As a structural engineer in Australia, its always interesting watching how people from other countries build their resi dwellings! Its not complete chalk and cheese a lot of it is similar to here! I am aware different codes, different climates mean different ways etc but its always interesting..

In the future you should look into Zip System sheathing. It's more expensive but you don't need to wrap the house. Saves time and is better than plywood and wrap.

Lots of downsides to using Zip system, including life span and the warrantly only applicable to the original owner. It has to be installed perfectly also.

Like insurance companies, these companies will try and get out of it based on any defect in installation - no matter how minor. That being said, zip is a superior system to the traditional approach with everything designed to work together.

The reason framing inspection is after plumbing, electrical and so on, is because you typically need to drill holes in your framing. If you get a bad installer that creates holes too big that compromise the structures strength, well, you want the inspector to find that. Unless you like having your house cave in somewhere or collapse. I've see floor joists missing 90% of their material so the HVAC guy could run a duct improperly. And yes, it happens often all across the US.

I've replaced all of my old 1950's with Pella windows and the difference in room temps was instantaneous, especially on the south facing side of my house.

I always enjoy watching your videos. LOL, watching you build has given me a more critical eye to detail. Recently, my wife and I started a mini remodel of our Kitchen. Everytime I pull back the molding, baseboard (MDF👎) pull up the linoleum to fix a soft spot in the floor and so on, I realize maybe the builder cut some corners. Thank you for sharing your projects, they are making me a better weekend warrior.

Suggestion that my friend did. The bottom corners that are usually blocked in and wasted. He added panelling and hidden doors so he could store the likes of board games, Christmas decorations and anything that wouldn’t be used on the regular.

Consider a tank less water heater. Easily fit in utility closet w furnace. Lots of easy service units. A small softener unit would also fit in space. (Softened hot water is a plus for fixture (mix valves) life also)

I think having those windows enhances the look and may appeal to higher end buyers, but in reality, you have to take into account, the comps of other properties, square footage and location. It also depends on the buyer pool, rich looking for a vacation home, new home buyer or someone selling their home to relocate. Attractive, well insulated windows is a positive selling point.

Zip system is worth the extra cost. The roof would have been water tight and avoided the rain penetration. Also great for the walls.

For bottom sills and such, zip stretch tape is way to go and can use standard tape for other sides and save some money. IMO, gives good seal and don’t get those weird corners (also go over stretch/flex tape with standard…..), lot of ppl do, and btw, zip stretch/flex tape isn’t only tape that does this

I can tell you what the framers was thinking making those doorframes too big, "easier to correct making it bigger than too small🤷🏾♂️" Large tarps to keep the water out, looks janky but it's not permanent, cheap and effective✌🏾 Note: oh and a tankless water heater if possible (save you some space)

For the upstairs shower, I believe they make "S" shaped extensions or some other styles that might help with the location of the shower head. Might look into one of those if it ends up being an issue with the direction the shower head sprays. Also for the door openings, 38 sounds like the opening size for a 36" door, I think most exterior doors are "usually" 36" wide. Probably framed assuming a larger door, and its easier to make opening smaller in case its a smaller door. Love the videos!

Looking at the upstairs bathroom layout I'm wondering where a mirror will hang. Seems like the vanity will go against the slooped wall which may be problematic to put a mirror above.

28:53 can get an extension arm for shower head, kinda like a reverse gooseneck that will take pipe up so shower head is so low b/c of ceiling/walls……kits a thing and used before on custom bath b/c of this same issue. Also had to get 2 steep angle low profile ceiling fan mounts for a weird family room/living room ceiling and you’d think any place would have the normal slope ceiling bracket etc…..nope, had to get a $179.99 x2 steep slope ceiling bracket and only 3 places make and sell in USA……that was a fun day tracking down 🤦🏼

I would recommend not taping the bottom flange of the window, because if water gets inside the window it wont be able to drain out through that bottom flange. And would also recommend caulking or using a sealant around all the flanges except the bottom flange.

Seems like you're learning a lot it can be costly to learn as you go and sometimes not good for the customers minimum building codes are just that it says you can buy it can be done better. I've built and remodeled for over fifty years and early in my career there are things done that now it no longer passes code. Also the framing inspection done after other trades have completed rough in stage well that's a first for me thanks for sharing

As a person who works on These style doors all the time... almost exclusively when they go bad... Adjustable hinges and Multipoint Locks are absolutely garbage if you expect the doors to hold up to Moderate-daily or heavy traffic. ai would tell people NEVER use them on main entry doors. They do not hold up, and are expensive to maintain, fix/repair

I’m no expert, but for all that flashing, wouldn’t it make more sense to do the corner pieces first then lay the main piece over that? Kind of like shingles so that the water flows over it? Not sure how big of a deal that is, but something I noticed.

Depending what building code your folks are using, you can't put a breaker panel in a closet. Since "most" people pile too much junk in closets and might hide the Electrical panel.

Yeah, a vacation home, but if I was building it, I would treat a vacation home like my main home. But everyone has preferences. I don't care about white or black windows. I'm willing to paint them if needed. Some people aren't.

Are you going to have a catch pan under the water heater or laundry? With it being a rental, im worried someone wiuld report a leak. Also, shower should be fine, most nipples have a bend in them after leaving the wall at a 90. Also, is that the main door you just shrank to 30"?
