I have stayed her multiple times, when it was Mandrin and now Waldorf. Amazing property and in an excellent location. Parking and leaving the property on a busy Friday night is a bit of a hassle sometimes but that is the only negative thing I can really say.

HOA Fees are crazy.... Why would I pay 3,5m and then pay again that much of money just for HOA. Just crazy

High Rise Buildings, especially luxury ones, all have enormous HOA fees. There’s a long list of amenities offered and that comes at a cost. I hear you though - definitely not for everyone! Hope you enjoyed the video🙌😁

Hello! The owners/clients are ultimately who determines what the list price will be. Realtors can simply provide facts and figures to clients to help them understand how to best position their home on the market to help achieve their goal🙌

@@Andy6969ful the Waldorf is one of the premier high rise buildings in all of Las Vegas. There’s been 9 sales in 2024 over $3M, with a penthouse selling for $9.5M. There are people willing to pay premiums for this lifestyle😁🙌

@@dannydhas That's the problem..$3 Million dollars for housing? All of this artificial wealth in real estate is so pathetic. You buy a $3 Million home with what? 3% down? 5% down or maybe you're one of the few to actually put down 20%. Then your stuck with a 30 year mortgage. So you're a millionaire on paper but not in liquidity. it's an illusion! Then you have the housing shortage. The excuses we hear are "Contractors have to recoup their investments".. and yet, only build $500K and up homes. Knowing that the average American cannot afford that. it's pathetic but hey.. it's capitalism right? Like you said, people want to live in that illusion of "You're paying for a lifestyle".. Get real

Some people just love to complain. With no insight to the fact that there is actually a market for everything. And there are in fact many people/families who can afford this and more! Great video and lots of helpful information.
