If you can't afford to own a house any other way, AND can be reasonably sure that you will not be moving before you've paid it off, or at least come awfully close to paying it off. Because moving will cost you an additional $50,000 in realtor fees and transfer tax, while you have likely paid next to nothing off in principle.

Never get more than a 15yr mortgage ... buy a house you can afford to pay off quickly. Rates will be dropping later next year, wait for it.
