I have come to the same conclusions you made in the Batumi video, only I had to spend weeks researching and watching heaps of videos and articles. Each source I looked at never explicitly made a clear point and usually concentrated on one aspect of the market. I had to deduce conclusions for my self from all the info. Your video on Batumi was my last attempt at trying to figure out the real estate market there. I have definitely hit the jackpot. All my concerns were confirmed. I have no reason to doubt the info. you give regarding Tibilisi or any other city for that matter. Keep on posting new videos please.

Thanks so much for not just this but all of your videos. Very insightful. I made my purchase on a flat in downtown Tbilisi. Some tips to add to your already good video. Arguably the most important especially if you're a foreigner: real estate lawyer. It usually cost around $1500-$2000 to get a professional legal service. One of the most common risk you deal with is the lien on the property. A good real estate lawyer will help you find this out. One of the property I was ready to pull a trigger on had this (and the owner didn't disclose on purpose until we found out). In my case, I actually got a loan from a Georgian bank. You can get a decent interest rate the first 2 years depends on promotion at the time. However, if you go with this option, you can save money on legal side because the bank will do all the due diligence for you (since they have to protect their investment). Just some tips from actual experience :)

I myself am from Bulgaria and would be curious for you to make a video about investing in the capital (Sofia) or the seaside (Varna/Bourgas).I myself think it's definitely not worth investing in Sofia as the prices are way too high for the value one gets in return. Thank you for your feedback. Bulgaria is one of my favorite countries and a great place to invest. If you look at my video library I have done several videos on Bulgaria including Sofia, Varna, Plovdiv, Veliko and Bulgarian ski resorts and Black Sea coastal places. Prices have gone up in Sofia and Varna since I made the videos but I still think they are good long term places to invest especially Varna

I ve heard scary stories about mafia in Georgia 🇬🇪. Unfortunately they are also approaching foreigners who bought flats in Batumi- at the sea side. In this case , you pay for "protection" of you r new house. Not sure about how is it in Tbilisi.

Hi Stefania an excellent question. In Georgia I would only invest in Tbilisi not Batumi. In Estonia you have more options Tallinn, Parnu and Tartu being the main cities. Also Estonia carries a little less political risk than Georgia (although I do not think the risk in Georgia is significant), is more digitally advanced and for most people geographically will be easier to reach. However for a low budget, good yield and potential capital gains opportunity I would invest in Tbilisi at least over the short to medium term (3-5 years).

What about the risk involved with the depreciation of Georgian Lari? If I buy with the current Euro/USD/pound vs Lari, what if the Lari drops dramatically when I want to sell the property?

Hi Massimiliano with any foreign transaction there is a currency risk for example the British pound has fallen significantly over the past few years against the Euro/USD and it was considered one of the best currencies to hold in 2015 that said the Lari is becoming a more stable currency so you should not see any dramatic currency loss. If there is any loss it will be small in comparison to long term yields and capital gains that can be achieved and lastly don't forget you may actually make some currency gains.

It's hard to sell the property in Georgia as a foreigner. So value depreciation is not the biggest risk. If you want to buy a property in Georgia as a getaway home it's ok. As an investment I would not advise it.

I am on average getting 7% cash flow through rent (only investing in central parts of the better areas in the city). I expect the annual value increase will be around 5% which makes it a total of 12% ROI/annually. Studios are yielding higher cashflow than larger apartments, generally.

Hi Sribalaji the average net salary in Georgia is USD 340 approximately (taken from Geostat end of 2019). Tbilisi statistics are harder to find but salaries will be higher than the average. Having been to Tbilisi and asked around I reckon net salaries are around 400-450 USD net a month. The more interesting facts are that salaries are increasing rapidly year on year compared with western economies.

After only ONE year without tourism, totally dead Real Estate and no foreign investment... the poverty rate in Georgia is exploding ! By next year, the whole country will be for sale. The majority of Georgians would rather catch a virus that has about 0,5% fatality rate than having to go through the imposed misery by the "genius" Bolsheviks billionaires of Davos (Bill Gates, Klaus Schwab) who wants to "rebuild" the world. I think Batumi is where realistically 7% - 8% return on investment is possible (not in Tbilisi where returns are half of that and the lifestyle is less appealing than Batumi). In the medium to long term Batumi real estate has much better prospects because it is a 'mini Manhattan' so basically a dynamic metropolis of high rise buildings and some beautiful parks and the sea with the Turkish border a short drive away and 3 modern airports serving the city.

Hi S Shetty I am not an expert in this matter but I think it would cost nearer 400-500K USD to buy a large business hostel in Tbilisi. I think with 200K USD you should be able to buy a hotel size 500-700 SQ Metres perhaps with 5-6 rooms or a fairly small hostel. Anybody on here that can give further help to S Shetty
