Hi I see horizontal cracks in my stem wall probably from the rusting of the iron in the wall. I also see a minor crack on the same wall. Maybe you can give me a quote?

In Tucson here, do you have any resource contacts down here that might help me? I have a 1950's constructed home with a major crack through the front living area and stress fractures on the walls throughout, inside and out. I am going to be reviewing the outside foundation like you showed. Was about to remodel but want to make sure everything is sound first. Thanks

This is an excellent video and so informative! I have a new build having vertical hairline cracking in a few spots transitioning into the stucco. My floors have had slopping and the builder shaved down the concrete; however, I believe there is heaving because I continue to feel tiles being higher in areas of my home. I’ve had excessive interior & exterior cracking; in fact, I’m currently awaiting a structural engineer to investigate my issues. I’m now wondering if it’s the foundation...

Thanks for your reply. You probably have a stem wall type Foundation, slab on grade. The interior floor is considered a floating floor that is poured up against the perimeter Foundation wall of your home. However, it does have outward pressures and will follow the foundation walls down causing these heave cracks that you are experiencing. If these interior floor cracks are in a straight line across the floor, it is likely a keyway joint . A keyway joint is a tongue and groove piece of metal or a t cap, would be installed in the floor when the floor was freshly poured, controlling the crack in a straight line. There are also sporadic floor heave cracks. The cause of the heaves and sinking of the foundation is moisture. The soil moisture content is elevated closely to the soil that supports the Foundation, vertical pressure is being applied by gravity down to it around your house. Imagine a 10 pound bowling ball on top of mud. Hire a independent engineer for Non biased results. If, the engineering results come back expansive soils pushing up on your interior floors, this will be the wrong diagnosis. However, if you're home has extreme settlement, this will and can break interior water lines underneath the floor. Best methods to control moisture is rain gutters and dirt grade elevations to slope the moisture away from your home. Be sure to subscribe to this channel. @@ConcreteRepairman So what you're saying is the foundation would stop moving if you extract all the water away from the base of the foundation ? You're saying evacuating the rain water from the parameter is highest priority? I think a sprinkler line busted and this happened to me.

Great video! I just bought a house in Maryland and I’m trying to get information on a crack in one corner of my slab in the basement. No one around here can help me and you’re all the way in Phoenix. Anyway I could shoot you a picture of it? I believe it’s heaving caused by improper gutter system in the past. Now I’m just trying to go about fixing it!

Jesus you may as well tell the guy to tear down the house and rebuild it. Nothing that I've seen is any kind of red flag that the structure is going to collapse or is unsafe to live in. Sounds like it just be cheaper for them to fix the drainage issues and be on their way

Lol. When you search for a new home look for a home that the dirt grade forces water away from the footing structure to start out with.
