Had similar in 2019, 8m x 3.5m, cost us £70k including kitchen and new boiler. Work started beginning of Feb, finished late May.

@@codeisbroken moved in with my partner, sold my old house and used that money on the extension. Obviously they're not normal circumstances. As it is, we've been told that the work done won't really affect the house price as the house was already at the ceiling limit of the area but it's made our lives nicer and has increased the appeal of the house.

Standard extension. Unfortunately the existing downstairs has lost its natural light. That’s why with extensions you need to reconfigure your downstairs, just bolting a room at the back is a cheap way to do it.

where is the floor insulation ?

It will have gone on top of the concrete you saw being poured in the video, if you look closely you will see that the finished floor level is below the old door threshold. It would have been brought up to level with insulation and screed.

Cardinal sin. You didnt "whack" down the aggregate before the sand was put ontop. In years to come the concrete floor will drop.

The slab build up has been whacked at hard core and sand stage, the video is a time lapse from 8 until 2, it doesn't show all intricate details. This and all our Extensions are inspected and passed by an independent building inspector instructed by the client.

Of course it would have been whacked, before blinding was done it also wouldn't of been passed by building inspector 🤦🏻
