आपकी बात सही है 10 साल पहले की सोच रहे हैं आज का पता नहीं मैने 50 लाख लगाये 2012 में आज कोर्ट में कैस लड रहा हू बैक में भी रखा होता तो डबल से ज्यादा हो गया होता जहा भी पैसा लगाया लम्बे मुनाफे के लिए वह नुकसान हुआ दर्द और झेल रहे हैं 100 प्रतिशत सही बोला जहा भी पैसा लगाये बहुत सोच समझकर लगाये लुटेरे भी बहुत बैठे हैं सपने बेचने वाले बहुत बैठे हैं

I am from south, Bengaluru Exactly. Inside city the rent is 12k for a 1bhk Just on the outskirts of city it's 3-4k for 1bhk And being a non Hindi speaking guy, I am following u because of your bundle of knowledge. Sir very good analysis for calculation..you should consider agriculture land needs for the food security of the country. Also urbanization...the residential real estate trading is mainly in urban areas where major chunk of population lives and it's ever increasing....will it change after COVID....only time will tell

Dwarka Eway has been speculative as well. 13 years passed. You correctly said that flats sold at price 10 years before have only depreciated. Upcoming projects are being charged premium due to the same reason - Speculation. The story of 2-3 years is going on since past 5-7 years as well. All good if it completes, but builders expect people to trust and pay future prices right now.

@@SangoLifeSutras yes, but the amount spent is huge in real estate/home. Failure in stock can still be recovered but very very very difficult with real estate. Plus the loss of time is mental torture. Would request you to discuss on good ready to move value projects in livable areas. I am sure this will help many. .

Property price hike is due to cash currency notes of Rs.2000 and Rs.500 which is used as black money, if in future these notes are closed due to growing flow of online transaction and digital money, property rates will automatically down in all over India.

We also need to consider the per capita income of Australia which is 40 to 50 K USD against our own 2k USD. Most of Australia is unlivable .Buying land can pay off provided it is in an area which is close to a city and govt invests in development . Also economic development plays out on the land rates. But it is speculation and only people with extra cash should play this.

Sango ji you are right about expressway access. I bought land in a village because of a new expressway but the village as you said has no access and one needs to drive 5 km on service road to enter the expressway.

I was 34 when I got original allotment of yamuna expressway........ Plot 1000m At that time I was working in a bpo...... And was also doing part time MBA from mdi..... This plot created so much trouble in my life........ I got deviated from every thing.... And the life really got derailed Its true..... We should look at the near future......... Planning of too far...... Can be damaging....... Very damaging

Very nice video. Most of us lack this clarity. I believe that we need to have a clear purpose behind our investment. I am a Rental Landlord. I purchase assets with rent in mind. I don’t intend to sell. But I always keep rental aspect in mind. I have purchased a plot in Jhajjar because of the warehouses . This was done to eventually build rooms and rent then out . There needs to be a sense behind our investment. Pls make a video on gold

It is true that people invest in real-estate with a confidence that money will only appreciate. Plot is difficult for salary class for black component and price range. YEIDA main jo main issue mujhe lagta hain wo ye ki bahut jyada supply hain and bahut kam life jeene ke liye facilities and maje ke baat ye hain ki YEIDA ka khud ka HQ bhi YEIDA main nahi hain, their officers also don't want to travel that far remote place. Kisi bhi brand new jagah ko basne ke liye 30 years lagte hain which is very very long time for everybody.
