I am in love with your layout and the decor. I’m starting a 16x40 using this layout except the 10 extra ft. You guys did a beautiful job!!! One of the best IMO I’ve seen.

I think your house setup is perfect, the only thing I would change is the a/c's. I would put air & heat Mini Splits above the bedrooms. Thanks for sharing!❤

Hi Jason! The tutorial on floor planning and reasoning was very, very well thought out. You've allowed us to express our 2¢'s worth so here it is: I would of done pocket doors for the bedrooms and bathrooms so you don't lose any "wall space" to put dressers or cabinets or furniture on. Also, if it were my kitchen I would try to maximize the counter space by building cabinets that are a lot deeper than the standard/ normal size (adding about 1 1/2 ft more)( because of the stationary appliances that take up precious workable space) and with all slide out shelving and drawers for the extra storage with no problems for accessibility. The work island for me would be on lockable rolling casters with one side of it having a fold down same as the counter that can be used as extra counter for preparing, dining or any type of work projects when in the up position. Being movable can accommodate a slew of uses and can be used in the porch area also or turned sideways in the kitchen/living area. On that island under the main stationary top I also would have a slide out counter that would almost double the surface for when you have friends and family there. Can you tell I have a small non functional kitchen and gripe about lack of work surfaces? Hope there's something there that you can use if you choose when you get your new home. Oops I almost forgot, I also seen on someone's small shed where they had a Murphy's dining table that pulled down from the wall and where the kitchen counter ended a fold down table that lifted up adjoining the dining table for a "U" shaped dining or prep area that joined together almost seamlessly. Ingenious! When the Murphy's table was in the "up" position the legs were made to look like a big picture frame with chalk board paint underneath. Clever, clever, clever! The ingenuity of people always amazes and inspires me! Why have something stationary and small when all you have to do is incorporate pull down, lift ups, slide outs, casters and get more surfaces for the same floor space footprint?

The former owner of my home did a fold down work bench in the garage so it is not in the way for parking your cars. The same concepts can be used in your barns for working on projects or tending to an animal.

FINALLY! The perfect floor plan. I already saw this house on Jared's video, but didn't realize it was this big. I will likely use this when I make my big move to eastern Oklahoma. I will likely put another door to one or both the bathrooms. Shoutout to Jared. Thank you.

I love your presentation and positivity. Captains bed for dresser type storage Kitchen all on one wall. Giant island containing front load washer, dryer and dishwasher. Now she can watch football while doing laundry.

One main thing I would change is I would have the guest bathroom open up to the main living area. I lived in a place before where both the bathrooms were in the bedrooms and so whenever anyone wanted to use a bathroom, they would have to go through a bedroom.

I have been wondering what we would be doing for our plumbing. I liked the idea of putting it all one side, genius! My husband will appreciate not having to crawl somewhere too lol. Thanks for your videos! they have helped immensely!

What you can do in your office / bedroom is put a Murphy bed they have plans online to make a Murphy bed that wall give you a lot of space Plus have your office I think that's what I would do

I never saw this video before....I like the way you explained the layout...what a great design 👍 Love the kitchen counter space.... is so important to have that...everyone is always in the kitchen....no matter how big your house is. You all did a great job on Jared's house ...but it is because of you "Jason " You're like a handy contractor ...you work as a plumber, electrician and a good builder. You're a hard working person with knowledge and experience. You will finish your house in 60 days....and it will be beautiful.

love the layout! the second bathroom with the closet laundry I would put a door through so visitors don't have to go through a bedroom to use the bathroom. It is actually more what I am looking for, been trying to find one that is disabled friendly with the possibility of my daughter and granddaughter living with me (for in home care after surgery)

Jason, your are right when it comes down to actual room sizes considering if one is building with 2x4 or 2x6 on exterior walls which cuts it back like 6" when going the 2x4 route, its more energy wise to build with 2x6 walls & insulation varies then 2x4 interior walls but over all it was an amazing layout, very wise keeping all plumbing together. We tried to really think it out before building. And doing all the plumbing on one side saved me from crawling under the house... which I wanted to avoid at all costs! Haha

If it works for you, that's great! I need the space -- I have several sewing machines and make quilts, and I couldn't do it in that small a space. We built our home on 2+ acres here in Florida back in 2000. Your layout appears to work for you and that's great! We lived in Longview, Texas when our son was born, but have been in Florida since 1967. I'm almost 74, with serious spinal issues, must use a cane to walk, so I can't do garden/yard work any more! It looks like you've really got a good start! A lot of ingenuity in what you've done! Dutch made me do it!

You did a really nice job. If someone wants to copy your layout in a very cold climate, they might not want the plumbing on the exterior wall though. Even when well insulated there's a greater risk of pipes freezing.

It's my favorite shed to house design I'd like a bigger front porch and I'd put a floor in the back porch and maybe close in one end to use as a utility/laundry room..and I'd put a sliding glass door or maybe double French door on the back onto a bigger deck

I love your layout. My only thought is, I wouldn't have wanted my toddlers at the other end of the house, but that's just me. It's a great kitchen. The only thing I would change is to stack the microwave and toaster oven if possible and push it closer to the fridge to create more usable counter space. Again, that's just me.

We don't have any kids, so it wasn't something to really consider at the time. And we're going to build something to get the microwave off the counter to gain more space. Nothing wrong with your opinion! Everyone has their own needs!

Really? 26' away is hardly an issue surely? In a two-bedroom house, your options are a little limited, but if you want two bedrooms together you can sort it out to meet your needs, just like he said.

Thank you for a great video, excellent explanations of the layout decisions. Gave me more stable ideas for my "dream tiny". Since I want mine smaller, I could just "cut off" one of your bed/bath ends. Also, LOVE, LOVE, LOVE that finally someone other than myself doesn't need a full stove! I need counter space to cut veggies & prepare meals. I sold my stove and use a convection toaster oven, portable burners (rarely), and a microwave so your kitchen design is fantastic! Could you please post/attach some pictures taken from BACK door entry to show how the front of the living/kitchen area look? Enjoy your cozy homestead and thanks again!

I have a plan in mind for a multi unit house using three 16x24 units arranged in an H layout totaling 1152 sqft. A double carport attached to one side with a screened vestibule between the house and carport would provide for sheltered access and outdoor entertainment. Problem is budget wise it would cost as much as a stick built house of comparable size. Sometimes it might be better to stay small rather than indulge a dream.

When drawing a plan, it’s good to give the walls some thickness. If you’re framing with 2x4’s, you can lose a foot or two of floor area in the walls. A little suggestion for some situations is to use narrower lumber. I built a wall between 2 closets using using 2x3’s or ripped 2x4’s. If you don’t have plumbing or electrical outlets/switches, you don’t need 3.5”. Electrical even works with 2.5”.

The layout is super great. Especially for a single father. Bedrooms on opposite side of the house. Privacy at it's finest.And with the open kitchen and living room it doesn't feel so like a small apartment. Now time to find some cheap land and buy a 16×50 and get to work. Regular houses that size will run u over $100,000+ now adays

Someone could put in an RV stove/oven if they want to, and they don’t take a lot of space. My travel trailer has a microwave built in above it. That could work too. I love your style, and I especially love the open concept. 🥰 I have a different layout in mind. I want to add a sunroom addition in the future, and I want my first phase to be large bedrooms with a center bathroom/laundry. One bedroom is gonna be a bunk room & playroom for my kids. The entry hall will be about 5 feet wide, with the top of the bathroom capped creating a large plant ledge above it. There will be two dormers on the front on each side of the front porch, and one on the back over the plant ledge, loft. I am aiming for a sun porch addition, to act as the living room, with a kitchen. I had a sunporch on my 50’s ranch in 2001-2005. It was the best room in the house, and the space I still long for today. It gave us panoramic views, plenty of ventilation, because we could open windows and get fantastic cross breezes, and a multi-purpose space. We used it as a gathering spot for holidays and birthdays, a dining room, and even a playroom for my older kids. That room is where memories will be made.

For the small extra bedroom you could use that very small sink from IKEA and that would give you plenty of room to get to your washer and dryer🎈

Needs more closet space for 2 people. Also a closet for brooms, vac, wash mops cleaning stuff. Also a pantry closet.

That's exactly what I was thinking. The only option with this draw out is to do cabinetry for such items but at tall pantry type cabinet won't standup to the wear & tear of vaccumme, etc unless made of 100% solid wood. Will also be harder to clean out dirt/dust associated with storing cleaning stuff.

That is my dream one day I have 6 acres land in California I want to start a Homestead with my family I definitely want to build something like this but there is No Electricity no water Bare land I got to start somewhere LOL love what you guys do it’s awesome and inspiring!!

It’s definitely going to be a lot of work for us I got a start With the weedeater and chainsaw to create a drive way first so I can get to the flat stop on the property just trying to keep the cost down and want to do something like you guys did Definitely a vegetable garden and livestock it in the works The properties there and not going anywhere just a lot of thinking and planning before it happens

Just a thought Near front window across from kitchen. A small wood burning stove. Due to heat rising in the main living room. Install small thermostat control fans duct to both bed room ends .

After the first video I stumbled on I started to look at your others. I'd just like to say that this is a great layout BUT...yes a but...you have NO storage. Also, I have a Golden Retriever which is a large dog. Just one large dog obliterates this plan. We need a King bed (ofc he sleeps with us). But well done! You asked what I would change..well the master would need to be 16ft (not 12). A few more closets ofc. Your island needs to be a tad smaller. Not in vertical but in horizontal width. Oven a must.. The laundry room shouldnt be in the 2nd Ba but in a separate room near the Kitchen. Other than that it is near perfect. Very impressed, ty for sharing!

Everyone has their own wants and needs! We don't need a lot of storage (we've down sized to a minimalistic lifestyle). But if people can take this floor plan and tweak it how they like, then I think that's great!!

Was there enough crawl space underneath the house to run heating and cooling under the home and up through the floors? Or would you need to build up a crawl space like on a traditional home (I'm assuming that is the traditional way wherever you are located it's the most common in NC) or maybe is there enough room to run it over head in the ceiling if one were to take away the vaulted ceiling look? Idk I'm just bouncing idea's around in my head.

I do like to lay out that you guys came up with. If it was me I would only have one bedroom since I am single and make the bedroom larger. Would have my kitchen on the opposite end of my bedroom and have a porch to walk out on.

This house is amazing. Can you tell me how if these houses would be better on the ground with cinder blocks and whatnot for a foundation even if it's on level ground, or would a cement slab be better to set the house on? My reason for asking is I live in Va. and if I ever build one of these I don't want to have to deal with the foundation issues I have had to deal with in this house I have now it has been an absolute nightmare. I'm so done with all of it. Also I would love to have one of these because I want to be as debt free as possible. TIA.

The higher, the better since the cool air falls and heat rises. But it really didn't make a difference in our house. It pumps out more than enough cold for the space. So we wanted it low on the house to hide it from the outside

Where are you getting your electric, sewage, and water from? Did you tie in to existing from the property?

I'm new to your channel so it looks absolutely amazing, but what I want to know is the same as a Mobile Home what is the insulation Factor in these ... I been in mobile home where they are stacked with insulation From an R31 in the ceiling to at least that much in the walls , me I prefer as much as I can get in a wall if I can get double that hey why not ! We all know why ! I lived in homes that had very little insulation in them... Went thru double what the rent was for them on utilities! $450 rent but utilities were $900 month, it can have all the luxury you can stand ,but the windows need to be double glass , if not your throwing money out windows ...

Me and my family are doing a shed to home 16x50 lofted barn we was wondering the height of the building how many center block should we put it on . take in consideration the plumbing.

Did everything ourselves. Little woodworking skills, but that's it

Thank you for the video... well done I like the house... the layout is functional... however I don't think it would work for me... then again I have a big family so I need more rooms thus a different floorplan and footprint would be needed...
