I had a tenant who left holes on the walls, took all the light bulbs, and left 3 ft of trash in one room. There were rat feces and rat corpses everywhere. The grosest thing I've ever saw was an envelope labeled "pubes". Your property isn't too bad. At least you everything works and nothing is stolen.

That’s what Im saying!!! I was out of state working and let my wife rent a duplex site unseen and it was wrecked! Landlord doesnt care at all. We k,repo it as clean as can be but its just a pos. Nice thing is there is nothing we can do that could even make the place worse

I agree, the condition is really not that bad. I had renters that did 15K in damage, even won a lawsuit, but never did see a penny. It just goes on their credit report, and they don't care. I wasn't making much per month profit and probably would have been less expensive to keep it empty for 3 years while I was on deployment.

A tip about vacuuming I read a long time ago...once a week for every occupant of the home. Two people, ya vacuum twice a week, three people three times a week, and so on.

I think I would opt for replacing that carpet with asphalt before I would put more carpet in there 😆. Stopped installing carpet in rentals years ago and will never go back!

Especially with today's modern vinyl floors. I had commercial grade luxury vinyl tile installed on 3 levels of our quad level home nearly 5 years ago. The only exception where we had new carpet installed were on 2 staircases, because that was the easiest and most cost effective way to cover them at that time.

Tip for pet urine permeated subfloor -- use a good primer sealer on the subfloor. Some renters can be straight heathens.

I finally figured out how and why you’re able to charge what you charge and be able to stack work up. Very smart. What gave it away is when you said it’s not safe to cut carpet outside at night. When you’re the few that will go into the bad city areas you can charge whatever you’re heart desires.

A Magic Eraser would work great cleaning those doors. Those things will remove just about anything.

I wish I could say that's the nastiest carpet that I've seen, but working on military bases and old houses in the deep south has numbed me to carpet like that. 😂 It's crazy how nasty someone can let their house get in such a short span. Good Video Handyman.

I never know how long a faucet change will take. Sometimes the old one comes off in a few minutes, other times the water won't turn off all the way, the hardware is rusted and a pain to break loose, or there's a garbage disposal or under sink RO system (or both) making it even harder to contort to kind of see what you're doing.

@@TheHandyman1 - In the video you said that you know exactly how long it takes to swap a faucet (which I would expect you to be quicker than me), I'm just saying that I tend to run into issues with getting the old faucet off. I know how to replace a faucet, but getting the old faucet off isn't consistent.

@@droolbunnyxo9565 Vinyl flooring solves that issue. carpet is just terrible. one spill or your dog urinates on it and you're going to need to deep clean it. Doesn't matter how clean you are... it's gonna be dirty.

I did carpet cleaning when I was going through college and I can say with a fair amount of certainty, girls living together in apartments are 10 fold worse than guys. One apartment i swear they never vacuumed for the year they lived there.

Don't remember where I first heard this but it works! Seal the paint can up good and store it lid down. Write the room and date on the bottom of the can. It will stay good for a long time. I recently used paint that was over 10 years old and it had not dried out. The paint seals the lid area when stored upside down.

For leaning stuff like built up grime on doors and trim, even on walls sometime depending on what type of color you use, I would recommend the Magic eraser. I'ts a white sponge like thing that is common in most general stores.

It's called melamine foam/sponge, you can get it much cheaper not branded "magic eraser." You can buy a lot much cheaper than branded but I've gotten batches from two companies, the first was just like the magic eraser the second fell apart quickly. If I recall the better ones were actually thicker pieces closer to the dimension of the branded.

I wouldn't re-install carpet again, honestly. It's such a mess to clean and if you allow pets, they're 100% going to have an accident and unless you deep clean the carpet, the mess ain't fully going away. I would have just put some vinyl flooring so you wouldn't have to tear out carpets every time there is an issue. The shower doesn't seem to have any windows so mold will just grow on the grout. Maybe a stronger bathroom fan could help but all you really have to do is spray some bleach onto it and it'll come right off. Honestly, not that bad... I've had tenants who would overload electrical circuits even when I told them not to do so. They would put an amplifier, microwave, and a refrigerator on the same receptacle and then call me because the breaker flipped. Huge electrical fire hazard... dude was a mess, too. Piles and piles of garbage, beer cans on the floor... When he moved out, the bedroom was filled with garbage. I'd take your tenant any day over some of the tenants I've had.

Most people would clean their house regularly. I rem my great aunt coming over once a month to clean for my grandmother. She would dust everything and clean everything all day long. Trust me the folks that rented your house there have no idea what a duster is for. Probably never saw a scrub brush or cleaning rag. They would probably be impressed with the concept of a step ladder.

Water got and kept getting onto the paint can and set there in the lid groove and rusted it. If the lid is properly reinstalled and providing a good seal the store the can upside down. that way if any rust happens it will be on the bottom. I understand it will be up to the tenets, unless it can be stipulated in the lease, but for those keeping cats or dogs, I would suggest they get a 20 inch square box fan and then get a 20 inch fiberglass furnace filter and turn the fan on and place the filter on the back side of the fan. Not perfect. But when the fan is running it will pull the filter into the fan housing and constantly circulate the air and filter out airborne pet hair and lint. It will drastically reduce the amount of pet hair sticking all over everything. If you can get a canister vacuum with a hose and a wide tool with a soft bristle brush on it, you can rapidly run it over the walls and ceiling and get all of that pet hair and a lot of the dust and cobwebs as well.

This kind of reminds me of removing carpet from old farm houses where they always have the dog or the cat that has been peeing on the floor for 10+ years, and I would bet even some go past that. I work as a flooring installer and holy crap some of the carpet that I have pulled is still soaked with wet pee.

For future reference, coffee urn cleaner works wonders on tubs. you can also use denture cleaner, you'll just have to use more.

From one handyman to another, RMR-86 is the fastest acting cleaning chemical I’ve found. You can literally spray it on and watch the grout change back to native color. It has chlorine bleach in it, but the manufacturer has figured out some way to make it work faster than any other bleach I’ve ever used. On a different note, your videos have been super helpful and educational. Thank you for posting!

Listening to you talking about the mould and filth I would certainly be thinking of a complete decoration. This will not only bring in more money but wipe out the doggy smell! The lip of the paint can has rusted !, I have had that happen, but I get another can and strain the paint into the new can to remove rust/dirt/clumpy paint, mark the new can, and toss the old one in recycling!

Cool Video. Try using Easy-Off oven cleaner to clean the tub. Just spray and next day wipe off with wet sponge.

Last time I forgot to clean up the kitchen fan, and the apartment management charged me $200 for the clean up. I think you should charge the tenant $1000 for the entire house deep clean.

I run the ozone machine with the windows closed and the HVAC unit on fan only so anything in the air handler and or duct work gets shocked too. Seems to help a bit plus it totally circulates the ozone. Next morning.. open doors/windows for 15 min with HVAC still on fan only.

Steam for that grout. A wire brush might do it too. Clean wall a dirty wall. The dirt is from the dogs they never gave a bath to. My mother gave our dog a bath weekly when I was growing up.

Discovered that "Magic Eraser" works near miracles at cleaning scuff marks, finger oils/dirt, etc. off of doors and trim. I don't touchup paint until I use the Eraser first. The Eraser also works magic on resin and powder coated outdoor furniture.

Carpet is a big no no when you have animals. It’s a sponge for pet urine. Area rug is better since it can be taken out and cleaned and you can put a trap ‘of such’ to block the urine going through!

Is this your personal rental property or one of your customer's properties? Also I recently helped my Mother In Law turn her condo rental to get it ready for the next tenant. We had to trash the stove and over the range microwave and when I loaded them into my truck cooking oil came pouring out into the truck bed! That was disgusting! Oil was all over the cabinets and floors and widows. It took my wife 4 days to deep clean the entire condo.

While I was in college, I worked for a moving company on weekends and during the summer. One house we were contracted to “ pack up & move” was locked. The owners had already been relocated and their furniture would follow. We had the keys, and when we opened the front door we basically squeezed piles of dog shit into their carpet. We closed the door and went back to the office and our company rejected the moving contract. No Line Driver wanted that furniture in the back of their truck.

As for the odor left behind by the "livestock"🤣....I'd start by filling a pump sprayer with isopropyl alcohol and hose the subfloors down. Odors are caused by bacteria and alcohol kills bacteria. Watch out for open flames. And for the bathroom tile... Polyblend Grout Renew. I've done magic tricks with that stuff on disgusting grout.

The house I bought the carpet was trashed from dogs. I ended up using apple cider vinegar on the concrete after I rip the carpet out. The vinegar gets rid of the cristalization on the concrete.

Been a lurker for a long time, and you have taught me a lot! But I have something for you! Buy a McCulloch Steam Cleaner off of Amazon! Buy couple bags of wire brushes that are attachments for the wand, you can clean tile and grout like you have never seen. I have 490 sq feet of tile in my house, it is a dream, you will not be sorry, best investment I have ever made. Cleaned my entire kitchen tile and grout in less than an hour, looked like new after 8 years of neglect.

God that "texture" looks so awful. Here in Canada pretty much nationwide we hate texture on our interior walls. The texture you did on that big bedroom and bath reno also looked terrible. Not that you did a bad job on it, it just looks really, really messy and kinda gross.

Hey Handy, What would you have charged for this turn? Materials included! I’ve structured my business to target these kinds of jobs and am super happy with what the business is making while still knowing that the investor/owner are happy to have somebody like me to whip their place back in shape and get it back on the market/rented.

If it were my rental, I would have paid a cleaning crew to come through first (cheaper/faster), then a handyman to fix/paint/etc. I agree with others, the floor should be a hard surface (wood or LVT) in rentals. Thx.

@@TheHandyman1 Hi HDYMN! I assume at least some of this is coming out of their deposit? Above and beyond typical maintenance (and a move out checklist that mirrors the move in checklist about condition and cleaning at our rentals), the above and beyond is tagged to the deposit to pay for damages and repairs.

“Not safe to be outside after dark”. By the gods, man. I cant even imagine living somewhere like that. What hellhole is this? My dog sheds year round. Just huge amounts of fur. We vacuum, we sweep, we brush and bathe. We have a robot vacuum. The fur bunnies persists in the house. Sometimes there’s just nothing to be done.

To bleach the tile, soak some toilet paper with bleach or Tilex and stick it to the grout. Let it soak.
