This video is only helpful if you're buying a house in Minnesota or more specifically, in one of the counties that requires a Compliance Inspection. However, I would encourage every home buyer to consider doing a Septic System Inspection regardless of what the state or county may require. In my state of New Hampshire, most homeowners living with a Private On-site Wastewater Disposal System also known as, a Sub-surface Wastewater Treatment System, are not required to pump out their Septic Tank. Although it's recommended every 2 to 3 years depending on the size of the tank and the number of full time occupants in the home, it's not required. As a result, it's common to have a homeowner admit they've never pumped out their tank, or they haven't done it in 10 or 15 years. It sounds crazy, but it's true, and it's very unfortunate, because very often what causes Septic System failure, is the lack of proper care and maintenance. So, do yourself a favor if you own a home with a Septic System, and get the tank pumped out every few years. Even if you live alone, because your spouse died, and your kids are grown up and have moved out of the house, I wouldn't go more than 4 or 5 years without pumping. As the guy in this video explained, you need to remove the sludge that builds up in the tank, to prevent solids from escaping the tank and plugging up the Disposal Area or Leaching Area in the yard. Pumping out your Septic Tank is cheap insurance, and typically only cost a few hundred dollars.Replacing a Septic System could easily cost 10 to 15 thousand dollars, or more.

Nice reply Craig. I agree - even though its required to pump out your septic every 2-3 years there is no "septic police." It will save the home owner thousands in replacement costs over time.

@@CaylaSchluterRealtor Good Morning Cayla, obviously you're a Real Estate Agent, and I'm guessing you must live and work in a part of the country that requires Septic Tank pumping, which is not very common here in the Northeast. I've been working in the Septic & Sewer Industry for over 20 years, but I don't know of any such requirement in the New England states. That being said, I suppose it might be possible at the municipal or county level. To be fair, many cities and towns do have their own local ordinances, but I haven't come across any that require homeowners to pump out Septic Tanks every 2, 3, 4, or 5 years. Nevertheless, I'm a big proponent of pumping, and I usually recommend pumping every 2 to 3 years. However, in some cases it's not always necessary, because it really depends on the size of the Septic Tank and the number of full time occupants living in the home. Another consideration is the age of the system, because in my opinion, a house that was built 30, 40, or even 50 years ago, could still have the original Septic System... it's rare, but possible. As a result, I always ask the age of the system. Unfortunately, most homeowners don't know the age of their Septic System, so if the house is for sale, it's incumbent upon the realtor(s) to find out... not the buyer or the Septic Inspector.

just like one does a home inspection ,a septic and also a well inspection is a very good idea. You do not want to find out your water is only 1 gallon every 10 minute's LOL. after you bought and signed the dotted line ,
