I love the bigger pockets podcast and I’ve been watching for years, has inspired me to get a portfolio of 20+ properties. May I make a suggestion for the podcast please? Have your editing team lace pictures of the guest properties, before and after, all I wanted to do during this podcast will see this persons Airbnb listing and the tiny homes to help further inspire.

2 years and still bringing value. Working on my first rental now. Putting in the sweat by cleaning and painting myself properly. I’m a good Tampa area, planning on keeping it as a rental forever and buying my second home currently. This now has me wanting to try and Airbnb once in my life after I have a few long term rentals under my belt.

I agree that cash flow is not building wealth but hey! it's a start! Having cash around it's the easy way to be wealthy, rich whatever you wanna call it. It is what you do with the cash what it is really important. If building tiny houses is a good move to start something bigger.... my hat goes off for you! There are plenty of people who are now multi millionaire who started in X business and then moved on to something else..... seeing opportunities it's called VISION!

What's wrong with people using their house as a business like a restaurant or a daycare (as per the examples given around 22:20)? I would love it if my neighbors had a restaurant I could easily walk to, and I'm sure others would love to have a daycare close by for the kids.

I just got bit by the bug of STR, and I literally was asking myself how am I going to find information on owning and having a property on Airbnb. Every KZbin channel seems to be pushing arbitrage through Airbnb. Nice to see the discussion going back to ownership since that’s my goal. LTR, STR, and commercial rentals are my goals ……

nice Brandon thanks for sticking up for people who do rental arbtriage as it is a real scaleable business and can produce massive cash flow that will sometimes if not all the time produce more gains then owning. not saying owning is bad but that can certainly speed up the process to own a propety. somewhat of a hybrid model would be perfect owning and arbitrage

You guys should have Sean Rakidzich on your program (probably the Sunday podcast). He does Airbnb arbitrage and was one of the firsts to do it. He doesn’t own any real estate but he also doesn’t have any of the costs associated with owning a building. His is a true business just as Walgreens is a business that rents their building but does not own it.

I looked into doing these "tiny house, tree house, yurt" airbnbs. My questions is the cash flow is good. But appreciation is none compared with a city center SF, and it is likely to depreciate to nothing in a few years. Also maintenance seems hard. Does the overall return worth it? Anyone has a take on this?

Hey Mr. Robuilt, my name is Jana and I live in Sedona, AZ. This area is very expensive to buy as it’s a huge tourist destination, and all locals /workers are pushed out and live in nearby areas of Cottonwood, Clarkdale and Camp Verde. We have a huge affordable housing shortage with a lot of land available. My idea is to buy a larger parcel or two zoned for building pretty much any type of home and build a large container home for myself, and then adding in several smaller individual container homes as long term or short term rentals. I need a partner or two. I have roughly 100K of my own and can get a loan. Would you be interested in talking?

I don't know what you guys put in your rental contracts but there was ALWAYS a "no-subleasing" clause in all of my agreements in the past. The last rental my wife and I were in, an individual in our complex put their unit on AirBnB and we had a whole host of mysterious, criminal, fucked up shit going on there. Its pretty disrespectful to do that shit to the other tenants/ neighbors.

Haha you all said government laws are for the safety of the people. California and Hawaii have the highest inequality of any other state and yet you say they have those restrictions to help people but who or what or how are they helping. That party likes control so let’s not confuse it for any thing else other then that great podcast lots of ideas in rental friendly states

Yeah I was talking to the city about putting up an out building for the dogs they wouldn't even let me put a refrigerator for fear someone might live in it. My other city makes you sign a statement on what you're using your outbuilding for.

Yeah, it's an issue with big metros here. We should look at how successful metros are run in other countries or in US and replicate that. I don't know what the answer is because most big cities do turn blue here as people start to vote for more and more handouts.

There are laws prohibiting short term rentals because Hotel chains say so. I bet there is a crappy hotel a short distance from all of his rentals and it's a safe bet their employees are paid at or below poverty wages, in contrast to what Rob pays his people. There is an affordable housing crisis because of greed and ponzi scheme style urban planning, like one can see in Florida.

Your point on government regulatuon in minute 21 is very important to not just discuss but to FULLY understand. How many rental property owners would have liked the credit default swaps and derivatives on Wall Street being regulated pre- 2008?

So you took your rent controlled apartment and rented it out for more than you were paying. Did you have permission form your landlord? Were you registered with the city of LA? There is a lot of illegal things that you did here.

For anyone watching this, regarding glamping, please check your planning and zoning and don't just listen to someone on youtube. Please do your own due diligence and research, it's crucial to your business success! We're working through a development in the same municipality as Rob in Arizona and it is very clear that his glamping business and properties in AZ that he's been running for years are not properly permitted and are being illegally run. I spoke with someone the other day who was following Rob's advice and was planning to duplicate what he is doing and unfortunately they figured out that they can't and decided to walk away from a decent chunk of money as a result. Just an FYI so you can save yourself the headache. It is a great business and the returns can be phenomenal but you need to be careful and go through the process the right way to maximize your returns.
