Very good stuff, good project, better overall compare to some project which double the prize with same size per sqft, who bought this, worth it. Hope more project like this or better in the future, very affordable and well build. congratz to all buyer. They are so generous to build alot of good space for the residence which are not mandatory but it help, by building good environment to the people, congratz good job.

Developer (SkyWorld) already done their job, now is over to the owners. Certainly hope other developers can follow this type of level of design, planning and execution.

I think the developer has a very good design sense which making this project look expensive. This can be clearly seen in the tile selection, color scheme, mirror and glass at the facilities and common area. Sometime not necessary the materials are the best, but design and workmanship matters. After 10 years when this is available in the open market, the price will surge tremendously.

Yes, it's a culmination of being generous (spending on better material such as bigger tiles, using glass and mirrors which is more expensive than cement bricks!), good design, and overall township planning). Hands down, this property will certainly appreciate. Even right now, if a unit were to go to auction, highly likely the winning price will be higher than RM300k. That's what we are seeing with value for money RumaWIP/Residensi Wilayah properties. A few successful auctions for units at Kiara Kasih, where all of them are above RM300k. Hence, owner, despite having their unit auction, will still be at a gain, after everything has settled.

Which RumaWIP is yours? To be fair, this SkyAwani 4 is really exceptional. After reviewing so many RumaWIP / Residensi Wilayah projects, this is really the top. Most of the RumaWIPs are no where near this.

It's negligible. Based on what I learned during my uni days (doing my degree in mechanical engineering), the EMF generated is of very low frequency. Anyway, best way to validate, and objectively, is by getting an EMF meter. Can buy from Lazada or Shoppee. As cheap as RM50 I think but decent one would be closer to RM100. Then can measure and compare at different locations. 🙂

Have read about the complains of the lift at SkyAwani 3. My honest opinion, is that this a rather unlucky case for SkyAwani 3. Why I'm saying so is because the brand of the lift, Kone, is decently good and branded. The developer's role is to procure the lift system to be used. Once the lift vnedor is appointed, which in this case, is a decently good and branded one as mentioned, it will be the lift manufacturer's responsibility to maintain and upkeep it. Hence, I wouldn't fault the developer on this issue.

For owners, they would have access cards and hence, are able to enter without any intervention from the guards. It will only be visitors, without access cards, that will need to get clearance from the security guards. Modern condos, would have quote advanced systems where owners can pre-register their guest in advance. Hence, when the visitors come and visit, it's also quite fast and hassle free.

@@JackChang27 still it's just so privacy invasive. I'm currently in Vietnam and zero guards here just the reception and owners can also avoid reception. What's more Vietnam crime rate is even lower than Malaysia! I think guards are waste of human resources in Malaysia. If condo really needs guards, they should be in the back with full CCTV monitoring system and only intervene if someone act suspiciously. Malaysia got pretty low crime rate too! Trust me if any criminal want to do something they will do it regardless of these guards.

I visited a few private condos in Da Nang, Vietnam. They had a security guard post at the entrance too. If a guard is still needed to monitor the CCTV, then wouldn't it be better to have the CCTV at the guard post itself too? Quite many developments do that, where the security guard house serves as the security office (CCTV system and others).

@@JackChang27 sure some do but not to the levels in Malaysia 😅😅 Malaysia feels bit like war torn middle east sometimes. If you think through it guards will not able to stop any crime really. They might be effective for deterring petty thefts like shoplifting but yeah guards at condos useless. That's why you have a police force! Oh I also notice tons of guards with guns in ioi citymall. Jeez😅😅 Malaysian seems to get false sense of security from this guard business.

To be fair, I haven't visited that many RumaWIPs Nevertheless, those that I do visit, are those that are highly rated. Hence, I would say the best would be SkyAwani, followed by Laman Sari and then Aman Bukit Jalil.

I would prefer PJ anytime over Setapak. Unless you have sentimental value for that area (used to live there, work there...etc), I would stay away in general. Old, matured area and not the safest. Not many highways too and hence, the jam in getting in and out. Only positive thing is that it's close to KL city centre and rates are generally more affordable compared to PJ.

Yeah, if given the choice, I would choose PJ over Setapak. That's also probably because I stayed in PJ during my uni days and hence, much more familiar with that area. Doesn't feel so densed and is somehow better planned as a city.

Can't have it all oh. Prior to this, the best (in terms of execution, facilities, finishing) is Kiara Kasih Mont Kiara or Laman Sari. Both also not walking distance to any train station. Transit oriented development (TOD) is usually another price range altogether.

@@JackChang27 i heard motorcycles parking is limited. I see video residents have to park their bike outside from building. What a joke developer. I use my motorbike everytime i go train station or restaurant or buy small groceries instead using my car.
