My block of land facing high street road Ashwood got 17m width. Existing Crossover is at the east boundary. Would it be possible to get a second crossover from the west boundary? There is an electrical post almost on the right boundary. Would it be possible to leave one meter from the electric post and have the second crossover?

Hi Sara - Thanks for watching!! 🔥👌 It sounds ok - my concern would be you might have to be entering into Hight St Rd in a forward motion, I think it's a Rd Zone... which ads some complexity...hard to know exactly without knowing the address. But asking council would be a good starting point also ✅🙏🥊

Hi Peter for an existing house in Camberwell 3124 what should be the driveway width to the backyard for a subdivision? The land is over 1000sqm. I will need to remove the garage as there is no access to the back otherwise. Thank you.

@@peterkellyofficial Hi Peter thank you for your response. The maximum I have is 2.5 m to 3m. I will contact you once I am ready to deal with Boroondara council! My plan is to sell the front first and keep a property or two townhouses at the back as I don't need to pay Capital Gains Tax if I do it in that order. If I sell the backyard subdivision first I will have to pay Capital Gains Tax.

@@peterkellyofficial Hi Peter I am currently grappling with an interesting situation. The Real Estate agent is valuing the property as it is at $4m but if the land is subdivided the existing property drops to $3m and the subdivided land $800k totaling $3.8 million actually losing after incurring subdivision costs. His logic is as builders are charging high costs not much demand for land, back property is not worth as much due to overlooking etc and the front property will lose value through reduced land.

I think in some really high value suburbs , plottage is a better strategy than subdivision. ie buy two adjacent properties , demolish both even if they are in very good condition and build a massive mansion on both and sell for more than the total cost. ie Sydney Harbour front

Hi Josh! There are a lot of factors that would need to be considered, every project and area will be different. That said, generally speaking if we can get side by side that’s what we would prefer :)

Hi I live in nsw,do you know if it’s true that if you build a duplex the build has to be no more than half the land size?for example a 600m block you could only build up to 300sqm total ?thanks

Sites don't necessarily need to be flat. The key is to be aware of what impact the slope will have on the design and cost. Sites with slopes can still make sense if you have a good design idea and all associated costs have been correctly factored into the feasibility.

Definitely not true! We've done side by side dual occupancy projects in Melbourne with 12m frontages so it is case by case for sure.
