespread. There are special shaping tools to ensure the putty looks nice and even. Making me feel prehistoric as I've still got some special glazing tacks that only have half a head. Take care and be safe 🔨🔨🔨🔨🔨

I live in Massachusetts and our code doesn't allow a free pour footing.the theory is that w a sono tube the ground is allowed to heave w out lifting the footing .looks like a fun little project

Glazing compound, the old stuff, is linseed oil and whiting (calcium carbonate, aka chalk) with "stuff". That glazing is so old it was probably mixed on site from raw ingredients. It might even have some white lead in it.

In the Uk traditionally linseed putty was used for bedding glass in and forming a 45 deg fillet which together with a few glazing sprigs, or tacks, was how glass was fitted and retained. Always dried out, cracked and let water in around the glass and rotted out the frame. Thank goodness for UPVC glazing😊

I remember watching my dad put in new window glass using putty. I can still smell the linseed oil that the putty sat in. Dad used a putty knife.

I recently started remodeling an old 20x20 shop on our property. Wife needs an office. I had to rework all 8 windows and 2 door openings in the place because none of the headers had jack studs under them. Also vaulted the ceiling by sistering new 2x8s to the original roof rafters and added big 2x8 collar ties about a third of the way up the height of the roof from the top plate of the walls. Love yalls work!

This gives me a great idea for my own house, built in the 50s with similar sheeting boards. Just go over it with ZIP sheeting. Way better than the felt paper or tyvek.

I came across many windows that were hardly held in. He reminded me that glue back in the day wasn't synthetic and might have disintegrated over time. This might be why those windows were hardly connected to the house.

yes its glazing compound, put the glass in and backfill with a puddy knive and perhaps some brads to hold glass in place. works fine.

They also used little tiny triangles of thin metal call glazier's points to hold the glass in place while applying the glazing compound--just kinda lay them on the glass and poke them in a little with the putty knife

Did you guys really just discover glazing compound? I reglaze windows all the time. There are also metal glaziers' points holding the glass before the compound is applied, which is a minor skill in itself. Sawing through a window though, that's a special kind of skill. 🤣 The house is looking great! 🔨🔨👍

Right you are brothers, it’s often called glazing compound. They use a putty knife to creak that 45° line, and then paint it. Single pane, old school. Time for new.

I'm glad you guys are the ones fixing that little house. I'm certain there are other builders who would have cut corners or let things slide. On an odd note (on brand for me), I can look at a man with graying temples or silver in his hair, but if he's younger than me in any way he will read to me as *much younger* than he actually is. I'm pushing 60 and nearly all of you look like kids to me!

32 inch door that's what's on my old house on the back and my windows. They're all glazed compound, but my house was built-in 25. That's 1925 Sounds like you guys are getting some experience with old built homes, After this, you guys are coming work on my old house. That would really blow your mind. WOW!! Nice little place but I think I would have started by tearing it down and rebuilding from scratch. Great job at shoring up!! They also used glazer points to hold the glass tight before applying the glazing compound. They were a very small metal triangle shaped sharp metal about 3/8 to 1/2” long with a 90 degree head bent into the top of the triangle for hammering into the wood. They were difficult to pound in place because they were so small. They used the compound because it sealed the glass from moisture.

Yes, Glazing, Glazers, Glaze. They also used to put little pieces that were pushed into the frame and then glazed over.

Timber frame windows offer some element of structural integrity, mainly because they have the solid outer frame that offers vertical compression resistance compared to a European uPVC or vinyl flange face window

If you look closer there is small lead triangles that hold the glass in place. I cleaned a few up for family photos. Attach a hanger and sticky dots for pictures.

Old school window panes were held in with glazing points (small triangles of some sort of metal) and then covered with glazing compound for a nice seal and finish, but the points are what's actually holding the glass. Or not holding the glass. And they're not sawzall proof :)

I learned all about glazing compound after hitting one sweet home-run inside the house. Unfortunately, for me, the baseball went right out through a panelized window. I can still recall going down to the glass shop with my dad and getting everything needed to repair. Including, new glass and a big red can of DAP ‘33’ Glazing Compound.

I learned how to fix windows and reglaze as a kid. We had single pane windows. Once I was a little older than 10, I remember my dad teaching me how to do it after I broke a window. Every time I broke a window after that, It was on me to repair it.

You can let in a 2x4 or 2x6 from the sill plate to the rake plate or rake rafter
