@Rick. Good video. My observations include sellers receive 98% of ask price, sales are down due to rates, success requires a red ribbon deal plus concessions. In my case, we maintain red ribbon home with perfect landscaping and deep water pool already. We keep it that way because we want it that way. Homes across the country have similar real estate conditions. We may buy another home but it will not be a dump nor be in an undesirable location. We fully expect we will pay top dollar as we won’t accept any value home. Today, we would only consider south Scottsdale to the 101 by Mayo Clinic. We hope for new home construction because we like new.

Hard to find any new construction in S Scottsdale. Some flips but no developments

Wonder how long all the jobs that are supported by real estate can keep up with the frozen market? That’s something I don’t hear many talking about? If houses aren’t selling because transactions have crashed we don’t need the amount of realtors or mortgage lenders or inspectors and so on… this will surely lead to another wave in unemployment once many are forced to pivot. Thoughts?

The industry is feeling the drop in transactions. Many title companies have already reduced staffing and lending is a tough business to be in today. Realtors are dropping out too but it all depends on the area.

True theres only so many people with trust funds..its a builder over supply issue not existing homes for sale.yet they keep hammering away.stick builds allover.other neighbor ing states dead.no activity

This was in the Phoenix Business Journal today. Phoenix is home to 125.8 real estate agents per 100,000 residents, according to the study. "We have almost 40,000 agents competing for 5,000 to 6,000 sales a month," "Do the math. The average agent sells only one home every seven months."

Real estate 🏡 is going to continue to weaken. Too many loans at nearly 50% debt to income. Housing is going to weaken for years to come. I have upgraded specs in my neighborhood that have been sitting for the last 6-12 months.

If builders were not adding to our supply we would be facing higher prices

@@Rickhelps i disagree rick..Builders and banks caused this mess as far back as 2008.they shut down most construction for years.ezisting home sellers don't decide the property values.the system in place does..i do appreciate your insights in the marketplace
