Making it out at a young age is quite difficult. I started a side hustle at 17, saved up and made some good investments. l'm 28,live on my own and having a good life for myself. Big ups to you and everyone out there trying

I’m using cash for this project, but typically I use my business income or if it’s a larger amount I use investor/co-signers to secure loans.

Great video! What sort of lender lends on a place like this in the case of a cash out refi or HELOC? Is it a conventional residential loan or a commercial product?

Love most your videos. But I always feel a bit awkward when exorbitant budgets start to get involved for a channel meant for getting beginners going. Some of us will get turned off by those numbers. I saw this with a builder. He was talking about a “budget” remodel but ended up moving and redoing stairs! Lol. I think his budget spiraled out of control and the rental ended up costing so much that he eventually just kept it and moved into it. Lol Also, I may be a bit off, but… for your stuff; Seems a bit expensive. Hope you got multiple quotes and suggestions. Also, I’m not 100% convinced they cut those rocks special. Lol

Hey there, Blake! Budgets can be very relative to the project itself. For example, I know of another project that's spending over $1m just on landscaping itself. But I do see your point how that can be intimidating for someone first starting out. First of all, "budgets" are blown out of the water right now due to supply and labor constraints, however, when done wisely you can build a lot of equity as well as cash flows. Hah, yeah. I've been building for a time now, I got a lot of quotes. In regards to the rocks, they were handpicked and cut by rock cutters and the excavator's bucket. I watch it done onsite when certain rocks didn't quite fit. I appreciate your feedback!

I got started in real estate relatively early (21 years old) sold one of my properties and shifted the money over to buy the next. I’m also very frugal so was able to have more dry powder to invest.
