I'm willing to give up bedroom space to enlarge the main bathroom. It has no storage for anything including toiletries. Otherwise love this plan.

Awesome MBR ceiling! Why the big clunky white box in the nook- for-two eating area? Main dining area should have some sort of partichen from living area. Just my take. I really like the overall plan.

This is really cute and I like very little with an upstairs.

This ONE! I love the design of being able to pull up to the front door and get out with bags of groceries and walk straight into the kitchen area or change out appliances easily. I love that the front door entry as you step into the house is welcoming and the view of the first floor is stunning. It's a gorgeous open concept without being boring or boxy. There is no wall or other stuff (benches, cabinets, shelving) to the side of the door to make it feel cramped as you enter. It has plenty of natural light and views of the property. I would love a propane gas modern fireplace on the far end of the dining area below the window, to make cold winter meals cozy (instead of the buffet table /already have a kitchen island).

I'll be cooking in the laundry. This house is for people who don't cook at all.

At first sight I thought oh yes, a proper hallway, a guest cloak room, sitting room is ok, fireplace is ugly, but is that a door next to it? Kitchen and dining room are great, love the downstairs bedroom, but, upstairs? That ruins it! No man would be able to use the bathroom without bending over, the bedroom really doesn’t fit a double bed, the office would be better there and a small toilet area

Laundry area? Stackable In the half bath? Nice sized LR, but furniture placement could be challenging. Fireplace is in a strange place, too. Kitchen and dining are adequate but not attractive. Office could accommodate bunk beds for the grands. Downstairs BR with bath is fine. You lost a ton of storage with the stairs! Upstairs is ok, but not as spacious as I had hoped for.

Although I like the entry and the office, the pathway from the front door to the living room is quite indirect. A plain woodstove would be less intrusive than the bulky fireplace. The understairs closet could be used for pantry purposes, though something larger would be my preference. I'd miss having a laundry room.

It's the best one I've seen you do. The kitchen is nice and the walk in pantry is very nice. The stairs seem a little narrow, but it's nice that topping the stairs didn't open straight up to a bathroom. The bedrooms could be a tad larger, but altogether it's the best I've seen of your designs.

love the laundry room, bookcases should be built-ins surrounding the fireplace. I have a white chair, would NEVER have a white sofa, coffee table is a knee or shin scar waiting to happen..................finally had to mutte the smacking sound. 3rd bedroom, the closet doors can't be opened with the bench at the foot of the bed. Kitchen way out of balance, would not like to makes meals in it.

love the house, not the furnishings------very uncomfortable modern, ultra uncomfortable and not cosy or comfy in the least.
