People can own land in two ways; through a state lease where a person holds title deeds or through customary tenure where a chief grants a person the right to occupy a piece of land.

You need traditional land and value it as if it's state land .. every day your land gets value for money 💰

My husband and I got a land from the chief, because we wanted to build a school in that community. After we did title deed, and we even put the boundaries, everything costed around 2000$. Before doing that, we met the the headman, for him to approve, and he approved everything. But later the headman changed his mind and said the land has been given to someone else.

Omg, they changed their mind after you did all that 😲😫??? And to put a school in the community, they didn't want that 😳???

@@BuyingPropertyinZambia we are still surprised. We were in Zambia in August, and we met the chief, we even contributed to the traditional ceremony they had. The chief guided us on how we can get the land on our name, and like you said, he even advised us to start something while we are in the process. The same month we met the headman, and we were on the same page. He agreed with everything. But after a few months, the headman said, the land has been given to someone else. I think the chief doesn't have much to say, since the headman refused. Because the Chief was really willing to give us the land.

@@chikoya3174 what can we do? We are not Zambians but we do have a burden for Africa. We have built a school in another African country in the rural area and we wanted to do the same in Zambia. I guess when come back to Lusaka we will try and find another piece of land.

Well explained Natasha another thing is deterrent to Foreign Investment Uncertainty around land rights(Customary land) often discourages foreign investors who seek stable and secure investment environments.the land is there but not secure i have seen a case where one piece of land was sold apparently to 3 people imagine the stress in a nutshell state land is the best in terms of opportunities and security while Customary land depends on the people your buying from.

That indeed is very stressful and I'm sure all three parties paid for that land. And it affects local and international investors. You really have to trust the people you're buying from

As you saying chiefs have not not rights to sell land in their visinity? I think locals who traditional land especially in rural areas do buy from Chiefs
