If I pay 80% down payment on a house, does that mean I have 80% equity in my house?? I plan on asking my lender can I get a complementary refinance. What are my chances of that happening?? I have excellent credit and a 80% down payment......to get a 7.5 interest rate is ridiculous.

If you are putting down so much money, can you just buy a lower cost house cash? How long will it take you to pay off the 20%, you may not actually need a mortgage, see if there are other optiions that may be more affordable.

@ShaheedahHill I'm already in the buying process. I have to put a large down-payment because I'm retired and won't qualify for a large loan. I didn't find anything I liked at lower prices. So by putting the large down-payment does that mean I'll have 80% equity? And have you ever heard of a complementary refinance?

@@barbarasaunders2160 Usually when you have a lower loan amount the lender pricing is higher with a low loan amount. What is the loan amount of the 20% LTV.

You may also do longterm comparison of rate buy down since you have the cash. Buying down the rate will save you money in long run.

Hello Shaheedah, I appreciate the knowledge you give us. I have an issue, we are getting a new build built from the ground. Im in the Facebook group for this community and there are a few pole in the group that is saying really bad things about their new build. My question is, should we consider what they're saying in the group, we aware it is only a few ppl in the group and this is a 400 home community and we are aware that we won't get our earnest money back. It is just so frustrating to hear the stories. yes we did research the builder prior and all builders in our area have bad reviews and good reviews, just stay out of the group!!! thanks

I wouldn't worry about it too much, everyone is likely going to have some issues, make note of what they are complaining about and make sure you bring it up during your private home inspections. You can get 3 inspections, before the slab, before the walls go up and then a final inspection. Get at minimum the final for peace of mind. In my masterclass I have a sample final and pre-drywall inspections.

Why loan is transferred from one company to another? And who gives you the name of the company transferred I asked my loan officer they don’t care after closing

It happens to probably 90% of loans after closing. Usually, your lender is not in the business of servicing the loan. So they transfer to a loan servicer, none of the terms change. However, there is a lot of mortgage fraud, fake business will tell you, your loan has been transferred when it has been not. Always verify the new company with the lender before paying.
