I'm a contractor in the Tri County area. Lived here all my life. all these New homes are built like shiit, they are all built on old swamp land give it 20 years and all these houses will be sinking

Totally Agree, 60 yr old familiar with home purchasing 😎 and Lennar Builders cut too many corners with that open space of the kitchen and living space I’m not feeling that. Love the customer service but MY experience in regards to the quality not feeling

I certainly agree, some neighborhoods are getting thrown up. It's why I always recommend a 3rd party inspector that's not affiliated with the builders. It's the only thing someone can do to prevent themselves from future problems. That includes a pre-drywall and then a final home inspection.

Lennar at Carnes Crossing is currently excavating the lots under 12 home sites. Removing 5 feet of sludge filled ground and replacing it with solid soil. The compression tests indicate the the ground can not support the weight of the homes. The real tragedy is, the sludge pit is deeper than 20 feet or more. Core samples that they are taking do not go deep enough. Won't take 20 yeafrs for these homes to sink. Give it 10 years at most.

Whats the point of buying new construction if you can't choose your finishes? I would not pick a spec build from Lennar, all their exterior elevations are plain and boring and they are picking bland finishes and nothing special on the interiors. I don't want my home to look like everyone else in the neighborhood. And the smart home tech they are putting into their homes are not the highest quality brands and not the ones I chose after extensive research on the products. Our most recent home we did a new construction with Toll Brothers in Riverton Pointe in Hardeeville SC near Hilton Head. It was not the best experience overall either, there were plenty of speedbumps, delays, and headaches both before and after closing. But we got the home we wanted, in the location we wanted, got to choose from a ton of different finishes, and did get to add lights, outlets, etc. where we wanted. Also, it's on a golf course, in an absolutely beautiful neighborhood that was just not available in the Charleston area.

No, but as someone who has seen how they build in other neighborhoods. I hope your agent/realtor had you get a home inspection. So many of my clients buy in those other neighborhoods. We have found so many items on the inspection report that would have caused them issues either right out of the gate or down the road on their home that would of cost them thousands of dollars. If you didn't get one and you just believed the builder then yes you probably got screwed over. BUT this is why I always recommend having a licensed agent on your side. Most people think they have to pay for a realtor but the builder pays us, so we are your trusted advisor throughout the process. I feel bad for people who think they can do this by themselves.

Thanks for the response, I wasn't trying to troll you. I'm likely moving to the area soon and weighing my options between pre-owned vs new construction. People dog D.R Horton and Lennar pretty hard.

@@fredericksalyer3304 No problem. I don't mind helping in fact, I hold people/builders accountable. Especially when I see they are just taking advantage of the market. I'll be honest. I've worked with both DR and Lennar, and DR always ends up doing the right thing. Even if it takes a while. I can't always say the same with Lennar. Plus, they're goal is to make the highest return no matter how that affects the home buyers. I'd be happy to help when the time is right. :)
