About people "dragging" you in, this is absolutely believable. One day I stopped by a banh mi restaurant here in NC. I walked up to the door and saw people inside and pulled on the door but it was locked. Someone came the door and told me it was closed like normal on Sunday and they were having their staff Christmas party. They then invited me in to share some of the food and then gave even more food to take home! 😋 🇻🇳

I think it's important to clear up a certain misconception about Vietnam here that was unintentionally reinforced by this video. Yes, in theory you cannot own land in Vietnam. The land belongs to the people of Vietnam (not to the state as the interviewee said) and administered by the state on behalf of the people. In practice, Vietnamese citizens can buy rights of land use, which for all intents and purposes is exactly the same thing as owning land. If you buy the rights to land use, the land essentially belongs to you. The government cannot just come in and take it away from you. That is why urban infrastructure projects in Vietnam's major cities are so expensive. Most of the money goes into compensating people for their properties and often times people refuse to leave until the compensation offered is adequate (You may occasionally see roads being built in Vietnam with a house bang in the middle of that road, that's basically someone refusing to leave) The interviewee was correct to say that when a foreigner buys a property in Vietnam, the rights to ownership is only for 50 years (This does not apply to Vietnamese citizens, only to foreigners). At the end of the 50 year period, you can apply for an extension to that. The caveat here is that no foreigner has ever owned property in Vietnam for more than 50 years so I'd assume no such application has ever been made so you have to be careful here and consult your local real estate expert.

Garrett Real Estate Group based in Kentucky (USA) has released a list of countries with the highest rate of homeownership in the world. According to this list, among the top 10 countries, Vietnam ranks 3rd (90%) second only to Romania (96%) and China (90%).

Thank you Olga and Jorge. Valuable boots on the ground insights from Jorge. At 3:30, a Whatsapp community group and DaNang travel guide I think are great concepts and resources to combine. Narrowing your audience and personalizing resources to their specific needs and interests is seems a natural and appealing. Before the Pandemic I was developing for something along similar lines that I would use along with vacationers and and global nomad friends would use, that included a local area communities from several areas, and I'd be willing to share the concept I, and seasoned travel-pros were working towards in case it might be of interest to you. First time coming across your channel, Olga. I'm am definitely going to visit My Casa restaurant this year. I was in Danang for only 4 days last November and will be returning for a longer stay by June-July. Thanks for a great interview.

Đúng vậy, như tất cả các quốc gia khác, bạn không thể mua một mảnh đất nếu không có quốc tịch của quốc gia mà bạn đang sống. Hoặc ít nhất là kết hôn với một người địa phương để mảnh đất đứng tên người đó. Nhưng đây không phải là lựa chọn khôn ngoan nếu hôn nhân là một cuộc mua bán. Tôi đọc tin tức, có khá nhiều người kết hôn với phụ nữ Việt, hầu hết là những cô gái trẻ đẹp, từng là diễn viên, hoa khôi, hoa hậu, ca sĩ... sau vài tháng, vài năm... họ ly hôn, và người phụ nữ được hưởng khối tài sản lên đến hàng triệu dollar, thậm chí là hàng chục triệu. Đó thật sự là một cái bẫy.
