Just a little idea,,, camera should be more about house/unit,, more wide angle, so we can see place,,, as you know I like seeing you but when you are showing us house or condo then seeing property is more important than closeup of you... At least around 15 years ago. Which does not have to be a disadvantage as older houses tend to sit on more land at a good location for the price you pay. Transfer tax/fees is about 2% of the estimated price or sale price whichever is higher. Normally split 50-50 between seller and buyer. Property taxes per year are very very low (often zero) and depends in which region. 20.000 per year service costs seems high but at least there is money enough to actually maintain the common grounds. Often places where the service costs are low fall into disrepair. You get what you pay for and people tend to complain more when maintenance is not up to par when service costs are fair.

@hujhn ojkjj You are right about the older building style but also not neglect the newer style which is often not up to par also. Lots of newer builds show defects after only a few years. Sure it is because a not so great builder but with new you not see the defects easily. Older buildings show the defects and if you have an eye for it you can determine if it is an easy fix or a total renovation. A video is not enough to make a judgement. This particular house looks pretty solid and most roofing can be insulated afterward with sprayfoam or other materials which does not have to cost a fortune. The kitchen still looks fine and can be transformed with some minor repairs and a good paintjob. Same as the other rooms, a bit tlc and it will look nice. Location and infrastructure is also pretty ok which at the end is the most important as you have not much influence on that aspect.

So someone use the comming mutant Virus (from the nordpole;) for an economic collaps and buy realy cheap assets when others need fast liquid money. Many have to sell fast until less can buy=price go down. I spoke about that to my farang and thai "friends" in 2019, when they told me about the rising Land and house prices in Hua Hin, that the price cant go up forever. Do you think 50% discount in some areas in Thailand also possible?
