landlords are parasites they offer nothing other then feeding off people that can't afford a deposit for a house and never will because landlords suck the resources away from the poorest people to buy more houses the feed off more poorer people if they all left the market there would be more houses for people that want a house to live in not be parasitical with.

Brian 30% left in the last 2 years, the result of that is rents going through the roof. If you seriously want the council or government to be the landlords good luck with that.

Clearly people want all rental properties to be owned by billionaires. Nobody is complaining about apartment building landlords, but they get all upset when mom and pop landlord have 2-3 rentals to support them in retirement. REEEEEEEEE why is somebody doing better then me???? I want my landlord to be a billionare who lives on a yacht so I never see them! I want to work with a minimum wage property manager!

Correct, I'm a landlord and have saved for a deposit for each of my properties so I'm not feeling guilty. I have friends with good jobs who can't save a fiver and ask me how I've done it. I'm self employed so it's a pension. Watch rents increase if most rentals are owned by big corporates and supply decreases. I've also been a tenant myself and have had good and bad landlords so I'm making sure I'm a good one, my last tenant bought me a bottle of bubbly so I must be doing something right.

I hate mom and pop landlords, I've sued 3 of them. Since I've been renting from corporations my life has been easier. They benefit from economies of scale (I've never had to wait more than 1 days for repairs), I don't need to worry about the landlord dying or getting sick and getting a disrupted service, businesses are more aware of the law and tend to act within it (due to fear of being sued. Also the business model for large corporations is such that they plan for set rental increases that also allows me as renter to prepare. I can't wait for mok and pop landlords to get pushed out.

@@dlc2479 i dont suppose youve dealt with Housing Associations or even the Council for that matter. HAs are massive landlords with thousands of units in their portfolio. And many of these Housing Associations have a large backlog of incomplete works and many of their tenants despise them say tgey wont answer calls or emails And then there's the Councils. They can take some of the blame for this housing crisis. If the government were actually any good at providing social housing then there would be no demand for private landlords. Landlords do provide a service that the government is really bad at. PRS also saves the taxpayer billions not that that's a priority of our political classes

Agreed, @dlc2479 will have something to complain about when another 30% of PPL’s leave the market! His/her rent will go through the roof as supply and demand gets worse! What you don’t think corporates won’t up rents when supply and demand gets worse? BTW, I’m a “pop” landlord and look after my tenants, so much so they send me Xmas presents! Long live the much needed PLL’s!

There aren't enough rental properties in the area I live in. Not everyone wants to buy. Driving landlords out will make it harder for people who want to rent.

I am a Landlord and also a Renter. I was served a Section 21 by the Estate Agent from the Sales Dept and the Letting Dept did not know. Section 21 is too cruel for tenants who live in places where rental properties are hard to find. Two months?!?! It is insufficient. The current government has demonised Landlords to distract their inability to provide affordable housing. It is the same old problem with all of the country such as Water and Railways, the government depends on private companies to provide these services for a public good and they are beholden to their stockholders. This is why in mainland Europe there are plenty of cheap trains to everywhere and no sewage in rivers or public beaches.

So I can agree that the term should be increased to maybe 4 months for a Section 21 notice especially for vanilla buy to lets where the person rents the entire property. This gives the renter sufficient time to find a new home & gives the landlord a reasonable time frame to get their properties back, but for HMOs 2 months is a better term. I've had to serve quite a few S21 notices and to be honest the main reason to do so is because of bad behaviour from the tenant. All my properties are HMOs so antisocial behaviour by 1 tenant will affect the rest of the household & hence that person needs to go. If you want to go via Section 8 then you need to prove this, that & the other which in terms of anti social behaviour isn't easy to do. Therefore for speed and so that my other tenants don't suffer S21 was the easier route to take. For example I've had loads of issues with tenants getting into drugs & it turns into an absolute nightmare for everyone else, inviting random people into the property, loud music right throughout the night. I had 1 guy who was trying to do his jamming sessions whilst high as a kite and another guy who thought he was Sam Smith trying to record KZbin content and singing into the early hours. Ironically alcoholics seem to be allot easier to deal with, but drug addicts are lost to the World. You could say, well you have to be more careful who you rent to & I agree, however when the person turns up and is perfectly normal and has references but then descends into chaos whilst living in your property (which I've had on at least 4 occasions), then there isn't much you can do.

@marklewis3023 sounds like you have had some bad experiences. I agree, someone can come with references and look very decent and then be a horror to manage. I suppose the system will never be perfect or deal with all eventualities. That's the problem. The system is based mainly on profit, and it's broken. I am sorry good landlords have to go through that, just like I am sorry for good tenants that have to deal with awful landlords. We need laws that protect everyone.

I understand your position with disagreeable tenants. The problem is with the housing market, in which the government has outsourced its responsibilities to provide social housing to the private market; these failures are glossed over and it is easier to do dog-whistle politics and demonise 'greedy landlords'. People with substance abuse problems require care from the health service, not being left to rot on their own with little inability to manage their lives. We are now the most unequal country in Europe when we were the most equal 20 or 30 years ago. What happened to the 350 million pounds per week ? @@marklewis3023

All the rules regulations here are to protect the only tenants, who is using sometimes the landlords to get the council houses. There are no rights what so ever for Landlords unfortunately!!

Good news, even though I never had to serve section 21. Only had good tenants :) (perhaps one or two a little difficult but always paid the rent) Next gouvernement decision: section 24 !!

Until Labour get in, they will make lots of changes that have negative effects on landlords. I house 60 people in properties, many being emergency housing/temporary accommodation, housing benefit etc. I work very hard to provide safe warm housing. I'm out! We have been hit with so many extra costs, so much extra legislation and negative feelings. I'm now embarrassed to say I'm a landlord. I already have properties for sale and plan to be fully out of the market within 5 years. If say to tenants, be very careful what you wish for, there's a storm coming! Most landlords that I know feel exactly the same as me and have similar plans.

I am sorry to see good landlords leaving the game. I have rented for years and was always dealing with good landlords. However, people like you should not carry the burden of fixing the system. The whole system is broken and too speculative, for everyone involved. Maybe the solution is not a patch put here or there, but reviewing and creating a system that allows affordable housing for everyone. If you then want to be a landlord and invest on the market, go for it.

This is good news. More properties coming on to the market, with less get rich quick “property investors” buying, means prices will fall. Those trapped in renting may actually be able to afford to buy a place of their own when things finally level out.

The tories only fiddle with the problem instead of building houses that would have eased the shortage rent is still high for many , Landlords don't have it made some well off ones maybe their are many who have a couple of properties to rent if you kill the market where can renters go its this tory govt who have failed to encourage contractors by means of any incentives to build.

Im not sure it would get enough views, but I can share my experience here. Ive had this before, the estate agent was stealing rent and spending it clubbing. Step 1 leave them ASAP you need to go with another agent quickly. Step 2 file a county court judgement. Step 3 tell them you will ask local facebook groups for help as they are not paying rent. That shames them and they wont want their reputation damaged. Act quickly is the main thing. Good luck.

I think there was also an announcement on this at the same time as the section 21 one. Something about being able to serve a notice to end student tenancies I think.

@@JS-ie1xo Yes that’s correct so we will be able to give notice at the end of the academic year. But rolling tenancies are still in there and will increase voids . This is recognised and a concession will be made for purpose built student blocks but not for licensed prs student houses. All of these short sighted decisions result in it being ‘passed down’ to the tenant who pays more . They need to apply the same concession to prs to avoid unnecessary pain for the tenants ..

@@davidgoodwin6731 yeah, it’s insane, isn’t it? Thanks for the clarification on the notice period, I wasn’t certain on the details. I’ve seen Ben Beadle from NRLA talk about the discrepancy between PRS and purpose built student blocks, and it just makes no sense to me.

i've been issued a sec 21 by my estate agent, apparently at request of my landlord. I've been a long term tenant (renewed tenancy several times with rent increase) and never defaulted on rent, and never been in arrears. Do you think it's ok to contact my landlord and ask if there is a reasoning behind this? i.e. they want to sell, return to the property or have issue with us, for whatever reason. Thanks !

They should take care of everyone and let's not forget people who rent is a more vulnerable group that people who own more than one flat. The problem is not the landlords or tenants. The problem is that the whole housing system is quite rotten and speculative.

I had some traumatic experience with a landlord- nevertheless it is more worring to me when there is more protection for tenants than landlord- sorry it is landlord that takes all the risk and invest hard worked money. Tenants can always rent elsewhere or buy

A landlord is running a business, a business always has some risks and as a business owner you should be prepare for things going wrong and for eventualities. If you can't plan for that in a business, you just have to accept is a risky business. A tenant is seeking housing in a very challenging market, without housing or with bad housing, your life will be ruined. So I believe tenants should have more protection. I have bought my first flat recently, I have rented for around 20 years. I also own a business. I can tell you something, as a business owner you have to understand difficulties will come, this is not an excuse for bad tenants, but I truly believe the most vulnerable should be protected.

Landlords via registered agents should be easily and cheaply allowed like utilities to affect the tenant credit record with monthly payment payed on time or not. If they big companies controlled all rental property in the uk anyone paying late will be on the tenant credit record.

I don't know if I agree with that. Tenants are generally a more vulnerable group than landlords. It's tough enough for them. If they have children, are single parents, or have pets, they are really struggling to find places to live. Most of them want to meet their payments and live in peace. A system like that will allow very little room to a family that, for any reason, can't meet a payment on the odd occasion. Equally, we would then need a system to monitor bad landlords and put them on a record system, too. What you would end up with would be extreme control that can penalise people for the eventualities of life. As a landlor, you are running a business. Everyone who runs a business has some risks. The system needs to be fair for all people. I really wish everyone involved in the housing market would be a bit kinder.

Through the post being late I can have my electricity payment be late on the credit file through no fault of my own which affects my credit record and cannot be recinded. Landlords probably put paid every month even if paid late by 1 second. By utilities etc use computers that have no mercy.

Many are going to holiday lets, air bnb or serviced accommodation. Also, many were HMOs, so while people might not like them, when they get sold, they are often going to single family buyers, meaning multiple renters are now looking for a new rental following a single sale. I also reckon, with little to back this one up, that where the owner is very wealthy, looking just for capital appreciation, particularly somewhere like London, they are just leaving them empty, or using them as second homes.

@@JS-ie1xo I think air bnb really is a massive problem. I live in the coast, there is a large shortage of home here. It's full of Airbnb that make thousands of pounds over summer and are totally empty in winter. Meanwhile, the hospitality business struggles and the town centres become excessively overflown by tourist, which also changes the shops and culture of the town. Personally I would ban it.

Some stay empty some go to assylum seekers, some airbnb etc. Some will go to First time buyers. The problem is it reduces a property for rent which we have a big lack of currently.

Landlords are doing first time buyers out of homes so stop moaning they rob there tenants buy keep putting rent up and never do the repairs when interest rates go down bet landlords won’t put your rent down

@@propertyaccelerator Private landlords are worse. They simply don’t have the resources or are too greedy to do the necessary repairs to a property. The government also is not in the AirBNB business. Lastly, if interest rates go up the government won’t need to increase rent.

Why do landlords feel hard done by? You take a risk with interest only then start crying when thing's go wrong. A property is a investment like any thing else prices & interest rates rise and fall. You do not lose you pass on rises to your tenant or you evict them. Personally what you do is morally wrong imho you prey on the poor. Any one who doe not like what i think i do not care.

​@@nancyhood8395 I think that's a very black and white way of looking at this. It's not as easy as save and get a flat, otherwise everyone would do it. Not everyone has the same capacity, background or life circumstances to do that. I actually am one of those people who managed to save a deposit from scarch, alone. I was only able to afford something at 45, after setting up a business as a psychotherapist where I could make decent money. I don't have children or a car, so my expenses are minimal. No, in our current society it is not so easily done, particularly without family support.

@@Lucia-pd6fi well Lucia me an my partner saved like hell 13 times ,now got 10btls ,not one penny in support ,no inheritance, my chap at one stage worked 3 jobs, 18 -20 hrs a day ,365 days a year and he is so proud of that fact !!!we sacrificed holidays, cars,, food going out ,but at 50 retired, worked hard to be told from someone who hasn't worked that hard or long I'm immoral ,black and white !@?? Save and sacrifice, or don't YOUR CHOICE !!??
