I am so super impressed with the layout of this home! The only thing I would change is that dining room door to the outside. Since there are no windows in kitchen/dining room, I'd make that a patio and add patio doors. Have a screened in porch. How Lovely!

Since I always look at these plans with my own life style in mind I probably would take the back space and put the laundry there with the washer and dryer against the outside wall (important to be able to clean the dryer vent). The space where the laundry is now would make a good computer area or an extra closet. The other thing I might do is close off the arch to the dining room closest to the fireplace and widen the opening from the living room into the dining room. I think getting rid of the door to the outside in the dining room might be good (since there are several doors to get outside) and replace with a window.

This plan meets almost all my criteria. I was impressed that both front and back entries have my bench and hooks! The kitchen is well endowed with cabinets and counters, and the closets are quite adequate. I'd remove the redundant shower nozzle from the master bedroom tub and put a TV on the wall opposite the fireplace, but really the only things I'd change are details. Great work!

Great plan! All the amenities and comforts! Three suggestions, from most important to least important: 1) There must be a vapor proof fire-rated door between the garage and house. You absolutely can not have it open like that. (This can be the difference between life and death.) 2) Add some windows to the dining area or replace the exterior door in the dining area with glass patio doors. (Not a safety issue, but it would be nice.) 3) Replace this mirror over the laundry sink with a couple of shelves (verry minor).

These designs are getting progressively better. Sometimes, there are obvious flags that the designer is not a professional, but time and experience often bring timeless [design] truths to the front such as spacing of furniture, discarding needless walls, upping the space for different fixtures. This house, while still having some hints of that, is quite a nice design. Truly, just due to the layout and the kitchen choices and while I generally like having the kitchen separate from the living space, I’d do away the wall separating the two rooms here to allow both more light and space for cabinetry, furniture, and traffic.

Anyone else feel the primary bedroom could use more than the one window? I, too would put something like French doors in the dining room and a deck or covered porch. I still give it a thumbs up!

Love this floor plan except it’s missing the openness we are looking for in a home and at 1800 sq ft, it’s larger than our needs are. Also, it’s lacking the snow load and dump we would prefer to decrease shoveling needs. So appreciate an attached garage, 2.5 bathroom and living spaces. We want a master suite with tub and shower and WIC with wall space for our furniture but the other 2 bedrooms are a bit larger than we need. I would rather clean less space but we could easily close the door to the guest bedroom and it wouldn’t need as frequent cleaning. Still want a wood stove centrally located (for heating bedrooms too) to help heat the home and still add ambience to the living or dining room. With open living areas, the stove would be more effective. Just dreaming in print. Thank you for this beautiful floor plan!

If you open the wall between the living room and the dining area (a simple alteration), a woodstove instead of the fireplace might keep all that space tolerable. Install small propane heaters in the bathrooms for when you aren't running central heat. There's an exterior door from the dining area for bringing in the wood. Basically, this is a very good plan!

The only thing I would add is a pantry. Where the door goes out in the dining room. Make that a pantry. You already have several exits in the house.

Needs a door on the garage and the laundry. I only use a dryer when it's raining. I like to hang washing in the sun

Like the plans but I see no need for a door outside into dining room sense there is a garage door and front door that’s my only thought so far .. it is beautiful in& outside

OK, BIG improvement. However, too much space wasted on half-empty living room. Nice separate dining room, but lose the door and replace with window (there's already an interior garage entrance), and where's pantry and kitchen cabinetry seems short. Nice, private powder room, and separate laundry room placements. Primary bedroom, walk-in closet and private bathroom, nice, but seatingarea too large leaving sleeping area cramped. Three-piece bathroom for second bedroom nice touch, but too small for two bedrooms. Smallest bedroomgood foroffice/den, perfect for additional door, if not on opposite side of house. Anyway, nice improvement over some prior designs. (Tone down too many competing patterns.)
