One missing point. That’s precisely why government release 5,500 SBF flats come February 2025. These are new flats with ready keys for new couple or families to move in almost immediately, thus, the MOP flats + SBF availability should be more than 10K. My suggestion, go for SBF February for those who need key urgently. Those who can wait, go for BTO. Avoid resale as it’s all time high.

Let's hope that the govt is serious in curbing property prices. They know the loop holes but still allow the loophole to exist. They know there are alot of flippers for private properties, but allow them to sell on TOP, counting the time from the 1st purchase during launch. This in turn makes private property prices high, and bringing up the HDB resale market. Egg and chicken situation.

@@plantersg Yup, have been advocating for this since early this year as there are many flippers for private new launch, trying to flip for a profit in just 3 years time. If HDB MOP tenure starts from Key collection, shouldn’t this be the somewhat similar for private? Best part, tenure for private starts from the day developer launch the project if I am not wrong. (Need verification on this) But SSD starts from the day you sign not when you collect key. This is clearly an opportunity for flippers to buy and sell within 3 years when they TOP. Unfortunately, genuine buyers who want the new launch may have to wait due to poor queue number. Question is, what economic value does all these flippers have towards our economy and society as a whole? Unless buy for rental investment, they contribute to higher property tax which has some economic value. But flippers, none.

Million dollar hdb is a tiny proportion of the overall resale units. For pple who are willing to pay over priced flats, they will learn to repent when the bubble burst, or when they hv cash flow issues. I don't think sg population can increase continuously, so its a matter of time when over supply happens and price drop.

That's because the median salary for Singaporean households is holding above $10k/mth, with a 30yrs mortgage tenure, its still manageable. There are subsidies for first time home buyers but it ranges, as for those who applied for BTO, these are heavily subsidized, hence the proceeds from the sale of a BTO is usually very high, allowing them to purchase those million dollar homes after or an upgrade to private housing.

When people do well they want to upgrade. .so another contributing factor is those landed, condo have been increasing so so so much higher. To add insult to injury, 15 month ban expires, private flats very expensive and tiny,vso turn to HDB resale, increase in population, not necessary increase in citizens, but migrant workers. There are other thjngs government can do, launch more new flats soon, increase subsidies to help those who need flat urgently, rent accommodation . Easier said, the land available is finite.

Mr Loo, you speak for the middle income group to the rich group. Even when you mention children, you also pointed to BTOs. Do you know that 50% of our young dont make it to Univerisity? From internet "As of 2024, 43.3% of Singapore's labor force has a university degree or higher." So even if 20% form the lower income group, can they with $1k to $3K salary afford to buy a HDB flat. Now if 3 rooms HDB resale flats costing close to $400K to 500K what is your advice to this group? Dont be too happy. If things happen as you think, I think the subsidies for this group will go super high and eventually this cost will be borne by the middle income and rich group. There goes your profits in your $2 million HDB flats. The other alternatives will be to bring the price of HDB flats down to affordable range for this lower income group. Take your pick. If nothing is done for this lower income group, our country will become unstable, crime rates will go up, it will no longer be secure and support for the ruling party PAP will be severely eroded to the extent they will lose their majority rule. Unfortunately this is how society works, the lower income to lower middle income is "stepped" on for the upper middle and upper income folks to get richer. It will come down to these lower income having to rent (similar to HK, Korea, Japan etc) when the cost of housing is so expensive and unaffordable for younger and lower income people. Let's hope the Gov bring out some cooling measures like ABSD for HDB flats above $800k, scaling the ABSD % as the price goes up higher, ABSD to be paid in cash only. Haha, similar to that of cars, they should make it 80% cash payments and a maximum of 20% car loan, to attempt to reduce the demand for cars and reduce the COE prices. My 2c... open for friendly discussion... :)

Jurong area is rural? Those housing is cheapest there, it is not cheap relative to the pay or lower income group. So comparison is not appropriate. Now how? These people will become very "disruptive" or "destructive" If they are having difficult lives, they will ensure the rest of Singapore suffer with them. They have every right to do that. However, we must take into consideration Singapore itself used to be a slum, and it was built into the city state today base on the hard work of our fore father's and our current working generation. Those who are "left behind" have to think about why they are in their situation when the bulk of their countryman are able to keep up with the progression. Renting for 20% of the population is not impossible, not favorable however but it beats not having a roof over their head. When housing prices is so expensive, buyers are not able to cough out cash down payments or deposits, or sudden hike in interest rates hit, causing one not to be able to service the loan, renting will be the only way out.

Basic maths tell us the capital appreciation model is Not Sustainable. Dont be mistaken . Till now, still ok but getting worse and worse.
