I just got my very first guest review yesterday! 5 stars, super thoughtful, and the guy actually washed the towels and linens (which I do not require) like he was a full time cleaner. Pretty sure I'm going to frame that review like it was my first dollar bill!

I know this isn't about bees, but if you have a honey bee issue, you can probably find a bee keeper that will relocate them vs. kill them. Honey bees are pretty important. I've been all over youtube. I've seen those videos too.

I set mine up as LLCs. But that's not advice from me. I'm not a lawyer. I am not pretending to be a lawyer. Consult a lawyer. Consult a tax professional. Or go to college and become a lawyer if you want to save on legal fees. And lastly, don't sue me. All jokes aside though, consult a tax and legal professional lol.

Husband and I bought a 4 bedroom/2 bath about 10 minutes east of downtown Asheville, NC. We're currently getting is ready/prepared to rent out in late February/early March. Currently, in the process of preparing all the rooms. We're getting there! We're moving back to Seattle in March, so worried about managing a property in a different state/3 hour time difference. We've considered a property management company but are trying to figure out if its worth it or not? We're just worried about an issue popping up at 9 AM EST/6AM PST and not being awake for the call to handle it (hence why a property management company is enticing). What do you think? Also, weird question, but do you provide white towls/sheets? On all the beds I did a light quilt (green for one room, orange for another, then blue, then black) with a white duvet cover/comforter folded at the edge to sleep with. I did white in case of stains and easy bleaching. What do you suggest?

So my mortgage Taxes and insurance is pretty low around 1500 a month. And I wonder how mine will do through the winter?

@@ptippy06 a small home 8 mins from downtown in a plot of land granted 5 STR permits a while ago. I found a local individual to do the cleaning. Moab is definitely harder to work with regulations but Spanish Valley just south of moab has a lot of oppurtunity.

What you wish you knew before you got started is if you invested your 75 grand (for the Tiny House), in Tesla stock at that same time (an quite obvious choice, nothing remarkable), you'd have well over a million dollars on that one stock, without lifting a finger, without cleaning fees, property taxes, and other expenses, and be well on your way to 10 million within another 10 years, maybe even 30 mil. People!... dont listen to this overhyping of hosting - look at what Warren Buffet invests in - you won't find hotels or apartments. Those things dont maximize your potential. Now if you have a property you already own, maybe you live there, maybe you inherited it, and you move to another house or have unused space in your home, then I can see renting your original property out - but as a business, you'll need a lot of luck to make any serious money in this industry. Look at this guys living room, which you walk directly in to - does it look like the home of someone taking down the 300k he claims to earn on BnB hosting Why is he selling a camp if the BnB business is so lucrative - he should be out there running more properties. He's had a bit of luck in a recently crazy housing market, is hiding some of his major expenses like property taxes and insurance,. Plus these housing market escalations are not sustainable, yet suddenly he thinks he's some genius investor. Think it through - please don't be scammed.

I’ve come to learn that there are some real miserable POS guests out there. I have 20 listings and people do literally complaint about the stupidest of things or ask the dumbest questions I had a lady give me a 4 star because my towels and coffee maker were too small. The house is stunning with a yoga room. 4 stars because of a coffee maker. Yup. What’s wrong with people ???

@@imcartermatic After we got it furnished we moved in. We were new to the area (North Texas) and noticed that with all of the new homes being built, there was a huge demand for short term rentals but it didn’t seem like anyone was offering them. We listed the house as a fully furnished short term rental with a 2 month minimum with the option to extend in 30 day increments. It’s absolutely taken off. We’re on our second lease since January and this is a cash cow. Because it’s short term, we’re able to get a much higher rent then a standard 12 month and it’s 100% booked always. We’re making a little less than had we gone the Airbnb route, but we’re not having to worry about vacancies and it’s pretty much headache free until the lease is up. Thanks for reaching out! Those people complaining about housing are leeches anyways. They can’t blame you for having the foresight they didn’t regardless of their situation. If you knew you started out in a bad spot, it’s pretty logical you need to start making good investments in yourself and life. The American dream currently works for people that work their hardest and smartest. Over 90% of under poverty immigrants that come to the United States become financially stable within the first 3 years. It’s not that it’s not their for us as well...it’s that we aren’t willing to make the sacrifices. They are. Learn to love the suffering of hard, meaningful work and you will find true happiness in all aspects of life.

People hate investors generally. When a person works 40+ hours week for a company that's squeezing them, they tend to resent the people who don't. The truth is most investors were in the exact same grind at some point. You have to take risk to get reward. When you invest in yourself you manage the risk and can't blame anyone else for failures. It's a foreign feeling when you've been an employee your whole life
