I checked the comments to see if someone had already mentioned this. It’s a good idea to get a darker water container, or at the very least, paint any light-colored container that’s in the sun a darker shade. This can really help keep algae from growing.

In the meantime, place a camper or two on your 40 acres and setup an Airbnb account. There are lots of people looking for a getaway spot that's private. Me and my husband have a small locksmith business here in Tucson AZ. At the beginning of us taking over the business we ran into a lot of different companies and realtors did not pay. We had our lawyer jump on it and on a particular company moved and we could not find them. Stay focus brother and know it will get better. A minor set makes room for a major come back.

When you install the drywall you need special screws because you don’t have two by fours you have a metal framing so make sure when you do your framing you go get special screws for the Metal. 3 steps tape,mud and sanding the wall

I was worried about possible theft at your homestead just because you were gone for awhile and vandalism out in the middle of nowhere can be an issue too. But that's great you have somebody who was able to keep an eye on things. Might want to look into some of the "game cameras" that come with little solar panels that can take a picture and send you an email/text message/photo whenever they are activated. Could clue you in if people are around your property that shouldn't be. The red in the tanks is probably algae (cyanobacteria to be specific). Any water tank that allows sunlight in will have algae problems. A possible solution is to treat the inside of the tanks for algae with an algaecide (can typically find them in the pool section of Walmart and Home Depot/Lowe's, & possibly the section of Home Depot/etc where they have pond liners and pond-related materials) and then clean the interior of the tank and really focus on the sides and bottoms/corners to dislodge any algae that may be "clinging" to the plastic (maybe with a pressure washer), then finally paint the exterior of the tanks with enough spray paint that it doesn't allow sun to penetrate the tank (or you can enclose them in a big box you build or even plastic bags, but those will degrade eventually). I would not allow the waste water from cleaning your tanks to water any plants you want to keep just in case the algaecide is not plant friendly. Either way, protecting the tanks from the sun should help prevent future algae growth and will also protect the plastic from degrading. The constant sun in Arizona eats plastic and turns it brittle. Without protection of some type, plastic like that IBC tote will only last a few seasons at best. Even UV-resistant plastics will fail eventually in the intense AZ sun. A sunshade for your vehicle window is also advised because it will preserve your dash and keep the interior temp down while parked as well. P.S. A food truck in Flagstaff in the summer can still be an option, maybe. It's 7000 feet elevation up there and much cooler in the summer (but can still get warm). I'm not sure about the legal requirements or what it costs to get a "vendor permit" at certain events, but if I was going to do a food truck outside of winter, it would be in Flagstaff (perhaps Williams too if they have any summer events with large crowds). You could probably find certain public events when there are many food trucks and vendors and only focus on those, or just do what you said and operate in the midwest during the summers and then Arizona in the winter. @@user-es3zh3jk5o I think you can possibly paint them white too, to keep the water temperature down, or any color really (as long as the paint is applied heavy enough it blocks the sun). I think black is a good suggestion though because I think it's just easier to see if the paint is applied evenly when painting a white/transluctent tank with a darker colored paint, but the black color might make the water hot if it's stored where sunlight hits it directly. The increased temperature can be a good thing though, to help prevent the water from freezing during the cold winters, so black is probably the best choice (but if they lived someplace hotter, like the Phoenix area, I'd probably suggest they paint them white). Just something for them to consider though. Also, they might ask for suggestions from the people in the paint section of whatever store they go to (if they decide to paint their tanks). There might be certain spray paints that adhere a little better to plastic than others.

Does the delinquent business have a surety bond? I did work for a broker that didn’t pay. I made a claim with the insurance company that provided the bond and the insurance company paid the invoice. There tends to be a cap on the amount of total payouts so if they owe a lot of vendors money you want to file early so you can be at the beginning of the line. The insurance will make you supply a lot of documentation but it was totally worth it.

As a CPA once told me is that “ you didn’t lose $50,000 “ It’s just that you didn’t make $50,000 . Your only loss is the money you spent You can’t write off money you didn’t make , only the money you spend .

Since they still took a loss on the labor, any goods sold, and any fuel burned (if transporting people or goods), I would guess they still lost around $15,000. Typically businesses will charge 2-3 times their costs to cover overhead and ensure they're profitable, so if they invoiced $50,000, my guess is it is an actual $15,000-$20,000 loss. But, if you're expecting to get paid for something like that, it still feels like a $50k loss because they are probably operating their business with the assumption they are getting paid.

They send dedicated work every week in hope you will receive a big check by the end of the month. Some freight service charges a fee if you want to get paid every week. In some cases if the money flow is good. We would give them 30days to paid. In our case they didn't pay in the 60-90day period and we ended up suing them. We eventually got the money back but the damage to our business was already done.

Hello there. Black Man here who owns properties in Williams and Snowflake AZ. Did you get permits to build that huge barndominiam and put it on your land ?. I'm asking because we have to have permits for anything over 200sqft in Williams. And for anything over 400sqft in Snowflake. Keeping both properties in case friends want to have a place to park Rv's or travel trailers someplace. Also so they can camp out on the properties whwn they come through. 👍🏾
