How is property so-low priced in Arbroath? Your advice work here . I bought property in Arbroath cost of £ 26,000 in 1999 .One bed plus car parking and communal gardens .Block have 6 flats Building is from 1900 red sand stone used as union offices .Town canter Nice place high seeling well look after .Now is worth £55,000 ! I have lost so much money and paid interest on the money 😱 This block is built to high standard .Now agents are extremely anti sale for here you pay in front and agents are unfriendly. Flats in East Europe cost more and are built poorly.What is happening I put flat for sale and keep cinp reducing price .Nobody come to see the place some time was not on sale window or mentioned that is for sale. After few years they again ask me to pay for report and there fees. Now Scotland have introduced double tax on empty and holiday homes I cant sale it or keep paying for it .Renting is not a option.😱🌚Arbroath town centre is in bad declining town Full of Addicts and unemployed. I have wrote to Nikola Sturgeon and Council but they did not respond. Arbroath is sea side town that should not be left to dye . Very sad to see it like this.

I have bought five properties in the last two years in a limited company, splitting the shares for inheritance tax reasons into my children’s names so far I’m happy with it but we’ll have to see what the future brings

So this chap was it Mark Hill is basically only talking to cash buyers because those of us that are selling in order to buy will be using the valuation of our property we are selling in order to buy another.

🇬🇧 be careful that you don't lose a property that you love. Property in the 🇬🇧 uk ultimately only goes up in price. They aren't making anymore land .

Great video and thanks for the upload, it was insightful 👌. If I could just add a comment on the rents being below market rate. I think keeping rents low isn't actually helpful for tenants. If for whatever reason you need to sell I come across it so often that tenants then struggle to find alternative accommodation as they've been priced out of the rental market and it causes so much anxiety for them. Small incremental increases in line with the market is much better and also keeps things strictly professional. If you really want to help them out maybe offer an alternative like a rent free month over Christmas so they still get into the habit of paying the higher rate but get something helpful back still or a consideration towards their moving costs when they do decide to move out.

All you need to do is know the market value of the type of property you are looking for, oh and everything built by any major house builder after 1995 was built soley for profit and therefore the materials used were the very cheapest available and the trades were paid poor rates so cut corners at every possible chance. This is even more true of all brand new properties currently being built by all the major house builders today, so always pay for an independent full survey, it might cost you a little bit more at the start but it will save you thousands in the long term, either by advising you not to touch the property with a barge pole, or by getting the builder to carry out hundreds of "snags" (potential nightmares once you have moved in) before you have to hand over any money. Oh and I'm retired and never been a surveyor.

Buy to let mortgages are blocking people's ability to buy a home and forcing them into high rent. Homes. Neighbourhoods turned into slum areas, they are a scourge on the land.

I've got friends who reckon they had a good deal on either buying or selling a property. When they say the negotiations took 24hrs I laugh and say, it takes at least a week to 10 days to negotiate a real deal! It's all about the bluff!!

We ware interested in by ing property Got a solicitor recommended by sales agent ( free lancer ) After long a weight we went to look at house again ( first time was heavy rain) This time we knotted that roof was leaking,Mould on the walls,At back they ware 3 big drains showing sines of work on one of them .They seem to be one is going under property rain water was going under property.Then we noticed that boundary was changed and next door have entered in to boundary of the sealers and one more drain we asked sales agent wot was going one she did not know . We asked Solicitor to inquire about problems But sealers solicitor was not anchoring questions nor was he giving necessary information clamming that oner is in home and all his questions cant be uncared 😱 Our Solicitor was pushing us to put deposit on house With out any pepper work by it as seen ..This was never disclosed to us .She says that owners solicitor did not have to disclose anything.( we ware by ing house that was outside low ) I told my solicitor to stop the work We are not going to be purchasing property and we should been told this in front. Solicitor charge us for work about £600 . We paid and I feel cheated and angry ,My husband is not mentally capable and I was hit by car crossing road and my health is affected.I am still have con cation after 10 months . Can you give me advise is it right for agent not to tell me about situation.😱😩🌚🙏

They should bring in a law like Scotland if you agree a sale and the seller then pulls out they should be made to pay the buyer any money they have spent on surveys
