Right on Casey. The carpet was removed from Dads home prior to showing. The new owner had her choice of carpet plus painted it the color she wanted at her cost. Worked out great, helped that she loved it and the location.

I wish I'd seen this before selling my last house! Picking neutral colors first would have saved a second round of repainting, sigh. As another poster mentioned, it's good to see before and after, but a short of DON'Ts contrasted with DOs would be less work while still being instructive. Or even just DOs.

Work with a home stager. That way they can be rude and honest with the owner and you are still the good guy (gal)

I was told by my Principal at school, that I needed to learn to use some tact talking to parents. Yeah...I just told them how is was and why their child couldn't read on grade level. hmmm didn't get a raise that year...lol

Actually I am seriously thinking about a house now because the walls are bright colors, I hate beige, gray or white walls. It is hard to picture in a neutral house with the colors I like. I know that is not the normal though. And one of the rooms is shocking pink and that would be my library. or maybe my bedroom.

Still not as entertaining as a travel video but I’m gonna show this to all of my house flippers before we do the Remodels. Then tell them why it’s not A good idea to try and stage the house with Mima’s antiques when the house is super modern or vice versa when I’m restoring 120 year old house why it’s not a good idea to use ultra modern furniture for staging. You might think that that would all be common sense to house flippers but you know what they say common sense is not all that common.

@@CaseyRoman luckily my wife is an interior designer and she steps in and tells them why they can’t do that and it’s generally first timers that watched flipper or flop and know that they’re going to make $100,000 but this video will be a good tool and save my wife some breath.

As a buyer, I hate this advice. I've seen so many bathrooms ruined by having the vanity replaced with a prefab Home Depot unit that sticks out like a sore thumb. I would prefer the original "builder's grade" vanity because it looks original to the house. There is nothing wrong with a house looking "dated." That is just HGTV propaganda. In fact, I would go so far as to say that a house should stay in the style of the time it was built. You wouldn't buy a 1965 car and try to make it look like a 2023 model, would you? The same should apply to houses. I recently bought a house built in the '60s and am currently rolling it back to how it could have looked back then, if the original owners had been less afraid of color. My bedroom is now painted turquoise with (very expensive) carpet to match. The kitchen is going to be burnt orange and my home office will be avocado.

Yes ... not every home needs to be that paper bag beige ... !!! ... The buyer will want to paint it their favorited color anyway ... !!!
