@@digbysirchickentf2315 As a business, they can write off losses on their taxes. That isn't a solution for them, but it does buy them time. These vacancies are a fairly recent problem. I suspect for many landlords, reality just hasn't sunk in yet. It may take another year or two.

Hong Kong has a similar problem with commercial space; lots of multibillion dollar space unoccupied since there is a movement for a 4 day workweek. But the last nail in the coffin is COVID lockdowns ordered by CCP . Singapore has picked up all of our business and that place is now booming. Singapore is also very pro crypto, so they are getting lots of money (laundering) into the region.

Thats because work from home is the major factor for businesses closing. The business from people going to work was the main reason retail and restaurants are in this part of town. The restaurants on kearny, etc used to be packed before the pandemic. Most restaurants are only open during weekdays and some were for specific times to cater to people who worked in the area eg they closed when people went home for the day. High rent, less people in downtown/financial district, businesses leaving are the major factors. This part is relatively safe (although there was a lot of homeless around the area during the pandemic, its better now).

Was at the Civic Center two days ago, drove around and walking...no restaurants open near the Federal Bldgs. or CA. Supreme Court. Drug activity everywhere for blocks. And no tourists were evident. Only Macys and the St. Francis Hotel are sill open at Union Square. A Community policing Urban Renewal group patrols for safety but they have no way to keep anyone safe. This is a zombie apocalypse. I worked downtown years ago and it is sad to see the decay. Metal Leo is evidencing reality of the destruction of what was a beautiful city.

We drove down to San Fran from Vancouver many times, last one on Jan 1 2020 before the borders closed. Each time we visited, it progressively worsened - more street people, homelessness, closed stores. We now live in a municipality in northern Philippines which is thriving - new stores, buildings, no homeless, no open-use. Even Manila is thriving with new construction. San Francisco used to be a world-class city, its a real shame what has happened.

Yep i am in the furniture business and we used to have a buiding on Market street and even 15 years ago when it was leaving the city of SF for Las Vegas i knew its not a good thing to have trade shows and large events going eleswhere in part to the homeless problems that were allowed to take over the streets of SF but i believe it will be brought back to life with the new Supreme court dicision allowing the cities to get cleaned up and its happened in other places and urban renewal is nothing new but Landloards in these areas will be taking a haircut for the 1st business willing to come back at the same time enforcement must be a priorty to make business and there customers feel safe or the hole plan goes in the shitter...

I'm in Apache Junction where here in early Oct. it was 103 temp which I'm fine with. The 3 best small city/big town places to live quality living wise is here in Apache/Gold Canyon, Bisbee, Oricle, Oro valley, Sierra Vista. Choose carefully...

I lived in San Francisco in the late 1980s and left in 1990. At the time I left, The Embarcadero Freeway was still standing, but it was no longer in use. It had nearly collapsed in the earthquake in 1989. (Boy was that a fun day--not!) The last time I saw the freeway it was shored up with so much lumber that you could have built a small subdivision. That said, I gather the area you were walking around was developed after the freeway was demolished, because I don't recognize any of the buildings. All I can say is I was lucky to live in the city at the time I did, because it was a thriving, bustling city, and back then the Embarcadero was a clean, upscale part of town. There was also a Hyatt Regency Hotel at the Embarcadero. I stayed there one time before I moved to San Francisco. Parts of the movie, The Towering Infernal, was filmed in the hotel lobby, Wonder it the hotel is still there.

They are not working downtown now in anything close to pre-pandemic numbers--hence the sky-high vacancy rates. However, more companies are asking their employees to return to the office from three to five days a week so we shall see.

Used to work on Commercial Street right near Embarcadero in the late 80’s before the quake. It was absolutely jumping back then. Embarcadero was prime real estate. Makes me think of an ancient civilization now gone 😢 Thanks for documenting Leo

We give away about $3 BILLION in free helthcare to illegals here in CA. The budget deficits are increasing. With a $20 minimum wage, most businesses cannot afford to stay here. I hope everyone left can afford to move, because someone has to pay for all this, and the rich who paid the lions share of taxes in the state Now GONE. Inevitably someone will say 800K! So sad. I was one of the first customers of Gordon Biersch when they first opened in Palo Alto. Dan Gordon was going to give me and some employees mug lockers, but Silicon Graphics gave him like $100k for spots, so they won. Still have my engraved mug. They used to have 2 liter boots, but stopped as they were always stolen. Sucks to see their flagship mega brewery gone, but I suppose it’s been decades. This was such a bustling part of the city, so glad I left.

Embarcadero coming back? It's in a Doom Loop. As more shopping and food leaves it causes more remainders to leave which in turn... You may get a small business to come in and setup shop because rents are cheap but they can't survive and eventually leave too. It is real tough to reverse a doom loop without radical change and, frankly, if San Francisco voters, the ones that are left, decided to correct the problem it would be years in the fixing. It is simply easier and quicker to leave which accelerates the Doom Loop making it harder to fix.
