I had a friend teacher who moved to Indiana from Illinois - she did not get as well paid (as a teacher) in Indiana as she did in Illinois -so I am guessing the teacher pension in Indiana is not that great - and also Indiana is a right to work state - am I right

The negative comments regarding alligators shows the ignorance of a lot of people who are most likely transplants from the northern states. Alligator attacks are extremely rare and they are not an aggressive animal. I encounter them frequently when kayaking & they just ignore me unless I get too close and then they just swim away. Thousands of people swim, ski, kayak, etc. In Florida waters without being attacked. You need to take the time to learn about these creatures before spreading fear and misinformation. I am not a native Floridian but I can say that Florida natives do not need people from other states telling them what they should or shouldn't do about a problem that only exists in your minds. I love seeing alligators. Leave them alone to live their lives as nature intended. BTW, dogs attack over 4 MILLION people every year in the U.S. Should we get rid of them too?

Tell the family of the 85 year old woman who was eaten alive in Largo Florida by an alligator that they are non-aggressive.

@@Joce123 She was walking her dog by the shore of a pond or lake where alligators were known to be there, residents had even named this gator, "Henry". I saw the video, the gator was initially going after the dog. I'm FL born and raised, I know all about these animals. You don't feed them like a lot of idiots I see doing in these senior parks. If gators are in area waters, at least have an experts come and lecture residents on how to be cautious. probably would perhaps saved her. The development as well as "this" one was once gator habitat. Now a far more dangerous animal/s exist...HOAs!

The Alligator was found in Douglas Lake in Northeast Tennessee. Around an hour from where I live. Douglas Lake is close to Sevierville/ Dollywood and Gatlinburg TN. It is a very popular lake for fishing. Solved the Puzzle too

We were just there over the weekend and toured 8 homes and yes we found the new homes were cheaper than used but like you said lots of factors into that.

Interesting info. But right now in the Villages the sold homes are about 250 sq ft (which is far above other 55+ quality areas) and dropping. A few are off the grid crazy like the ones you mentioned, but not many. But for now until they drop down to something reasonable we will be looking maybe at Trilogy or OTOW. I think the Villages for a lot of people who thought they were going to flip these houses short term after Covid and they’re trying to get the money out of the house. I don’t think that’s gonna work, people aren’t buying them. And the houses are on the market so much longer than they were, dramatically longer. Once those investors who messed up are done, maybe things will normalize.

Patio Villas for sale are often Ruby, Topaz and Emerald. In some of the newer homes, I have noticed the following models frequently, I see the Dove, Bougainvillea, Loblolly, and Anhinga in Designer and Charlotte and Winslow in the newer Courtyard Villa's. Now of course, there are a lot more models than that, that is just the one's I seem to see frequently.

Another great show. I have been following the real estate market in the villages, in preparation of moving to the villages. The south is very popular with the younger crowd, but a lot are also moving north due to many of the longtime Villagers are leaving either by death or returning to family for help due to their age. So, I agree that the south is younger, but the north is getting a younger crowd. The new homes are cheaper especially if they are closing out the neighborhood/Village, to focus on the new newer development. And I have heard that living between the 6's is an ideal location as you have mentioned. My research has also shown that many people moving to the villages are still working, and not fully retired. Changing the subject, I agree no parking in the street. It drives me nuts, and that is one thing I like about the Villages. Our neighborhood about two years ago, started having people park in the street......I hate it.

Thanks for the video. Love hearing your insights. Regarding the home pricing, there are a few other KZbin peers of you showing a ton of statistics to help folks understand the market (David is in Florida, Gilbo Reality, David Monty, etc ). New home pricing is listed below many of the existing homes, but one thing we have noticed is this often excludes the lot pricing. This "trick" is trying to avoid home price reductions. The current per sqft price points seems be be around $250/sqft, but this is under pressure. Again lots of games being played with homes being delisted and relisted to avoid showing price reductions or improve "days on market". Another thing we are seeing is home going pending only to see them relisted shortly after. Unclear if this is due to findings from home inspections or if Lenders are not appraising the homes as high as needed for the buyer's mortgage. In any event, its is clear that the historical home value trend line should put per sq/ft closer to $200 then where they are today. Of course you are going to have cash buyers pay what ever they like and the Villages is a very different market in it self, but as a future resident I'll be on the sideline until things fall back in line. Do not forget the July changes in the Real Estate settlement (I believe still pending court approval) is shifting the commission structure, so expect a lot of pain and fluidity until thing settle closer to next Spring.

Don't forget bonds are often paid off in older areas and taxes may vary depending on county the home is located within. Also pre-owned houses have better landscaping and sometimes have ceiling fans or better kitchens as well as window coverings.

As a former top 10 home building executive I have contacts with production builders in Florida and they can build single family homes for $150 to $200 a square foot in 2024. Home prices in TV's will fall 30% or more over the next year or so just like they did in the 2008 recession. The Covid crisis was hyper manipulation of social and financial events and caused a "temporary" distortion in price discovery in housing.

Hope you're right about that 30% "correction" because that was the ballpark number for general price-reductions I'd be ready to act on, especially for new-construction homes (my preference). Right now, I'm working on preparing to buy (my DTI Ratio, etc.) so I'm best ready financially for the mortgage pre-qualification process. Wouldn't buy NOW even if I were ready because BOTH home prices and mortgage interest rates are higher than I want...but in due time I do expect one or the other -- or both (!) -- to come down so more of us can be Buyers instead of "Waiters." ;-) It seems the auto market went insane about the same time (2021?) the housing market did -- and in the same way: Lack of supply, inflated/overpriced new & used vehicles, and high car-loan financing rates. So I hope BOTH markets correct soon. -- BR
