@@benng7306 Quite similar to the Amber Park compact 3 bedder layout. Nowadays seldom see compact 3 bedder layout as bad as this SORA's. Think the project trying to appeal to larger unit ones.

Brownstone is transacting $1500 psf alr, as it's near mrt. Northwave is further away so if u can get $1300-1350psf will be a good deal. Their layout is larger, lesser neighbours, and aircon badminton hall. + future expressway nearby, potential ec or condo site beside and international school too :)

@@evoxpress good question. For this, have to see the bigger plan for north transformation, and any new land parcel that will hit high pricing moving forward. Champions way will have a condo launch this year and might sell $1850-1900psf, Chencharu will have a ITH launch and might sell similar or higher pricing. North is currently under value but is in the works for many things to come, ie RTS to Johor in 2026, North south corridor in 2027, and might have a new MRT coming (not TEL) 😁

Hi Eric, to see if the entry price for any newer condos is good, can I also use the basis of increment of $50psf each year for surrounding older condos and compare to the entry pricing to the newer development?

@@savvyericchiew Hi Eric, $50/psf per year. 2024 to 2028 should be 4 years. (benchmark 3br used was transacted in 2024). Shouldn't it be $1450+$200 (4 years x $50) instead of $600 (12 years x $50)?

sora is extremely overpriced! $2.5M for 1098 sqft is very expensive! Can buy a similar size in RCR near MRT at $2.1-2.4M!

Wow Lao Eh, 30Million Networth fellow cannot event afford skincare or dermatology care for himself. Hello Eric, I really replayed a lot of times. Was there an error in the calculation? Why did you add $600 (12 years) to the current price of Lake Life? Shouldn't you add just 4 x $50/yr = $200 to the current price of $1400psf, because Lakelife is currently 8 years already?

@@savvyericchiew I almost typed the same question. 🤣 I also confused.. Now the 2024 price of Lake Life is $1400 psf. In 2028, 4 years time, should be $1600 psf isn't it? If 12 years gap should take Lake Life 2016 psf price add $600. Maybe my math fail.. 😅

The starting from 1850psf sounds attractive but that's only for the 1br without the lakeview. Based on the indicative price 2br 3br actually starts from 2100+psf.

One agent tried to convince me to buy and told me there will be an upcoming HDB residential plot in the ex-Tang Dynasty area and these are the potential HDB upgraders that will buy into Sora or Lakegarden when they choose to upgrade after MOP. (ps I had blocked the agent) 😂

Not really, Loyang will have no MRT nearby, but Sora will be close to the upcoming Cross Island line (Stage 3 from Jurong Lake District Station)
