Hopefully doesn't have an app and customer service is terrible. You can't just call if you have issues. You have to email and hope someone will reach back out to you. This could take several days. My recommendation is Hostaway or Guesty if you have more properties.

What type of lock would you recommend, if I’m renting out an high rise and you have to use a key fob and a sensor to get into the garage and use the elevator?

So other than insurance deduction, what else do you do with your noise detector? If it notifies you that things are too loud, how do you handle it? Does it record the date and time of the incident? TYIA

I've noticed that Airbnb has insurance to cover guest damages to the property and items in the structure. Is this enough insurance? I am trying to get a tiny house on wheels ( a retired fishhouse that looks like a log cabin) to be accepted by my county. I was just told that even though I was going to have a composting toilet in the unit the ordinance states that " the short term rental unit must be connected to an approved SSTS or served by central sanitary sewer system. " I don't know a tiny house on wheels that have septic connected to the mains. Rvs and camper trailers are not allowed to be rented in this area. do either of you know a way around this hurdle?

and since you mention using a channel manager such as Lodgify, how are things handled when there is an issue or a dispute between the host and guest? Lodgify tells that it is handled through them, so does that mean the policies and insurance that vrbo or airbnb uses, will then not be in play if Lodgify is handling things? Can someone please advise?

HELP! Our properties are in areas that do not seem to have any or much competitive data to go into these platforms and AirBnB is usually so far off on price. Usually way too high.

Regarding pricing , how does raising pricing based on demand generate goodwill and develop your brand if ia property or host is viewed by tourists as being tourist unfriendly ? That is, always overcharging guests without regard to their well being?

I get what you are asking but dynamic pricing is the standard for hotels so it would make since to have it for your STR. Also, The large majority of your customers are not going to be returning just because of the nature of short term rentals. And the ones that are I guess could always contact you directly and you can choose to give them a different price if you want to keep that customer. I’m new to this so this is more of my opinion I think accurate

@@DocPegLegRed I am speaking of STVRs not STRs. The large hotel chains have a weekend price and a mid week price. Many vacation rentals have been successful for years by using only two or three weekly prices; high demand and off season. A good way to turn off regular repeat customers/groups is to constantly change prices. Set yourself apart from competing STVRs not similar to them to cquire a loyal customer base.

@@ToddBizCoach STR is a broad term. Everyone is different. I just disagree. I have had a long term tenant for 3 years and told him at the very beginning that I will never raise rent on him. He’s a great tenant. I get goodwill in that scenario. I would much rather have a long term tenant that is happy even if it means I’m not making top dollar. I just see STR and STVR differently. They are paying for a service and it makes sense to use dynamic pricing. I take weekday trips and I travel outside of holidays because I know it saves my family money when we do. I expect to pay more during peak times. Dynamic pricing can also mean excepting $120 a night instead of your standard $200 if there is low demand. Then you’ll have a happy person there that feels they found a great deal. And you as a prop manager/ owner will have brought in some income instead of leaving it vacant

@@DocPegLegRed families plan weeklong vacations long in advance. I know people who book 6 months to a year in advance. Dynamic pricing is “ penny wise and pound foolish “when it pertains to attracting and keeping loyal clientele. In addition by using 3rd party marketers and booking directly it avoids the high cost of 3rd party platform charges to customer and property manager.
