Buying a home in Italy. Searching and finding our Italian home with a *SMALL BUDGET*

On this week's episode, I will go through our own process of finding our home Italy.
I will show you what applications we used to find these home and which ones are our favorites.
You will see why as a buyer, it is important to have clear in your mind what your requirements are and know what the market has to offer, so that you can make a decision quickly.
I will share what our own requirements were. I am sure you have had time to think about your own check list but knowing someone else's can help you shine a light into something that perhaps you hadn't considered.

My experience was rather different. We were staying with my partner's family near Lake Maggiore, and one day we went for a walk. We saw a for sale sign on a gate, but there was no house visible. So, out of curiosity, we called the agent. Waited 20 minutes, and he arrived, let us in, told us the asking price. Loved the house, loved the fact that there are no neighbours, so we did some sums and made a really stupidly low offer. Which was accepted, so a mere 6 weeks later we had a house. So we sold everything in the UK and have been very happy in Italy ever since.

Hi Stephen, that sounds like a dream situation, you guys are lucky! After things have settled for us after buying the house and we got started with the renovations we kind of forgot about the whole drama. It was funny digging into those feelings again for the video. We also feel super happy here. I say to my husband that I have never felt so much love around us.

I AM really Shocked [In a GOOD WAY[ At how Low the House Prices are in Italy. I never thought of Moving to Italy [Language Barrier] BUT after seeing/Watching MANY Videos i;m now 52 and really Considering the MOVE. I lived in Pisa for a year while attending the University of Pisa, it was an international MBA program, English speaking only in the classroom so I didn't get to learn Italian. However, I fell in love with Italy and left my heart there. I had to come back to the U.S. to get custody of my half-brother but now I'm 40, have a six month old miracle baby, and want a vacation home in Italy in the next 5-10 years. Pisa is rather expensive but it checked all our boxes. Must haves for me are walkable to a train station, 20 minute walk or less, hospital within 20 minute drive, pharmacy and doctors close by and at least one large supermarket within a 15 minute drive. Being close the coast would be a bonus. I need something like Pisa but without the Pisa price tag 😂

My list is close walk to train station, hospital, pharmacy, doctor, grocery a must. Looking for something small and simple DIY but like you need to be able to connect electric and water and move in.

Crazy people they called us but we own a beautiful home in the Salento region now. The process alone was worth the risk. We love it. Now back to you guys. I love your channel. @@rossinniandco Amen ! to exploring new paths. We will be in Italy in July and will be there for a few weeks but next year we plan to really go remote for a few months. I would really love to go all over the place that time moving from commune to commune and exploring on our off days. Maybe we can connect then. ✌We love to make some friends while there. I'm looking for an apartment or small house in good, habitable condition, with good bones and roof in a low seismic hazard region. Preferably with some outdoor space. A terrace with a view or a small garden would be nice. Since I don't drive the town has to have regular buses or a train station. Looking for a lively town of no less than 2000-3000 habitants. Essential services: supermarket, bakery, butcher, bar, farmers' market, tabacccheria, pharmacy and maybe a bank. Puglia is the region I keep zeroing in on, I love its architecture, the climate and the close proximity to the sea. Abruzzo is close 2nd. Budget 50K. Love your videos btw! 🙂

I hope you consider Molise, it is between Abruzzo and Puglia so you could travel up and down easily, plus perhaps you may get a lot more for your money since it is a region that people are just starting to discover. Abruzzo and Molise used to be one region together about 60 years ago 🤗 PS. Maybe Puglia may have less seismic activity? In saying that, pretty much everywhere, except the North-West. Very interesting to follow your experiences. We ourself are in the process of buying a house in Sicily in the same low price range. Unfortunately there is not only one owner but eight(!). We had very good experiences though with the agent. Let’s see how it all plays out.

Some people have strongly suggested us avoiding very small, dead Towns. A friend said to go for cities with at least 50 thousand people or more.

Hi Claudiano, by that logic of at least 50 thousand people or more, nobody would move to cities like San Salvo, Vasto, Lanciano or Termoli, which are busy centres in the Abruzzo and Molise regions, or not even to Campobasso, the capital of Molise itself. Famous, busy places like Positano and Cinque Terra have only a few thousand inhabitants as well, yet these are sought-after after places by many. I think every person needs to assess their personality, budget and life goals and see what suits them best, as many could never afford to purchase a home in a city with over 50K people, and by not considering a wide range of options may be missing out on gorgeous, liveable cities and towns.

@@rossinniandco I understand your point. And I tend to like the idea of living in these very small villages. It is probably much easier to make friends and to build relationships, which can be a precious asset when you are far away from your family. Question. Since we are early in the process (screening), and you visited so many of these small villages, which ones did you Like the best? (Same selection criteria, except that we plan to go up to 100,000 in our purchase.) Another question. How important it is to speak Italian to live in these small places. We will not be looking for Jobs, but I guess that not so many people in these villages speak English, and this can be a big problem to establish relationships.

I also think it depends from the place where you go. In Tuscany, for example, where my mom lives, is full of small cities and villages, even under 5k people. But thanks tourism and the fact that they are close to bigger cities, they still are quite lively. Most of these places have restaurants, supermarkets, school and bus service. Of course you can also find small villages that are completely dead (mostly on the mountains), but it really depends from the area. By the seaside it is often dead in winter and full in summer, great for spring and fall. 😊

@@claudiano_jr Hi Claudiano, I think many locals appreciate when people try even if it say saying hi, or ordering a coffee at a bar. They're very helpful and these days they use the phone to translate things and communicate. Also, depending on where you go you will find a few people that will speak some English and will try to practise with you. Once you're there, you'll learn little by little. About the towns, there are so many that is difficult to say. People in the South of Italy tend to be more close-knit and it is said that they're friendlier and warmer people. The winter is also milder than in the North. So I would look at weather preference, then perhaps size of town, distance to the beach or mountains (depending on preference), and then try to short list and see what fits your budget.

I would hope there was, or will be, some repercussions for the two real estate agencies who could not get off their ass and show you the property. No matter where it is in the world, customers should have a way of bringing pressure on businesses who should not even be in business.

Hi Russ. It happens very often here in Italy and it seems like there's no consequences other than people not recommending them. In our case, the owner of the property didn't have an exclusivity contract with them at that point, which meant that they didn't get a commission. Here in Italy realestates get commissions from both, seller and buyer. I'll touch on that on the next video. Thanks heaps for watching 🤗

Hello from UK! LOVE your channel and this episode especially as it is happening to me now, I found my perfect house and the agent doesn’t even reply to my emails! I planned to do as you did and just go there and see if it is still available knock on neighbours doors. Better as cut out the agents fee also, which one quoted me total fees on a 13k house almost 6k! How can this be? From what I have learned from other agents and vloggers total should be 6-8% property price. Interested to know others thoughts.

Be sure to find out if the owner has an exclusivity agreement with the agency as you might be liable to pay it even if you deal directly with the owner. ❤️

@@rossinniandco Yes I anticipate that, I guess I just need to accept fees are very high in ratio to the small property price, it was a shock to be told nearly 7k total fees on a 13-45k property 🥲

Yes, it feels like that on low price properties. You can always get a second quite from another Notary as they vary a lot. Also, also if you're making the purchase from overseas the cost is higher

Is there an active nuclear plant outside of Termoli?

Hi Sandra. Thank you for watching and for your comment. There were 5 nuclear plants in Italy and they all closed after a referendum around 1987. Knowing this was very important for us before we made the decision to come here.

Your house requirements list is very similar to mine. I also have a dog and I’m very interesting on how are over there regarding dogs (specially bigger size) traveling in public transport, vet access, are they allow at the Beach? Congratulations on your house purchase. Lovely setting!
