One missing point. That’s precisely why government release 5,500 SBF flats come February 2025. These are new flats with ready keys for new couple or families to move in almost immediately, thus, the MOP flats + SBF availability should be more than 10K. My suggestion, go for SBF February for those who need key urgently. Those who can wait, go for BTO. Avoid resale as it’s all time high.

Let's hope that the govt is serious in curbing property prices. They know the loop holes but still allow the loophole to exist. They know there are alot of flippers for private properties, but allow them to sell on TOP, counting the time from the 1st purchase during launch. This in turn makes private property prices high, and bringing up the HDB resale market. Egg and chicken situation.

@@plantersg Yup, have been advocating for this since early this year as there are many flippers for private new launch, trying to flip for a profit in just 3 years time. If HDB MOP tenure starts from Key collection, shouldn’t this be the somewhat similar for private? Best part, tenure for private starts from the day developer launch the project if I am not wrong. (Need verification on this) But SSD starts from the day you sign not when you collect key. This is clearly an opportunity for flippers to buy and sell within 3 years when they TOP. Unfortunately, genuine buyers who want the new launch may have to wait due to poor queue number. Question is, what economic value does all these flippers have towards our economy and society as a whole? Unless buy for rental investment, they contribute to higher property tax which has some economic value. But flippers, none.

How many ppl actually own 2 or more HDB flats? If Assets grow due to price hike then u liquidate it and buy into higher price HDB? Who actually wins? If they don't learn from the 90s Japan and recently the China property slum, then yeah, the " crazy market" only believes what goes up will never come down, because they are already dead in stratosphere. Pray for the young generation, because no one really truly own the flats.

Please. Its the reverse ... its because private housing prices are so so high...people can't upgrade... rather spend 1 million plus (still much much cheaper than private) on hdb...private housing prices should be the ones taking huge cut ...only then hdb prices would stabilise

it is precisely because pte condo cannot be cheaper, thats why hdb will soon be regulated. u cannot stabilise it just by suppressing private properties alone. the entire housing landscape needs to be regulated and adjusted again.

Please...govt should regulate landed/condo more too.... the prices for such have gone super out of proportion..... even though hdb is public housing..the majority of citizens deserve capital appreciation too..its a normal trend that it's moving upwards.. everything goes up.. food, transport... its just a normal sign that the country is doing well.

Mr Loo, do you think that HDB grants partly leads to higher resale prices? On the surface, HDB grants are supposed to help buyers, but wouldn't the same grants also allow sellers to raise their asking prices since they know buyers have this additional support?

Nothing wrong with HDB going into 2 million dollars.. even though its a public housing..mean people still use cpf/bank loans to pay for the flat mortgage loan.... mean HDB was less than 100k for 5 room flat 30 yrs ago, so its relative to how well the economy is performing... nothing to be alarm about it seriously.. i mean asset appreciation shouldn't just be exclusive for people who can afford condo/landed.

@@bobafett5757 well.. 40 yrs ago HDB already at 99 yrs lease.. it doesnt stop people from selling for 5 rm 50k (which was considered very high then) vs now we are looking at 1million right? so its a normal trend isnt it? when the country is doing well, all prices go up..last time 1 bowl of bee hoon in school cost 30 cents, now it cost 3 bucks.. thats a 10 x increment..so its normal for housing prices to increase over the years.. even though its public housing, it shouldnt stop prices to go up.. moreover, its really willing buyer willing seller. look at the condo and landed prices, its even go up super crazy high .. so how can one expect HDB to still not jump in prices.. many people cant upgrade to condo due to huge price increase so they rather pay 1 million for HDB for better locations (still much much cheaper).. nothing wrong with that...why dont you ask those condo and landed sellers to drop their prices much lower first? probably HDB prices will self stabilize then.

Million dollar hdb is a tiny proportion of the overall resale units. For pple who are willing to pay over priced flats, they will learn to repent when the bubble burst, or when they hv cash flow issues. I don't think sg population can increase continuously, so its a matter of time when over supply happens and price drop.

Question from someone watching from India (visited SG twice)... I'm genuinely curious... how can most Singaporeans, especially the current generation, afford $1~1.5 MILLION+ HDB apartments with their salaries? Does the SG govt. help in any way, especially first time buyers?

Yes. They give up to 80K to 100K subsidy to pay down payment. They can use pension funds to buy. That's the fuel that's boosting this SG wealth rocket. When it goes bad, it will be fireworks

That's because the median salary for Singaporean households is holding above $10k/mth, with a 30yrs mortgage tenure, its still manageable. There are subsidies for first time home buyers but it ranges, as for those who applied for BTO, these are heavily subsidized, hence the proceeds from the sale of a BTO is usually very high, allowing them to purchase those million dollar homes after or an upgrade to private housing.

I feel not surprising if hdb goes over 2 million..its normal.. its a sign the economy is doing well.. When people do well they want to upgrade. .so another contributing factor is those landed, condo have been increasing so so so much higher. So people can't upgrade... too high..so they are willing to dump in more than 1 million or 2 million eventually (still much much cheaper than landed or condo)... unless landed or condo prices drop drastically, hdb prices so naturally go up..nothing surprising So let's stop saying hdb prices are too high blah blah blah... the landed or condo sellers are main contributors...period

You forgot only singaporeans can buy HDB flats. And very few private property owners will go back to HDB public housing because of the nasty, inconsiderate, arrogant nature of singaporeans in HDB flats.

Did you know, many Chinese with US citizenship coming here to buy properties. Cos of the free trade agreement with USA, no Absd applies for their 1st property, similar to Singapore citizens

Agents, banks and sellers Huat big big! But Singaporeans can afford it, job losses don’t happen in Singapore and government with its infinite wisdom has implemented TDSR, MSR, etc, to prevent subsidised public housing from falling. So let the music continue playing.

@@1m65 The Prime flats with 10 years mop are schemes to keep the HDB prices in check, these scheme take time to show its effect and to prevent 2m flat prices. I believe they are also adopting a wait and see approach and historically, they are always taking a reactive approach to housing.

Covid choked supply for both HDB and private flats. To add insult to injury, 15 month ban expires, private flats very expensive and tiny,vso turn to HDB resale, increase in population, not necessary increase in citizens, but migrant workers. There are other thjngs government can do, launch more new flats soon, increase subsidies to help those who need flat urgently, rent accommodation . Easier said, the land available is finite.

Not true, HDB have confirmed that they have clear the BTO supply that was delayed due to covid, so moving forward if the price still going up, something must be wrong somewhere and the ruling party have to be hold responsible for it.

On the other hand, this is a healthy mixed development especially for SIngaporeans who are increasingly angry & argue against the government over real ownership versus lease. This proves that you have the right to make money off your flat, the 99 year time bomb debate that it carries less and less value over time & the psychological and political opposition to HDB ownership. At end of the day Money Talks the Loudest!!! Now HDB is desirable again? Let the government policies manage the boom and bust cycle of the economy & finally, let the buyers and sellers equally beware in a capitalist market.

Mr Loo, you speak for the middle income group to the rich group. Even when you mention children, you also pointed to BTOs. Do you know that 50% of our young dont make it to Univerisity? From internet "As of 2024, 43.3% of Singapore's labor force has a university degree or higher." So even if 20% form the lower income group, can they with $1k to $3K salary afford to buy a HDB flat. Now if 3 rooms HDB resale flats costing close to $400K to 500K what is your advice to this group? Dont be too happy. If things happen as you think, I think the subsidies for this group will go super high and eventually this cost will be borne by the middle income and rich group. There goes your profits in your $2 million HDB flats. The other alternatives will be to bring the price of HDB flats down to affordable range for this lower income group. Take your pick. If nothing is done for this lower income group, our country will become unstable, crime rates will go up, it will no longer be secure and support for the ruling party PAP will be severely eroded to the extent they will lose their majority rule. God bless Singapore!

Unfortunately this is how society works, the lower income to lower middle income is "stepped" on for the upper middle and upper income folks to get richer. It will come down to these lower income having to rent (similar to HK, Korea, Japan etc) when the cost of housing is so expensive and unaffordable for younger and lower income people. Let's hope the Gov bring out some cooling measures like ABSD for HDB flats above $800k, scaling the ABSD % as the price goes up higher, ABSD to be paid in cash only. Haha, similar to that of cars, they should make it 80% cash payments and a maximum of 20% car loan, to attempt to reduce the demand for cars and reduce the COE prices. My 2c... open for friendly discussion... :)

@@Twodaae Korea, japan, hong kong - these countries all have rural areas or slums. In Singapore, where can you find such a place? Even Woodland previously considered "rural" is on par with the rest. Jurong area is rural? Those housing is cheapest there, it is not cheap relative to the pay or lower income group. So comparison is not appropriate. Now how? These people will become very "disruptive" or "destructive" If they are having difficult lives, they will ensure the rest of Singapore suffer with them. They have every right to do that. Even renting is not cheap. Furthermore you want them to build a family their whole life and renting rooms? 20% of Singapore population?

@@Twodaae The comparison to Hong kong , korea, japan is inappropriate. These countries have rural areas or slums. But for Singapore, previously Woodland is considered "rural" but now housing prices have caught up with the other areas. The cheapest housing is in Jurong area and even that is not cheap for the lower income group. You suggested renting. Even the rent nowadays is not cheap. Anyway, you expect 20% of our population to build a family through rented rooms? If these lower income group live difficult lives, then they will be "disruptive" or "destructive". They are not going to let the rest of Singaporeans enjoy while they suffer.

@@magnusthor6259 the law in Singapore is much too strict for the less fortunate to wreck havoc for those who are well off. However, we must take into consideration Singapore itself used to be a slum, and it was built into the city state today base on the hard work of our fore father's and our current working generation. Those who are "left behind" have to think about why they are in their situation when the bulk of their countryman are able to keep up with the progression. Renting for 20% of the population is not impossible, not favorable however but it beats not having a roof over their head. When housing prices is so expensive, buyers are not able to cough out cash down payments or deposits, or sudden hike in interest rates hit, causing one not to be able to service the loan, renting will be the only way out.

Basic maths tell us the capital appreciation model is Not Sustainable. Dont be mistaken . Till now, still ok but getting worse and worse. Eventually, prices will be too high for the future generation. Cos if prices dont keep going up, voters reselling their flats will be angry. So the music will stop and someone will have laid the highest and not able to sell higher price. To burst the bubble, condoning helps

Mr. Lu, you forgot 2 very importamt factor regarding Choa Chu Kang. 1. CCK is DPM Gan's turf. 2. JRL will start operating in 2026 and CCK has two separate MRT lines.. You think CCK HDB will not go up?

You mean the land at Tanjong Pagar where over 40th floor Duxton HDB is LESS crowded than the same plot of land size at CCK or Jurong west where the HDB are less than 16th floor high ?My goodness where is your common sense ?

My believe is always that your first property is always a home and not an investment meant for profiting. If you profit upon the sale, that's a bonus. However, after the first, second property onwards, its all about captial appreciation and rental yields, please correct me if im wrong (mindset)
