Thank you so much for your videos. I wish you guys had a division in Southern California. I have a fond memory for metal roofs. My grand father built his home in Jalisco Guadalajara in a location that's was not populated and he put metal roofing back around 1930. When we visited during the summer they would get thunder and lightning storms and the rain would just pour. I remember falling asleep to the "TING TING TING! " At first it was fighting especially when it poured but when they had mild to light rain it was pretty soothing. We definitely knew when rain started as we'd hear the sound of any little droplet immediately. My uncle (his first born) now lives there with my aunt and some of this kids. That roof is till there and no leaks. Ever. He did build it on his very own. This was common in Mexico still up till about the early. 1940s. Exterior doors are metal too as most Mexican home doors are. Same original doors put in by my grandfather.

Thanks for the video., very honest review. We have a concrete tile roof that’s 26years old. The insurance company want us to replace it. There is no incentive to tile or metal if reroofing is dictated within 15years.
@perkinsroofingcorp2 жыл бұрын
No, there isn't, however it's our understanding most insurance companies are willing to provide coverage up to the point of manufacturer's warranty on the roof, which for metal can be up to 35 years. Additionally, metal is much better for leak prevention, has cheaper repairs and maintenance all-in-all than a tile roof.
@HappyHopping112 жыл бұрын
why would concrete need to be replaced in the first place? they should last forever
@Coldest2311 ай бұрын
Which state ? I think California insurance is much cheaper with tile becuase of wild fires. We have areas that won't even write new insurance policies because of total loss payouts from fires.

Better to buy the tile now just in case you need to self-insure drop the insurance in 15 years😂

Thank you for this info. I love the tile look, so pretty! But Florida insurance will state that metal is covered longer, and then that’s that. I’ve seen gorgeous, good tile roofs being replaced by shingles, just because of insurance not so covering it anymore.
@perkinsroofingcorp5 ай бұрын
Tile will get covered longer than insurance, it's just way more expensive and not worth the delta if your goal is functional bang for the buck. Generally tile roofs will be covered around 20 years, while insurance is hiking shingle roofs at 15 years.

Same here in tropical east coast Australia. Most houses here have colorbond (a brand) sheeting which is steel coated with zinc, aluminium and silicon (Si, not the goop in a tube) with a profile called Custom Orb, the curvy stuff. It's a standard profile so even if you don't want to deal with colorbond there are other sheets that will simply slot in. I agree that the sheeting used in the USA is pretty industrial and ugly. Custom Orb is much nicer. I had my place resheeted 30 odd years ago and recently had the roof structure rebuilt. The sheeting was still 100% good condition, no rust but the factory paint had given up. But for having the roof restructured I could have just painted the sheeting and that would be that. Approx 3km from the sea shore. Sheeting goes onto the battens which in turn are attached to the rafters / trusses. There is no underboard, OSB ply etc, such as is common in the USA. The seals on the screws should last at least 30 years if installed properly.

Question. Would a standing seam metal roof be more capatable with a full Tesla solar roof vs any of the tile options?
@perkinsroofingcorp3 ай бұрын
The Tesla roofs are designed to be their own roof, or do you just have Tesla panels? Metal is always better, because the panels clip to the seams and do not penetrate into the actual roof... thus way less likely to leak.

The darker shingles look nice, but down here in South Florida we have to keep in mind how that will affect our utility bill.

Most roofers fail to warn about the sand that comes down into the gutters from the asphalt shingles. The Concrete tile can be made to resist heat to over 2000 degrees with water glass additive and doesn't need reflective material underneath. . . also these tiles can be coated with silicone roof coating to resist heat which will dramatically reduce heating and air-conditioning cost. . . . those who know that paint is worthless and cracks and peels leaving the surface of siding to water and mold.
@elenaolivares69652 жыл бұрын
Relative to the metal roof; this is the ugliest and thinnest material e.g. 30 Ga. is made in China and sold on 1 -5 ton rolls and formed on a machine then coated with sand instead of a heat resisting cement that will stay in contact with the metal: this roof will rust and twist loose from the fasteners when the holes for fasteners are drilled that will rust also. There are shake roofs that are still functional after 40-50 years in my neighborhood . . . if you coat or seal cedar shake properly then coat with silicone or furnace cement they could last a very long time . . . much longer and not leak.
@perkinsroofingcorp2 жыл бұрын
Never silicone over tiles or shingles. I have a video on this. This creates a greenhouse effect in the attic where humidity is trapped in the home and the plywood will mold and rot from the inside.
@perkinsroofingcorp2 жыл бұрын
The quality of a metal roof will always depend on the panels being installed and quality of the install. Standing Seam metal looks great and when done in .032 or .040 Aluminum as recommended in South Florida when within 1,500 LF from salt or brackish water, they do not corrode for decades.
@HappyHopping112 жыл бұрын
for people who have shingles and want to upgrade to clay tile, doesn't the roof requires reinforcement? Otherwise, can the roof handle the weight
@perkinsroofingcorp2 жыл бұрын
This depends on the structural integrity of the home. In South Florida, most modern homes are built with 5/8" plywood and strong structural framing throughout. An engineer's report on the structural integrity of the home can skip additional reinforcement if the existing structure can match the necessary weight load. Clay tiles also weigh less than concrete tiles.
@HappyHopping112 жыл бұрын
@@perkinsroofingcorp well, my house is 22 yr. old, so I wonder what the worst case scenario be? I don't want the roof to fall. I don't know how to find out if the house is build w/ 5/8" plywood or not.

@@HappyHopping11 An engineer would know when they get up into the attic - if there's access.

These year life expectancies are crazy short. Metal should last 40-70 and tile 50-100+.

Not in South Florida. Salt Water, Hurricane Winds and intense UV destroy roofs here.
@TomasJknOnYT4 күн бұрын
Salt or UV should not damage clay tile? Wind - yes, maybe biology.
@perkinsroofingcorp4 күн бұрын
@@TomasJknOnYT No, salt and water will just damage the underlayment and metals underneath.
@TomasJknOnYT2 күн бұрын
@@perkinsroofingcorp Hmmm, interesting. But if salt does damage to the underlayment, then that kind of implies that the moisture barrier is not doing its job, does it not? UV still should be doing NO damage in any case .... especially not to the "metals underneath". Sorry if this sounds like newbie questions - land lubber here (and also somewhat sun-starved ;-) ), not familiar with near-marine conditions.
@perkinsroofingcorp2 күн бұрын
@@TomasJknOnYT Not unless tiles are broken, the tiles actually absorb moisture and are not a water barrier. Even clay tiles, though they perform much better than concrete in regards to moisture absorption.
