No mention of financing; arent there restrictions on mortgages for such transactions and how does that impact when you are looking to sell on?

Great points Harry. You need to ensure your lender permits you to let the property as a HMO. Some then have further restrictions on how you let this out. E.g. all on a single contract OR room by room. Also, when reselling a HMO, you appeal to only investors. As home-owners either do not want or cannot envisage living in the property.

If 3 students come toogether to rent your 3 bed flat on a single contract, do you still need an HMO licence?

You may not need a HMO licence, but you may be in breach of planning laws if within Article 4.

What about student 'pods' and rooms. I keep seeing these from £5k to £15k and i dont understand how it works. Can they still give you a return or do you need to buy a whole house?

Good question. You do not need to buy the whole house in this example. However, you are at the mercy of the service charge and ground rents, which may be high if the room is just £15k!
