It sounds to me like you’re forced to make part of your yard a swamp. The mosquitoes should love it. It might be OK if you can pile rocks in there, to above the ultimate water level.

Why triple glazing in Texas? I presume it's chosen for the sound insulation?

Thermal Resistance is the calculation, not heating.......if you buy energy, you battle thermal resistance. Triple glazing battles heat resistance

@@stevenbaczekarchitect9431 THX! I know the benefits of triple glazing, but I didn't knew that some areas in Texas could be that cold in the winter to justify triple glazing. If you even want to step up the level of insulating glas, check out "triple vacuum glazing".

Love to see a single story home with few stairs. All homes should be built to accommodate the elderly and disabled. This will be better for everyone. Large wide doorways and hallways make using a cane, walker or wheel chair much easier. Bathrooms or wet rooms need to have flat floors and no shower hump or pan. A flat floor allows for easy access and drains need to provided. Easy to use lever door and faucet handles are easier for the elderly to grip and open. Main floors should include a master bedroom, restroom, shower, laundry and wide walk in closet with few steps to enter. Homes should be designed with aging in place in mind.
