My lenders that I've spoken with have both told me. Conventional requires 5% down, and the interest rate are higher than FHA. Also told me that 6.1 is for 740 and above. I mean I've told them I listen to you and other videos and they don't like it. They still come up with an excuse

There are no money down conventional loans and home ready and home possible conventional loans are 3% down. If you don't qualify for home ready or home possible then you next option would be a 5% conventional in most cases. So instead of saying, this lady on KZbin said, just say do I qualify for the 3% home ready or home possible loan?

Probably involves having money in reserves to address needs in the community. For example, the pool may need to be resurfaced every 5-8 years, they need to have that money to address long term needs but ask your lender or agent.

Usually a refinance will have a lower overall rate, however you are refinancing your entire mortage to a higher rate. A home equity loan or a home equity line of credit will have a higher rate but you are borrowing less and your overall mortgage will remain the same.
