No doubt this is a sensible and beautiful realization, but I have several questions. The most obvious is the apparent absence of an elevator, not on any description (listing, agent, website), and this is inexcusable on a house of this (and from much lower) price anywhere. Another is an obvious error, completely avoidable by contracting an architect from the beginning: the private balcony of the master bedroom is misaligned with the balcony of the master bath, but the bath balcony is the same in front of the next guest bedroom. Ouch! The observation terrace is a huge missed opportunity: a large area, minimally used, and not served by the missing elevator. This area could be a spectacular meeting point, with all that views, a spa, barbecue and sunbathing areas, instead of that annoying and carcinogenic artificial grass. Maybe next time. Please replace that fake grass with solar panels. I can list a trove of amazing, perfect houses built in the last years, like 15 and 73 Palm ave. The 9540 W Broadview and 500 Dilido are amazing. The 224 Bal Bay Dr. can genuinely be called a masterpiece. What I miss the most is a memorable architectural concept, one that justifies the price and location: what could have accomplished an architect the magnitude of the Ms. Hadid there. This extreme arid white over white rigid lines of the exterior is lacking architectural expression. What I see on this one is a

I thought there were strict roof deck zoning laws on Venetian islands. They don't allow large decks, hence a small space.
