You "buy" the apartment for 45 Million USD and you still have to pay nearly 17 thousand a month in fees. In that case, you are buying fool's gold. I truly hope that no one allows themselves to be scammed in this manner. This is a scam from the owner of the apartment, as well as the NYC Real Estate Market. You are basically gifting the owner of this apartment 45 Million USD in order to be allowed to rent it from him for 17 thousand a month.

It's impossible to tax some of these apartments b/c of the business structure set up by the owner of the building. 17K/mo is a lot of money, but if the wealthy person who owns it doesn't have to pay property taxes then maybe it's worth it to them. I think property taxes on this would be more than 204K/Year in NYC. If the property itself is a business then that 17K is just another tax write-off.

This type of property is not bought by people who are haggling over the price or thinking about monthly fees and bills or who want to buy this type of property on a 30 year payment with a 20-30% cash down payment. This is bought by people who have cash, billionaires and they don't care how much money they'll pay for the tax in 30 years if they want to keep the property in their ownership.
