My wife and I live in WV. We both have good, stable jobs with great benefits and bought a home late last year. We're in one of the safest areas in the tri-state area. Our son is saving up now to afford a down-payment for when he's ready for a new car and/or home. He graduated high school with 2 trades in electricity and HVAC. It's possible in WV to live well if you know the areas to look at and don't mind some OT to build a nest egg.

The catch is, areas where housing is 'affordable' are also the areas that lack good paying jobs. I’m in Ohio and the housing market here over the last 7-8 years is unlike anything I’ve ever seen. Homes that were bought for $130K in 2015 are now being sold for $590k. I’m talking about tiny, disgusting, poorly built 950 square foot shit boxes in quite mediocre neighborhoods. Then you’ve got Better, average sized homes in nicer neighborhoods that were $300K+ 10 years ago selling for $750k+ now. Wild times.

I've lived in 5 states. I've lived in about half the states on this list. I'll tell you, go on and move to Little Rock if you've got a death wish. There was a documentary about Little Rock in the 90's called "Bangin' In Little Rock" and it highlighted the out of control gang activity in Little Rock. It's only gotten worse in Little Rock. Houses in Little Rock are cheap because people have been fleeing Little Rock for decades. They are going to Conway, Sherwood, Cabot, Austin, Beebe, Ward, and Searcy. All of those places are very nice and safe, particularly Cabot, Austin, Beebe, Ward, and Searcy. Greenbrier, Arkansas is also very nice and affordable if you want a genuine small-town vibe. When you say NW Arkansas, you are really n meaning Bentonville, which is nice but overpriced in my opinion. There are California license plates moving there every day, and it's a solid blue patch in a deep red state if that's your thing. They have bicycle traffic jams in Bentonville. Why pay to live in Bentonville unless you need to live in Bentonville? Arkansas also has an illustrious history of deadly and frequent tornado activity. No matter where you go in Arkansas, keep in mind that as long as you're not Pine Bluff, you probably won't die. You may get robbed, but you're not likely to get straight up murdered... outside of Pine Bluff. You'll definitely get murdered in Pine Bluff. As for Kansas, Topeka is also a crime infested city. The only city worse than Topeka is Wichita. Wichita has the highest concentration of active gangs in America. Everything north to south, east to west, is trafficked through Wichita, KS. It's close to the geographic center of the whole country, so Kansas is in a path of every strait line from edge to edge and corner to corner. Tornadoes are the least of your worries in Kansas. Between meth labs and property crime, you'll be too busy watching your back and possessions to look up at the sky. Oklahoma is lovely, particularly downtown Tulsa. Downtown OKC is also very nice, but Tulsa is more my speed. Grand Lake in Oklahoma is my personal domestic vacation preference and nearby Grove, Ok is just a cool little town by the lake. Sand Springs, OK is a nice area near Tulsa to settle down whether you're young or older. For as nice as Oklahoma is, its also seen some of the deadliest tornados in recent history. Mississippi is mostly poverty wherever you look. The people are very nice. The food in Mississippi is some of the best anywhere in America. Anyone who goes to Mississippi and doesn't eat local over chain is missing out bigtime. Smaller towns, like Greenville, MS, are really the best part of Mississippi. You've got nice, well kept old southern homes, the Mississippi river, river boats, river boat and land casinos, a pretty cool downtown, and a great smalltown feel because it IS a small town. Much like Louisiana, you should keep your flood insurance paid up because Mississippi floods, like, a lot. They also get more than a fair amount of tornado action. All that poverty in Mississippi also comes with a decent level of crime. Be very aware of where you are and what your surroundings are in much of the state. Iowa is cool. Des Moines is a nice little city. West Des Moines is alright. Cedar Rapids is ok. Everything in Iowa is ok. That's just it. There is nothing you just have to see in Iowa. Pig farms, corn fields, abandoned small towns. Okoboji is very nice if water sports are your thing. Everyone is pretty nice and they'll tell you they don't understand why anyone moves to Iowa on purpose. No, seriously, they asked me. Everyone. Every day. I've been to and stayed for extended times in 46 states. I always return to my home state of Florida after a housing crash. I buy a house, ride the wave up, sell, move somewhere to wait for the bottom, and go back. I'm in the Ozarks now. I predict I'll be back home around 2027-2028 when everything is good and depreciated again to start the cycle all over again.

Wow. Great info here. Appreciate it. We are a young family stuck renting. For the reasons you mentioned (crime, natural disasters) we’ve stayed around Utah and Idaho. It’s nice not worrying about those things. However, in desperation to buy a home, we almost got something cheap in north central Arkansas (Hardy). But I don’t think we should rush things jus because it’s affordable. I like your idea of buying low in Florida. That might allow is to afford a house out west one day. We’ve lived in FL before, but are there specific areas you’d recommend buying to turn a profit?

@JDproAV you can never go wrong buying in Cape Coral after a crash. That's my opinion, and what I've been doing. Lehigh Acres is also great for investing if you can buy at the bottom. The difference between Cape Coral and Lehigh is Cape Coral has zero bad areas. There is no high crime area in the Cape. It's a bedroom community that only allows light industrial, no factories. It's well kept and clean everywhere. Lehigh, you'll need to do some research. It was empty for a long time, and they still have some rough areas. Not many, but some. Arkansas is good. Just stay north of Little Rock, and you'll be happy. Batesville is nice, Searcy, Ward, Austin, Cabot, Beebe, the places I mentioned are all north of Little Rock. Conway is south of Little Rock and is ok, but if you want to be south, closer to Texas, Bryant is nice. Greenbrier is a good option, but it's very small and inconvenient. You can never go wrong with Cape Coral in Florida as long as you buy at the bottom and know when to get out.

Indiana here, West side of Indy and i am fortunate to have purchased in 2016 where my mortgage is around $850 on a 15 year fixed and you can't find almost anything under 300k, homes that sold for $225k pre covid is selling for 450-500k , also unless you are buying those rare homes that are in bad condition around 250k most local incomes aren't supporting it, i love Indiana but i think everywhere has gotten unaffordable for most given the inflation

@@jroar123 How does one measure "overpriced"? The only numbers that are really relevant and most reliable are the asking prices and sales. Like many commodities real estate goes for what the market will bear. If it sells, then the price was right. Agents want things to sell. If things don't sell they don't get income, so they're usually pretty close to realistic numbers. If anyone wants to call any of that overpriced then the perspective might need to be adjusted. Here the market is pretty active and that has to be taken into account, but the bottom line is still the bottom line. I bought two years ago and actually had to overbid to get it. I suspect some of that might still be going on. Things also vary by region. Florida for example seems to be suffering some devaluation for a variety of reasons but is an exception because of the circumstances there. It happens. Be well.

I used to live in northwest Iowa in a smaller town and rented a very reasonably priced house. But in terms of being near a major city, I was truly in the middle of nowhere. The closest major cities were Des Moines, Iowa, Minneapolis, Minn. and Omaha, Nebr. To get to Minneapolis from where I was living in Iowa it was almost a 3 1/2 hour drive each way. To get to Omaha, Nebr. it was a three hour drive each way, and to get to Des Moines, Iowa it was a three hour drive each way. So, the point I am making is that cheap rent or cheap real estate can come at a price in terms of proximity to major cities for healthcare, nightlife and services.

A lot of people commute in West Virginia. I live in the east panhandle of WV and its 1 hour and 30mins from D.C and Baltimore MD. A lot of people work in the DMV area and bring the money back to West Virginia. Also West Virginia has reciprocity agreements with DC, Virginia, Maryland and Pennsylvania so you only pay taxes for West Virginia.

New Orleans, LA. is not a place to move to. What you have to consider is that the insurance rates went threw the roof because of hurricanes. Maybe in the northern part of the state but not down south. Your monthly payment will equal your insurance rates.

The reason way that WV mansion is only 687k is that is the upper tier of what the local population can afford. Id say it’s safe to assume there aren’t many high paying tech jobs in Charleston. The top earners in WV are likely Doctors, lawyers, and business owners of sizable company’s. I drive a semi & have to Charleston WV countless times. WV aka “ Mountain Mama” is an outdoor loves dream location but outside of that there isn’t much in the form of entertainment besides drinking & eating. Im from Pittsburgh, but now live in Cleveland Ohio. Both of those cities have the same issue of there not being much to do. Pittsburgh is the nicest city of 3 followed by Cleveland. Pittsburgh is also the most expensive of the 3, but still when I go back to visit friends and family it’s difficult to find things to do that don’t involve alcohol.

You have to learn and handle finances properly. you should hire a CFP to help you diversify your assets to include ETFs/index funds/mutual funds and stocks of companies with consistent cash flows. We have looked at Evansville, Indiana. It's a great city right on the Kentucky border so it's not really cold and gets very little snow. The wife has had job offers paying 70 to 100k more per year than they do here in Orlando!! Your buck goes so far up there vs here in Florida. Moved to Oklahoma City Metro four months ago from Arizona. Better life here than we ever expected. Edmond in the Northland (lots of public art, great roads, great stores and really nice homes / neighborhoods) is a great city (around 120,000) along with so many others once you cross Memorial Ave (east/west) - all points north of Memorial - east and west are great. Part of the Cross Timbers Region - beautiful rolling hills and lots of trees. Lots of growth all over the metro everywhere you go. Yes, home prices are a big draw here, there are some really nice homes and decent property taxes. Homeowners insurance a bit steep. OKC will be an even nicer location in the next ten years. Going through a transformation much like Kansas City has done. I don't regret coming here. People are nice and friendly.

We’ve been in Edmond,OK for 17 years after fleeing Frisco,TX and it was around 95,000 when we moved here in 2007. Edmond gets a bad rap for too rapid growth but I tell people Edmond’s growth has been much slower than Frisco. When we moved to Frisco in 2002, it was 35,000. When we moved to Edmond in 2007, Frisco was 100,000. Now Frisco is almost 250,000. It’s crazy!

I lived in Indianapolis from March 2023-April 2024. Housing prices have skyrocketed there (I started looking in 2022 prior to moving and by the time I got there it was unaffordable for me). Specifically, in some of the suburbs surrounding Indianapolis like Carmel (which is completely unaffordable for the average home buyer) I could get a comparable home in Las Vegas (city I moved from) for about the same price. One thing I have learned from all of the 'median' home prices is to add at least 100K to the number for a nice home in a 'decent' area.

I paid 150K two years ago in East Tennessee. Great neighborhood, wonderful people in the south. The scenery is gorgeous next to the Appalachian Mountains, and less than 2 hours to the Smokies. The house has gone up in value considerably since then. It's financially extra good for retirees here. Do your research before moving anywhere. It's all on the web for the taking. We gathered so much data and information we came here cold turkey without an advance scouting trip. We were pleasantly surprised that it was even better than expected. YMMV, FWIW, JMHO, etc.

Unfortunately I wouldn't want to live in any of those areas. All of the areas I desire to live (midwest, northeast generally) are still high priced. AND places like Rochester, NY are still going for $50k - $100k over asking for most desirable homes. They list them at wonderful prices knowing that they will have multiple offers that will go way over. This is so frustrating - I've been looking for over 3 yrs now and the only things in the price range I can afford are either in areas I don't like, the property is a mess and/or I'd have to have a lot of cash to offer over the price.

Ok I rent a 1224 sq ft house north of Seattle. Zillow has it at 622k and rental of 2900 ( I don’t pay that because my landlord likes me and wants me to stay but it’s still almost 2300). Seattle is insane. I heard recently that Washington is the 5th most expensive state to live in.

I recently moved. I’m retired. My property taxes $950;per year, not bad. And because I’m a senior they should be frozen at that amount. I did look at Oklahoma and Kentucky and Arkansas but said no to all 3. I found instead an area right near a small city that has a lot of fun things for seniors. My house 4 bedroom, 2 1/2 bath…2 kitchens 2 living rooms, giant sunroom across the back of the house it backs up to a little forest so when I sit in the big sunroom it feels like being in a treehouse. And through the trees there’s a view of a lake! My payments? Just a bit over $1500; a month. My state is not on your list! But I like it. It’s a little gem of an area!

I live in mobile Alabama , inherited a home, to see houses two streets over asking prices 200k, and a spotter at the four way intersection and all the stores shut down about 9 because they don’t want to get robbed, and the spotter is for gunshots 😂, I see tags from out of state buying up all these homes and now airbus has bought several hundreds of acres, one area they bought 500 acres and another they bought 100 acre property, but how do people ask for 200 k for homes or even 100k for homes in the same neighborhood as housing projects, just 8 blocks away😒I know the people who buy or even rent these properties are crazy, I only stay because it was free and I have several family members who are neighbors. Do your due diligence, check areas out at night, we hardly have enough street lights, it’s funny because the house behind me on Zillow for 119,000, and the guy an his girlfriend in front of the house get drunk every Friday and fight and stay having parties and their friends fight, police was there after the Alabama Tennessee game, spot shooters are those big globe things at intersections in bad neighborhoods, it’s fools who paying 1500 a month and all the section 8 neighbors paying 100$, think people mobile Alabama is trash, I live here and it’s trash

I lived in Fort Wayne Indiana for five years and I would never go back! Our house was way cheaper, but it was a shitty flip. Homes are cheaper but, everything else is more expensive; gas, car repairs, groceries, home renovations, pedicures, haircuts, landscaping and that is price comparison to West Roxbury, Massachusetts and Chandler, AZ. Wait for home prices to go down and pay more for property that is an investment and save your money on all of your every day needs. Living in MA I would even notice that if I went to a Starbucks in RI that was known to have cheaper home prices they were more expensive by m $.30 compared to Boston.
