Great video! Just bought a home in 78749 (Village at Western Oaks)! Feel like you're getting a lot of value in this zip. Pretty good homes/neighborhood, still very reasonable distance to downtown and is still affordable!

I completely agree. We moved to 49 from 45 a few years ago. I think it will continue to appreciate for the very reasons you mention. We can already see many properties in this area being upgraded as prices continue to climb.

What’s a good area for acre / hill country living other than Dripping Springs & Wimberly that’s more affordable?

Well affordable means different things to different people. Dripping Springs and Wimberly tend to be large lot + palace marketplaces. Similar markets are Driftwood, Bear Creek, and Cedar Valley, maybe even Bee Caves which is probably the most urban of them all. Lago Vista is also quite affordable compared to those other areas but is more of a lake town and certainly doesn't qualify as South Austin.

@@rockymaivia787 Lago Vista is more of a resort town. There are a lot of retirees there, and lots are more affordable so you will see super nice homes on private lots next to an empty lot, and some with a mobile home on it. My main concern with Lago Vista is the economy. It is largely tourist based, so the earnings potential there isn't as high as it is in Austin which is why it's a popular place for retirees.

www.greatschools.org/ is an amazing resource for finding good schools. You can find them by address or zip code. Regarding specific ethnic communities we are prohibited from suggesting neighborhoods based on culture.

Lol...I meant that I live in 78747. On the east side of 35 off of the frontage rd, south of slaughter. Although I’m doing apartment living, I really love that side of town. Easy to get in and off 35 to get to Ben white and head west to SoCo or South Lamar. Your vid was awesome though. You hit all the good points of each zip. 😃.

I like it because it feels older than neighborhoods in Round Rock and Cedar Park, and it's closer to downtown too. There are great places all over Austin, and honestly we were scrambling to find a place somewhat close to downtown in 2012 when we moved to South Austin, and it just kind of stuck.
