Your information is most encouraging and motivating for those of us who are sceptical, and scared of what the total cost would amount to. However, having searched diligently for it, I am yet to find any video where you have discussed the use of burnt bricks in building. To this regard therefore, please permit me to humbly ask the following questions (with the hope that you will take out time to get them properly researched out): 1). Are burnt bricks produced in Lagos-Nigeria? Where exactly and by whom? 2). How much does a burnt brick cost? 3). About how many burnt bricks will be required to build a standard 3 bedroom duplex? 4). You have very good advice but I believe that what you call redundant houses bring visual aesthetic to an environment. If we were all the same, it would be absolutely boring. Moreover everything goes in a cycle. Modern is in vogue for a time while contemporary is relegated to the background and vice versa. Flo! Love your shows and I'm a subscriber. Please let me enlighten your audience. There's mortgage facilities available in Nigeria and I can help anyone right from my base in the US. Here's the kicker, most people don't like to take loans but if you stand in front of a church or mosque and pray that everyone to become Dangote, they all would want to but Dangote would always use mortgages and loans!!!

You think? lol in Nigeria today, building materials are definitely more expensive year on year. They are more expensive now (rainy season) than last Christmas (dry season). Even when we had stable prices, the setbacks due to rain is not worth the tiny difference in price.

Build your personal house first. It will motivate you to build commercial. You can build flats and can rarely collect rents in Nigeria ( you need to factor in the propensity of tenants to owe rents in your calculations). Build for your family and be comfortable first before thinking of investment. We live once

Block of flats is the best for a 1st time project. Say 4 flat as 1st project, u move into a flat and let 3 out. Smarter move that. Tomorrow isn't promised to any of us.

Is it air that will bring about updates? Updates come when there are updates to be made. If you don't see them, it means there are no updates to be made. Constantly asking me when I will post updates sounds like I am your contractor building your house for you. We don't have flow of cash like ndi Nnewi ooo. Be patient, whenever there's an update, you will see it. It's rude to come to a whole video, no comment about the video but "when are you going to post updates?" Mba, my brother. It's high time I called you out on that.

Flo, you are doing a great job, your video is very informative. The examples of person A and person B are not very valid; it is like comparing orange with mango. A logical comparison would have been the amount of rent that would be paid for the they house they built being equivalent to the amount they pay for the house they rent.

But how much you pay in rent can never be equivalent to the cost of a house. A whole house? No way. You should be talking about how much they EARN. I decided not to consider how much they earn either because it's not about how much you earn, it's about how much you put to good use a. k. a. invest.

The other way to look at it is they would gone for a bigger house/appartement that would have cost so much as what they are getting as rent from the house they built.

No. If they use ALL the money they make from their first house to pay rent, the aim of MAKING MONEY from their first house is defeated. They can as well build personal mansions and move in. I don't want that. I want them to make money from their first house. This means Mr A lost out. Ms B gained some and Engr C gained the most. My attempt to clear this up is based on the assumption that I understood where you are coming from because to be honest, I think you've lost me. 😂 This comparison is similar to the parable of the talent in the Bible but in mine, all 3 people have equal amount of talents to build a house with. The choice of house to build is up to them.

It depends where you live. If you live in Nigeria, you better build personal house first to secure yourself before you build commercial property. After all, the only rent you are guaranteed to collect is the initial rent. Tenants are not very keen on paying rents.
