Thanks for this video. You should really add some keywords to this video, I've been looking for videos like this and only came across it randomly while looking for flashing tape. Liquid applied flashing, liquid applied weather barrier, air and water or air and moisture barrier, air and weather barrier, zip flashing, zip liquid flash etc etc. And I agree with other commenter, it makes sense to add a layer to the sheathing to flash the entire transition.

I have now used the liquid flash on several parts of my house and I can now say I love the product and the result, but still hate the dripping. The liquid is just too …liquid. All kidding aside, the end result makes the irritation well worth it and I’ll use it in the future (both zip system and Prosecco). The parts of the house I’ve flashes with these liquids have no bugs at all and no air intrusion at the sill. The house is much more comfortable. If I was a mason I’d pull down the brick facade and fix those walls, too. Air rushes through those walls.

I appreciate the video. Thank you. I just got done doing this to the back of my house and, unfortunately, I found doing this much harder that it looks in the video. I want to protect the bottom of the sheathing and the sill from water and feel like liquid applied flashing was the right move. The first thing that was much harder for me is that my foundation is not tall like the one in the video, only 6 inches, so I was face in the dirt for much of the time in order to see sheathing/foundation boundary. And my number one gripe is the dripping. (Oh, the DRIPPING!) As soon as I applied the zip liquid flash strings of the stuff dripped down beyond my tape line. And that's not the worst problem. The stuff wouldn't just stick to the sheathing or foundation like I expected. I didn't see THAT in the video. How do you deal with that. I had to go back over and over again, trying to get the liquid flash into gaps. I'm tired. I hated it. If you have any suggestions for how to deal with the dripping I would GREATLY appreciate it because I would like to use this product as she did. Thanks.

I'm looking for a good wood to concrete tape for basically this exact reason lol. Looks like a pain in the ass the liquid flash that whole area.

Use a clear silicone, not the crap product suggested here. Silicone will stick to anything except loose dirt.

adhesion problems with liquid applied or tape indicates surface contaminants or dust. clean the area and allow to dry, then apply.

You could tape the bottom of the zip r with their tape. Cover the face bottom and back size of the sheathing. Install the sheathing and wipe down the tape with acetone to remove the release agent. This will help zip liquid flash stick to the tape. Liquid flash all the joints at the bottom and the bottom of the sheathing and foundation connection. You could also have some sheet metal bent to attach to the sheathing run down to cover the insulation on the bottom and to cover the foundation (1-2inches down). Tape the top of the sheet metal to the sheathing and liquid flash the metal to the foundation. Hope this helps.

Needed to apply some to the exposed bottom edge of the sheathing. You can also use a paint brush that is cut down to help drive it into the nooks and crannies.

was thinking the same. despite zip sheathing being impregnated and not prone to water damage like the cheap stuff, i would have felt compelled to go back and cover that edge, for longevity.

Way cleaner and easier to use Siga Fentrim to seal that detail. Especially if you’re in Maine. Performance Building Supply is right in Portland.

hey hey, my 1962 home's sheathing sits on top of the sill plate making it exactly flush with the foundation wall (1962 build, no overhang) would I seal the seam between the sill and the sheathing and squeegee sealant over the exposed sill?

You could use liquid flashing or high-quality flashing tape. If it is accessible from inside, you could also use spray foam.

If the sheathing did not already have integrated WRB, housewrap would go on the outside of the sheathing.. Some people seal the bottom with tape, some people skip caulk the bottom, some people do neither.

Didn't need to touch up all the nail holes in the Zip sheathing - only those that were severely over-driven. Bottom exposed edge of the Zip sheathing also needs to be flashed.

When you say flashed, do you just mean covered using the same flex sealant/caulk like product she was already using, or do you mean something else, like a metal flashing of some kind?

@@bmfitzgerald3 some do both (liquid flash and metal flashing - metal is usually placed for pest control if there is sheathing/exterior insulation material susceptible to insect damage). Bottom edge of Zip/OSB/plywood should be sealed for continuous air barrier (side benefit will prevent moisture wicking at edges and act as a bug barrier - no air gaps means no bug access).

it is a regular sill seal gasket. The "extra" is sealing the outside with liquid flashing. People seem to forget that ebvery joint in an assembly is a leak UNLESS it is sealed. People seem to think it only MIGHT leak. But there is nothing hypothetical about it. All joints are leaks unless sealed.

The video says duct tape but others use painters tape I think as well. Might be hard to get it to stick to concrete though, I'm not sure.

I did this last week using gorilla duct tape as well, leaving 1" exposed between OSB and concrete. I used Prosoco R Guard Seam Filler (pink stuff) though, it's probably a little thicker but in the end I imagine the effect is the same.
