Hills settle,probably the last time they did,no one was living in that area for a significant settling. Now,the onset of water inclusion in what was perceived a desert area,a big factor in settling. Guy said they move 1 foot a year normally,right? Now they're saying three,wow. How would you not know if you lived there long enough eventually your house is going to be at the bottom of the hill.

When I sold my house in another state. You give all the information on the house. I would think it falls on the buyer for any more information about the land around the property.

You have a home inspection done during escrow. The hired home inspector either missed it, hid it, or disclosed it.

The 48 hours of notice is too short, but the residents have to be aware that they are living on rapidly moving ground. Gas pipelines are not flexible to accommodate the motion. The SoCal Gas Company should have given them more notice, but they can’t keep the gas flowing much longer before one of the pipelines breaks. Electric wires are easier to build with some flexibility, so converting to electric power is a short-term solution. It is not clear that those homes will be safe to live in for much longer, though.

You are supposed to have a home inspector do an inspection during escrow. They look at everything to try and identify issues that the buyer can ask to have addressed. You also have to have an appraiser do an appraisal on the property. If both or either of these inspectors failed to identify this problem then they can be held accountable. However, dealing with this type of property, these issues were probably discussed and the buyer waved them off and got a great price... for the time being lol

Why are these residents complaining? It's a safety issue!! And why are these people still living there? Can't the county condemn this residential area? It's a constant danger. That whole area could collapse at any time. The local government spending $10 million on sucking the water out of the ground is a waste of taxpayer money. It's not going to help. Typically in a real estate deal there is an inspection and appraisal if there is a mortgage. The damage and conditions would have been reported. Hell you cant close on a mortgage if the roof is tattered.
