I emailed your office and they said you don’t come to Perth 😭 I’ve had non compliant work on my pre-slab and slab and I could complain to the building commission but I’ve been warned by other people who have built the commission normally sides with the builder.

The bit with the painter really highlighted a thing I've encountered elsewhere. I don't expect my painter to do the entire job with just a brush, but if you can get a painter that you know *could* do the job with just that brush, that's a good sign that you're in good hands.

perth painter here. we have to work neat here or we have to go back and fix it. the plasterers in perth are the big concern. there aren't many good ones and the prep we have to do can vary greatly. please for the love of god people, stop doing negative detail, or find a gyprocker who can do it.

I just got back from walking the dogs with my 14yr old boy only a few kms from where this video was shot. While walking I pointed to some flashing and said to my boy do you know what that’s called, he answered no, my reply was non compliant flashing.

Mate - this is awesome quality for WA - you couldn't list all the faults in our house in one day - need a full week at least. A few favourites in WA... 1. Showers not usually set down. Slap a few bricks and tiles across the bottom of the shower and bog it with silicone - no barrier behind wall tiles - bonza mate! 2. Top row of roof tiles cut to 1/3 length and laid flat or angled back toward hip - only a problem if it rains! 3. All gas fittings overtightened and split leaking gas - had fire under cooktop! 4. Junction box in roof - no side on it - I mean they had to fit a dozen power cables in somehow. 5. Door frames twisted - and handles on double doors 20mm height difference. 6. Double garage panel door - auto door opener screwed into hardiflex sheeting not into timbers - no timber in the right spot so who cares? 7. No visible weep holes - all burried completely - after all they're sooo ugly. 8. Walls not sealed before painting - paint peels off in big sheets. 9. Insufficient soakwell capacity - overflow with rain. 10. WA preferred special gutters without slots that overflow at the back so it pours into the house. Just a few of the more frustrating ones - oh yeah its very important to use qualified WA trades - then you know the jobs done right ✅ 🙄

The cables are compliant by As3000 as they have less than 600 clearance above them that is deemed as a non-accessible area and you can run cables as you wish

100% agree as the mechanical protection is only required when the cables can be damaged e.g. by walking on....hence the 600mm clearance max.

The other issue with gutters through eaves is that when they calculate the number of downpipes required based on as3500.3 they used the standard tables. The table assumes the gutter is attached at the base of the gutter. Attaching at the back significantly reduces the volume they carry. Hence you need twice as many and larger downpipes.

this review although started with criticism, but as we go further into the review, recognitions was given to the stuffs that was done correctly, wall, floors, painiting, roof struts and beam.. this builder is really far far better than those you have reviewed at the east!!! Mine to share who they are especially the painter lol, at least we can go to a trusted specialist/builder in future for new build in WA.

I wish we had someone like you to do our pre purchasing inspection. The guy we had was a joke. I don’t know if it was because they were the realtors personal property inspector but it’s cost us a lot of $$$ to fix the faults (& undoing ones). When I contacted him to ask him why he didn’t pick these issues up he told me I should’ve got an electrician and a plumber out to inspect the house as well! I told him over east that’s the job of a building inspector but he just hung up on me. This house has so many non compliant issues I could right a book. I really enjoy your content.

Kind of amazing the amount of praise you have for people doing their job correctly. The way you commended the floor and painter was like how a commentator celebrates and athlete winning an Olympic gold medal. Instead of them doing an absoltutely incredible job, they just DID their job. Sad that we're awarding gold stars to builders that just do their job. It's amazing how with all the technology and ease of access to information that we have in the world these days that possibly the worst construction in history is occuring right now. Nobody wants to go near new constuctions, the dodgy tradesmanship rocking the country right now is causing people to skip new builds in favour of older builds. If I'm ever to buy a house in Australia, you're my first port of call. I don't care about the rules/regs, just need someone that can see a dodgy job from a mile away and charge the builder for fixing their own short cuts.

FANTASTIC to see you over in WA looking at our builds! I can tell that that house is a budget build too. However I will say, that rending the plasterboard at the front of the house is something I've never seen before! My house built 2018 is rendered onto brickface. Those door handle stops have been used in houses here for many years as opposed to the floor stoppers, every time I go into a friends old 20+yr house they have them too.

@@SillySandgroper7076 Tbf, we got a BGC home a couple years back. While there are some dodgy things, they are actually pretty good at coming out and getting stuff fixed when we call them up fo it. For example about 6 months ago, we were having some security screens installed. Installer showed us the bricky left our door as a Banana door, and sort of bent the frame to make it fit, which would explain why it never properly fit right. They came out, realised it was fucked and booked it in for a full repair. They took the door off, took out the frame and installed a new one and new door. Have been quite surprised with how positive they are thesedays, though I think thats half to do with the fact that so many people are just angry at them all the time. Is it perfect, nah, but if you want perfect you gotta drop big $$ and really research builders.

I think you are to used to eastern states builds. -Bump stops behind doors have been like that for 20yrs plus in WA -Its a concrete floor so it should be level. -Waterproofing is a rubber based paint used on the floor and up the walls in bathrooms. -sand/ float walls with a lime based set as final coat (sometimes gyprock). - 2nd fixing carpenters paint tops and bottoms of doors. -Painters quality determined a lot by the quality of plastering . -We have steel frames therefore painter undercoats and sprays door, doorframes and hinges all at once. Then gloss. - Called a "stick roof" the roof carpenter has installed.

@@fr0berMoan all you like about the need for water stop but the fact it's they have only just been introduced to the Australian Standards and have a practical application in multi storey construction, stick housing, and situations where separate tenancies may be affected by a breach in water, but in single storey concrete and brick construction they are a complete load of bollocks and completely unnecessary. 99% of water damaged issues we have in these style houses are due to waterproofing failure in the shower recess causing damage on the wall in adjacent rooms. Until the latest revision of the AS came out, the only waterproofing that we required in a bathroom of a single tenancy building with an enclosed shower with a hob was to have a membrane on the floor and 150mm up the walls, and 50mm from an internal corner up to 1800mm. Now while this is a terrible minimum standard and needed updating (pretty rare you saw a builder doing that minimum, they still tended to paint a membrane to the entire wall perimeter of the shower recess), it has gone about 15 steps too far in requiring a water stop at the door. The new standard also requires waterproofing to 25mm above FFL to the edge of the room. I imagine people won't be too impressed when the paint on their steel door frames looks like crap because it has waterproofing under the paint. The problem with Australian Standards is that they cater to the lowest common denominator to cover their ass, and punish situations where the standard really doesn't call for such an excessive requirement.

Well the waterproofing isn't great and all the downpipes are non compliant. Water ingress is the biggest issue which can cause mold to flourish and in turn make the occupants seriously sick. So not that reassuring if im being honest

@@Replayfix That's what inspections are for though mate. When the issues are raised, they can get addressed before it becomes a real problem. I don't ask my builders to do a perfect job, but I do ask them to act in good faith and address the issues as they get pointed out.

I sort of think the roof strut was compliant as the 25mm is there to accept roof load which is not present at install. Now its loaded and still does not touch any other member. Also i would argue about what you said about the cabling in as3000 cable just need to be adequately supported which laying flat on a surface is as there is no stress on terminations or insulation. The requirements being that anything within certain proximity to underside of ceiling shall be rcd protected. I also like the idea of the downpipes installed this way but i guess the risk is what was identified in the other properties. The set down in showers should alleviate any other wet area issues we see over the east coast as well as being brick construction mostly I think this was a pretty good quality home and probably one of the best I have seen on your videos. Good to see the trades taking pride and doing things right especially in the housing industry which appears to be run by a lot of cowboys. Love your videos thank you

Thanks for uploading this video. It almost gives you hope for this industry. And you should show the builder and painters when thy do a good job, they deserve some kudos and exposure for those looking for good trades men and women. Maybe we should expose those that do crap work too, so that we can avoid them like the plague. That could be one way to clean up the industry, where Governments don't have the cohones to do it themselves. Hope you enjoy your stay in Perth too.

Good painter was goooood. And yeah, usually on refresh jobs you'd usually not paint the tops of old doors, because unless you take them off and clean them they're usually too damn dirty and annoying to paint. But it's definitely something that should be done in a new build, because it's far easier. And that roof space is amazing in how correct everything seems to have been done properly for once, and even though the electrical wiring's non compliant, it seems to be routed correctly for bloody once. I also prefer traditional roof struts, because trusses are a pain to get around.

In every single subdivision I see, the slabs are always set as low as possible here in WA. A case of find the lowest point on the block and set the slab 100mm above that. Absolutely no account for grade, the yard level and run off at all. Unless the owner wants to remove 50/100t of fill, the weep holes are sure to be covered.

A couple of our SAT judges have building backgrounds, and honestly do a phenomenal job on SAT side of building. They can stomach and parse thousand complaint item jobs, and efficiently process those cases too. I always wondered how much that affected things for us here in Perth vs other states.

19:00 That roof looks similar to a roof in Germany. No wooden spiderweb where you have no chance to move. Only we have no metal roofing, we use heavy ceramic tiles and most roofs are build in a way that you have an attic and can use it to store stuff or even expand your home.

I wouldn't be surprised if all the internal walls are solid masonry, so all of them can be load bearing, then would be silly to have trussed roof. That how they like to do it over there (Perth region )for some reason, masonry internal walls. Probably a lot to do with the fact that the Perth basin is a massive sand pit, no shortage of material to make concrete. The sand you see around the house in the video, is pretty much what the soil looks like in Perth.

Having a 25mm gap between the counter beam and the ceiling joist doesn’t mean jack if the hangers are directly connected to said counter beam as the whole ceiling will move as one structure.Also down pipes require a break rather than a direct connection in case the soak wells over flow causing water to back up in the down pipe which could flood the eaves.

It's all about the comparative soil types and what you are used to. Generally in Victoria most building sites would comprise clay soils of varying degrees of reactive movement which require strict control of ground and roof water to prevent supersaturation of the clay which will lead to structural failures. The majority of Perth homes are built on the sand plain which is inert and can withstand large volumes of water discharge directly into the ground without any effect on a building providing it is discharged sufficient distance from the supporting sand pad so it doesn't affect compaction. A slight overflow is unlikely to have any deleterious effect. There are similar active clays and soils in the Perth hills, foothills and river flood plains which require specific structural engineering design and careful control of ground and stormwater. Sheeting over brick walls to provide a base for decorative render is a good way of isolating building settlement or other movement from the cosmetic finish which otherwise would appear as unsightly cracking. It is particularly useful on sites where active clays are present.

I always thought the common practice was not to pin clip it if its under 600mm in height ie right up against the truss heel. maybe i have been doing it wrong, i asked chat gpt to review as3000 and this is what it said: In accordance with AS/NZS 3000:2018 wiring rules, for roof spaces with a height of less than 600 mm, cables such as TPS cables do not require pin clips or cable ties, provided they are installed in areas where there is no risk of the cables being stood on or damaged

There are certainly spots above that wire in certain areas where the roof is more than 600mm above those cables. And do they mean specifically ONLY above the cables? Or the height of the entire area the cables are in? Because that crawl space is as high as more than a meter, that guy is standing straight up in there.

Plasterers in Perth hide a multitude of sins. Internal walls are made with Fast Wall (large clay bricks). A mate had a house built 26 years ago and I had a look when the walls went up, one internal wall was so bowed / crooked I could put my forearm behind the spirit level. I came back when the house was at lock up stage and the wall was dead straight, my mate said it was the same wall, not rebuilt. The plasterer must have used 80mm of mortar filler to make that wall straight, I was amazed at how such crooked brickwork was hidden by the plaster work.

There is not a chance an internal wall is bowed out 80mm and a plasterer is fixing that 😂 Plus if it's its wall that's tied into the external you have no cavity and if its one of your dividing walls inside that 80mm bowed section will be a 80 hump on the other. That wall would have definitely been knocked down and rebuilt. Fastwalls are terrible don't ever biuld with them

@@drizlerone It was not at external wall, it was a single brick internal wall. The wall was not knocked down but it certainly should have been. Some poor bastard rendered the crap out of that wall to make is straight, I saw before and after mate and I could not believe it myself.

So what happens with homes like this with so many non-compliant issues: legal processes, complete rebuilds? Doesn't seem like many of these problems are "quick fixes". The owners surely want to move in asap, but is that really in their interest? Love your work!

The classic frame is so much easier to deal with for any sort of later changes in wiring, plumbing, etc. Trusses get in the way badly. This here was almost like a room.

Nice to see a good job. The cables are compliant, they're in a non trafficable zone with less than 600mm clearance. That's why they've run them there. But still should be clipped on a new build all the same. (Sparky here).

Don't need to clip cables when ceiling space is under 600mm. Those cables running along the eaves don't need to be clipped

You mentioned the spacing of the roofsheet screws on the roof saying they were more than 900mm Yet when you were in the roof you never mentioned the spacing of the battens. So were that battens and the fastening of the roof compliant or not?

so So happy that the painter was NOT a skippy (like me :) , and had done a great job. IMHO too many personal biases exposed here in the comments, does great painting and drives a taxi at night - good on you mate, welcome to the country and hope you and yours stay here a long long time (like my mob did in 1807). And the area manager that sticks up for and is proud of his workers is clearly a first gen POM - gets better :)

You said the cabling was non compliant according to AS3000. My understanding is it does not need to be clipped where there is less than 600 mm head room

The spacing of the roof battens will depend on the spacing of the rafters. That point may be contestable.
