@@kimberiysmarketstrategy it’s not terrible advice. He’s absolutely right. I’m speaking from experience here. Superhost for 5 years and counting. Every now and then someone will tell you a sob story and why they need a discount but they’re usually terrible guests and not worth the trouble.

Good advice on not vibing with the negative groups that only rant. I just had a guest that took my pool towels to the beach and forgot them there. He told me about it and bought me new towels. The majority of guests are thoughtful. For them, we host!

Definitely important to remain positive! Remember some guests have bad experiences too with the listings that they go to. One guest of mine broke a beautiful glass of mine that was on a floating shelf labeled off limits to guests (I have an entire credenza of beautiful crystal glasses and plates they can use), and I was pretty upset that they used a glass from that shelf, but it was a young guy who apologized profusely, paid for several new glasses and wrote I'm sorry with a smiley face on my reversible sequin pillow on the day he left. 🙂 Little things happen, you have to learn to roll with the punches

Agreed ..most guests are awesome. We had one whose kid broke a TV...they let's us know and offered to pay for a new one. Things happen. They took care of it. Everyone is happy.

Yes to not cancelling on guests. My husband and I spent the entire first day of our honeymoon in Rome at a cafe with wifi trying to find a hotel/AirBnb because our host cancelled on us 2 hours before check in. We paid triple what had budgeted for a place to stay and wasted hours trying to figure everything out. It was nightmare!

Funny you said Costco towels. I just asked my friend who has been self employed as a really high end, really in demand custom upholsterer for 26 years, where to get some really nice towels. He said Costco towels are his absolute favorite. Pretty solid recommendations from him and now Rob lol.

I agree. With a newer mobile phone, free editing software and a few YT videos on lighting/framing shots, a novice photographer can produce incredible results.

Automating or making sure your guests know check in/out times is essential. Otherwise, they will show up when they want to expecting to check in. I literally just got a text from a guest who was told the check in time at booking. Again, two days prior to booking. And, today, a day prior to booking. I just got a text from them asking to check in at 8:00am....this is why most of my apartments are on regular rental leases.

1 thing I never hear you being up is how to deal with pets & people with “service animals” this is a major concern for me as I start an Airbnb. A lot of my home is carpeted & the furniture is like 80% restoration hardware.

Realtor for 35 years. If you’re not hiring a pro: on pictures take a LOT of pictures. Move yourself around as you take the pictures of the same thing. Turn lights off and on, use/don’t use the flash. Zoom in and out. Don’t post a lot of pictures just to post a lot of pictures; only post your best. Resize if it improves the pic, get a good photo editor. Remove clutter, and lastly put the gosh darn toilet lid down before taking the picture. 🥰

I’m happy with my cellphone photos as I know my place looks better in real life so no disappointed guests. If I booked thinking somewhere looked 500 square feet and it was only 300 square feet, I’d not be happy and my review would echo that. I’m fully booked up for every day for the next four weeks, my reviews do my work for me and no photos that make it look bigger or brighter than it actually is.

My girlfriend and I currently have $105,000 saved after 1 year of working together, living with our parents (both 21). we’re in between the fence of either trying to get our first airbnb property in los angeles in the beginning of 2022 or saving up for another year and starting in 2023. what would you advise considering how much we have saved?

I already had one short term rental business where I was so scared of doing it myself that I hired an expensive property management company to do everything for it. It went really well..except for the huge cut they took. I sold that property, but now I want to start again with a new property and do it myself. Your videos will be of great helo to me.

I love staying at Airbnb. HOWEVER, I hate hate hate seeing an uninviting bed. Nothing kills my interest in an unkept bed like dingy bed covers, flat pillows, and not changing the color scheme that complements the seasons.

We've had 19 guests, and after tons of hard work and dedication, we've received 5/5 in each category (screenshots available) from each of our 19 guests... however Airbnb is showing an overall of 4.9 in accuracy and location. While Airbnb preaches transparency and honesty, why can't I see where this 4.9 is coming from?

Agree with everything you suggested except the cheap bed thing. As a frequent Airbnb guest and in the process of becoming a host myself, comfortable beds are a must. I will not reserve a property with any negative comment about bed comfort. Our last stay in Lake Havasu had AMAZING beds. Everyone in my whole family was talking about the bed comfort. You’re on vacay and want a good night’s sleep 😉 I’m not saying you gotta drop $5k on a Tempurpedic, but something middle of the road with a double mattress protector will last years before it needs replacing. Kids rooms you can afford to go a little cheaper, but the master bedroom should absolutely have a comfy bed. JM2C :)

Disagree about splurging depending on what you're optimizing for... quantity vs quality. And not sure why the hyperbole about how you're going to replace the sheets/towels every 2 months. Maybe that is the case if you get cheap linens. And you get the double whammy of having to replace them all the time and they feel cheap. We rotate between 3 sets of high quality/durable sheets & towels. One of our STRs has retired 3 sets of sheets and towels in 5 years.

Hey Rob, would you give us your opinion of Sean Rakidzich's AirBNB strategy where he uses his LLC to lease properties on an annual basis and then (with permission from the owner) rents them out on AirBNB for a much higher, short term amount and makes money on the arbitrage. He touts the benefit of not having to own the properties. I am sure that there are risks and downsides he is not talking about. I am wondering what you think those risks and downsides are?

Downsides in not owning are: you are not building equity by others paying your mortgage, you get no tax deductions to write against your profits, your landlord controls the property that you are listing. Probably others as well but nothing comes to mind...

That is VERY true about the discounts! LMAO. After a couple thousand groups, I can say 8 of the top 10 worst reviews were booked for nearly the lowest rate every offered. Make sure the discount recipients book direct and stay off AirBnB. - Good Life Resorts

The guests who ask for and I’ve given discounts to are the only ones who have damaged my suite. They tend to leave it dirty too. The tend to be younger and less careful with the space. I’m done allowing students and locals rent my AirBnB.

I'm so lucky, I taught my first husband to use a camera and Photoshop, now he's a real estate photographer and our kid is grown, I am just starting an AirB&B and I will never have to pay for professional pix! LUCKY!!

Yep. Like 5- 10x as much. Also real estate photographers can take some lousy pictures that distort wildly, and they don’t know how to focus on amenities a renter wil want to see vs on photos that sell a buyer a house. I see it all the time. Be careful who you hire.

Hi, thanks so much for the information. I’ve been thinking about becoming a host but I don’t know where to start. I don’t know if it’s a good idea to rent from a landlord that has a luxurious home for example, Malibu Hills with three bedrooms, four bathrooms and a big giant pool that cost about 20 K a month I don’t know where I should start off. I am from Los Angeles myself. Also the money I do have to invest in myself but I’m not sure if it’s the smartest move for a beginner because how will I be so sure that I will get booked What if I do end up losing money because I don’t get booked often . I’m looking at the best places where tourists go, Beverly Hills, West Hollywood, Koreatown, Long Beach, Santa Monica, Venice, Beach, but I don’t know how much rent I should pay a month. Will you give me some advice please thank you.

It doesn't work that way. When you book your first Airbnb using his link you get a discount of $75! On that booking and he gets $15 for his next booking.

As a host, I offer discounts and I ask for discounts. When I travel, I either leave a 5-star or don't leave a review. I do get some high maintenance discount guests tho.

Honestly, that is a fear of mine lol I do photography myself but I did do my pics from my phone, when my guests arrive i think they are always pleasantly surprised because it looks much better in person (not that my pics are crappy or bad quality), but I think I would rather have someone surprised in a good way than bad lol

Towel Super Store/Center has nice quality bulk towels at affordable rates. I like their premium plus towels, they wash well and fast shipping

Out of curiosity how often are you having to replace mattresses in your rentals and are you using memory foam mattresses (ie. Casper, etc. Assuming so if recommending buying from Amazon, etc.)? I'm curious as while I'm not an Airbnb host currently (although I own multiple properties), I'm a frequent Airbnb guest. I can say how comfortable beds are is one of the top ways we judge a stay. Although we typically don't ding a host for it in the public reviews . We'll mention it privately. But how comfortable the beds are is a top one for me. So I'm curious if you are going with cheaper mattresses... A) how comfortable are they and B) how often are they having to be replaced?

People have different preferences about mattresses. Some prefer firm, extra firm, some prefer soft... how do you satisfy every guests? Ask your guests mattresses firmness before their arrival and change to it?

I bought really fine mattresses and I do not regret it. I did research and found out latex mattresses can last up to 40 years and there is no chemicals or fire retardents in the manufacturing. My BnB has been up and runing for 6 years and the mattresses are still like brand new. I used Sleep On Latex. The only draw back is they are really heavy.

I agree with you Carl that the bed is super important. I want to sleep on a real mattress, with cotton sheets that fit snugly. You can get a good quality Sealy innerspring, queen size, for around $1,000. Definitely under $1500. I have slept (well, spent the night on) some very slidey cheap foam pads with slippery microfiber sheets that don't stay on the cobbled together "mattress."

Just be careful what mattress you choose. Many people have a latex allergy. Or allergies to down, wool, materials like that. And yes a good quality cover extends the life of the mattress. Having a comfortable bed is very important for a guest. Don't skimp there.

sorry, but i gotta say... you got ripped off by your photographer. those are NOT good photos even for that type of subject matter. the difference between your photos and theirs were at minimum negligible. even trying to find the "retouched" parts when the photos, all taken without regards to a neutral colour profile (thus rescuing the highlights and shadows) had blown out windows. i didn't know what to expect but that was not it.

you buy new sheets every couple months!? What kind of shitty renters do you have?! (and yes, I have had thousands of guests over the years too). Also disagree on discounts - offering discounts to small groups for a big house, or last minute price reductions, is a nice gesture and (usually) appreciated.

at 6:15 he is complaining about this tiny little paragraph as a listing description, he obviously hadn’t listed anything new in a while or he’d know that it’s Airbnb that in fact limits that listing description!! All they give you space for is a well thought out , tiny paragraph. Now, later in your listing you can add the details you want… but they’ve got to do a bit of clicking to get to that. It’s probably an attempt to streamline things ?? i dunno but it’s something i’ve seen when listing my places

I do long term stay discounts and fortunately have not had any issues (i give discounts to travel nurses and military), no regrets so far. Knock on wood lol

But hotels, your competition offer discounts. Hostels offer discounts, motels, and resorts all offer discounts and those are also businesses last time I checked. What makes airbnbs so different ?

I offered a discounted rate to make a little bit more money..and to help with my listing and hopefully get a good review…the guest was a real dirtbag. He was smoking in the unit and he gave me a two star review. Ultimately ruining my reputation and ranking with air B and B

The cellphone photo is bullshit. If you have a good camera you have a wide angle and it will still be edited. And you can put as many megapixles as you want, but the ad will still zip it to a small file format

Actually wrong on the photo concept. As a photographer with a high megapixel camera phone you can create great pictures. It’s not the phone it’s the artist behind the phone.
