He said you could sell the property for $600,000. Then he said why do that because it pays $3,300 a month. That means it would take almost 20 years to get $600,000. You have to upkeep the property over that 20 years too. I would rather sell the property, invest the $500,000 in some good mutual funds that will earn me around 10% a year. That means in 20 years your $500,000 would make a profit of $1,221,020 and you would still have the original $500,000 investment.

The Real estate business is the largest sector of the US economy, it's never ending learning and the sky is the limit! Look up how to Wholesale homes and hard money or harmony lenders now, you can do that without a license

You dont sell a property you got years ago because you keep a low property tax. If he paid 250k then his property tax is less than 3k, but if sold it and bought it again for 650k then the property tax goes about 7k.

Can confirm. We scraped together every dollar we could to buy foreclosed properties from banks in 2009/2010. Then, we made sure to rent slightly below market value to quality families. The places are fully paid off, never empty and always well cared for.
